Every 1, 2, 3, etc. bedroomed house is not the same. One house could be built in a swampy area, rocky area, side of a hill, rooms can be of different sizes, etc, meaning costs will be different. Cement keeps going up and down.

This house has many rooms and partition walls. And it's on a sloping site with a ground beam also. It could even cost 45 million.

It can build a great house upto roofing level.... depending on nature of land, slope, and type of bricks, transport costs. (Availability of materials)
