You should really do the roof first so nothing u do inside gets more destroyed (coming from a contractor)
I think I heard them say that no one would touch the roof until they stripped out and stabilized the structure.... i went through this myself with a 1000 sq ft house same deal. Someone had been living in mine right up to the day it got foreclosed. Bathroom tub walls crumbled when I leaned on em..... plastic taped over the walls so the could take a shower ick!

I like the mid-range price rendition the most. Seems that the designer really hit the nail on the head with that one. Great job really!

Definitely agree. They kept that cool fireplace and still kept that MCM vibe while making it not look dated. The others tried to go too modern that it didn’t fit the house. Mid range kept it more fitting for the actual house that’s there.
Well as an Architect of 30+ yrs exp., solution #2 is the best of the 3. That being said, please, please, please do NOT do a "dated" fad waterfall edge granite or marble countertop. They are already out of fashion & to me always looked cheap...not an expensive look. Sterile without any homey feeling. Also why would you go for new kitchen vibe vs. floor to ceiling 3/4" vertical grain flat touch latch "gorgeous" mahogany veneer, or red oak veneer or even teak veneer wood with natural or darker period stain & satin finish. The island or backslash should have a re-use of the vertical orange accent tiles. It will look sterile otherwise, especially if your only color is on furniture with white walls which have been out of fashion since early 1970s Architectural Digest..... it's not a darn art museum for goodness sake! It's a home.

The fireplace at the end of the kitchen does not work for me at all… put it in the center where it can be enjoyed in two rooms! Who is going to sit by a fire at the end of a kitchen? Just my peanut gallery opinion.
You need the fireplace from #1, the ceiling from #2 and the window and kitchen of #3

Given the water damage and rot in this house and the size of them, I would not be surprised if those were carpenter ants. Carpenter ants burrow into rotted wood and start eating your house from the inside out. You need to get rid of them ASAP!

The mid range keeps the character of the house, that's easily the most important part of this reno, keeping that mcm charm

Yup. Me and my partner would get the work done very quickly but we would have to work in separate rooms or else we would argue the entire time

Designer #2 hands down! Their rendition gives that style of home an understated modern twist, without obliterating the respect of its era. Luuuuv the wood ceiling, and the fact they're incorporating the beautiful fireplace!
I like the second design the most. I think it matches the gorgeous architecture of your house the best, but adds a modern and classy touch to it.

Seeing those studs...I gotta say - one hack to keep in mind is trying to salvage as many of the original studs as you can when you take down walls. Ask any contractor: They don't make them like they used to. I'm sure someone else has said this, but if the stud is mold-free, keep and reuse!
Agree. My home was built in a high end neighborhood in the mid 60s. The home inspector was in awe of the quality of wood he saw in the attic while inspecting.
Those studs are probably 2” x 4”, not the slimmed down modern version.
And maybe redwood? They have a reddish appearance.
This! Those are some very straight boards with dense clear grain, they just don't let trees grow that long anymore. Save as many as possible!
Okay so I’ve been keeping up with this series both on CZcams and TikTok, and I’m probably just gonna watch on CZcams now bc the people on TikTok are BRUTALLLL like the amount of support I see on CZcams vs the volatility on TikTok is crazy, I love this project and I know you guys are absolutely killing it rn!!! I like the mid-price range, option 2. The designer nailed your brief even prior to edit. They captured the aesthetic of the architectural MCM era very well. They maximized natural light in the often-gloomy Lower Mainland as well.
I'm always fascinated with North American buildings. They're so quick and easy to build and demo. Here in Europe it takes a couple of days worth of jackhammering just to demo one wall :D And that's the brick and concrete buildings. The stone ones are an even bigger pain in the tush.
On the other hand, our European houses are better with fire.
Those north american houses burn down way easier.

You should get one of those big tubes/slides that fit in the window so you can chute all of the drywall into the big bin on your driveway. It would save you so much time and effort.

That is a great idea; however, not doable for drywall because Canada has narrowly prescribed methods for drywall disposal.
I used do this for my landlord.
2 suggestions.
1. Get exterminator.
2. TARPS! Putting tarps on floors makes it easier to clean floor. Just like when you need to rake leaves in big areas. Put stuff on tarp, fold up edges. Small lines are good for this.
Drag away, empty, repete.
Love the house.

