There are two types of villas available in Bahria Town Karachi: those constructed by Bahria and those where customers can construct their own villas on the provided land.
However, residents have to pay maintenance charges according to the size of their villas. For instance, the maintenance charges for a 125 sq yard villa in Precinct 11B is 2700 rupees. Similarly, the electricity charges are also high compared to Karachi's rates, with Bahria charging 38.25 rupees per unit due to underground connections and other reasons. In contrast, Karachi's electricity rate is between 20 to 25 rupees per unit.
Moreover, Bahria Town Karachi has allocated meters to all its residents for water usage. The per-gallon rate for water is 264, and residents receive a bill based on their consumption. Additionally, gas cylinders are not provided by Bahria Town Karachi, and residents have to purchase them from the market. A single gas cylinder costs around 3500 rupees.
Despite the high costs, living in Bahria Town Karachi is a great experience. The environment is peaceful, and the residential areas are separate from commercial areas. The society offers playground facilities and other international level amenities to its residents. However, these facilities are provided at a cost, and the residents have to bear these expenses. It's essential to note that no private organization can afford to provide such high-level facilities to its residents from their pockets.
In conclusion, Bahria Town Karachi is an excellent housing society that provides modern living facilities to its residents. Precinct 11B offers built-up private construction villas that are highly desirable. However, it's essential to keep in mind that the maintenance charges, electricity, water, and gas expenses are relatively high. Nonetheless, living in Bahria Town Karachi is worth the investment due to the luxurious amenities and peaceful environment it offers.