Guys, there must have been a reason for the lowered ceiling. If not structural - I think the architect designed it in this way to emphasize the shape of the building and the corridor/staircase. If you look at the whole, it is an element of the building's coherent style
The ceiling is also not even that low. I think it’s intentional because of how the hallways are so tall it makes the rooms feel more cozy and the hallways more liminal
That's what I thought too. It's very on brand for the era to use that technique to compartiment a house while still having open spaces

You said immediately when you bought the house that you loved the stone fireplace and wood paneling, so you should definitely keep the fireplace and add wood ceiling. Big windows....yes!
To be completely honest I don’t really like any of the renderings 😅 but I like the second one the most of the three. I agree with you on keeping the fireplace, and leaving the staircase open.
I'm really impressed by you guys. Not only exhausting yourselves with your renovation project, but also filming, editing and doing a podcast.
I'm amazed that you have the energy to bring us along.
Definitely need the hard hats now! The ceiling integrity goes down a lot when removing this much from the overall structure. Not trying to be a nag... just lookin out for ya.

You could make a ramp with a panel of wood you have lying about, so that it's easier to have your wheelbarrow go down the stairs.
Or throw it out the windows.

Scary that old light caught on fire once. You should probably rewire all of the lights you are saving just to be safe. Also lets you add grounding for them all. Oh boy ants are bad news. Good thing you have to strip this place to the studs there is probably a lot of rot especially where those ants are. Those designs look nice. Overall 2 looks the best in my opinion. It looks like the perfect mix of MCM and modern. It keeps everything cool that’s already there and adds stuff that still fits with the style already there. The rock fireplace with the wood looks good and I like that the mid range kept that.
#2 for sure, it keeps the beauty of the already existing architecture, the others take away alot of the charm being to crisp and modern
I am so curious how paying for things is divided between you two, I imagine doing this is a huge financial burden. I'd love to do something like this and am always looking at cost breakdowns. I know money is an uncomfortable subject for a lot of people so I understand if you didnt want to
Render 2 looks really good, it keeps a bit of the spirit of the original room. It looks more balanced than the other two.
You might consider Posting the floor plans to Patreon (free) to let us try out some designs if we want to! I’d love to just build that home and restore it in the Sims4

Double bagging tip ...put a bag inside a bag before you fill it. Tie off the inside one, tuck it down then tie off the outside one.

I am jealous of your adventure, I grew up in a homes always under remodeling. I miss that unknown surprises of opps, that wasn 't expected. I am 72 year old now love the retro 50's 60's look, it was a period of creativity , especially after WW2.

Keep the tile and reuse it in the new design. It doesn’t need to be all over the place like it was, but you could probably make a fun table or wall mural out of whatever you can salvage.
You need to get a push broom and a scoop shovel for cleaning up the floor. That will make a big difference in the time that it takes to clean the floor

Well ants can't live without moisture. Once you get the moisture and mold out of there and get it all weather proofed and bug sprayed the ants will not come back. The key is to keep the moisture out. In your area a dehumidifier is an absolute must for year round use. The Great Lakes are beautiful but the weather they create is a nightmare for wood structures. Wind, rain, snow, heat, tornadoes, hail and floods are all assaulting your home, sometimes all in one day. Those are the adventures of living in the great lakes regions. Your home is going to be fabulous. I love you are sourcing multiple designers for your interiors. Your mid century fabulous home will have a new super fabulous life.

What do you mean by Great Lake Region. Is that a term that you use in Jenna's area? Because I'm from Michigan and live on Lake Huron and we call that the Great lakes region.
Yeah there's definitely no Great Lakes on the coast of BC lol but your advice still applies to living near the ocean
I love the mid range (no 2) all the way. You've got to keep that fireplace... its the soul centre of the home.
The second design, hands down! Really kept the character of the old house while bringing in modern touches.
THIS is the best youtube reno series imo. She clearly calls it a reno not a restoration, even though she is actually trying to save as much as she can and reuse, so she could honestly get away with it a bit if she called it a restoration. I love it so much compared to those youtubers yelling restoration while stripping all the charm and walls out of an old house. Good work Jenna we love you! :D
Guess I am a bit old school here, but have you thought about keeping the kitchen where it originally was and even closing the kitchen off from the living area with (movable) walls/ large doors? It it more practical to have it in the original spot as that is nearest to where you enter the house with all the shopping. With the kitchen in the former living room you will have to walk through half of the house to stash the shopping away . And you would always have to keep the kitchen tidy. When you get up in the morning you will have to walk through the whole living area to get a coffee, etc...
All in all I think the original spot is the best. Apart from that I like the second design best because it keeps that fireplace.
I hope they read this. Beauty of design is important, but practicality needs to be thoroughly considered as well. It might look cute to relocate the kitchen, but 6 months to a year of hiking groceries all the way across the house might have them regretting the redesign.
If you feel like it, save some tiles to put them later in the renovation as a "keepsake" of the old house.
#2 is my favorite of the renditions! Well done you three! All the way down to the studs and bye-bye insulation. You've go so many critters that need to be gone. I actually started getting the heebie jeebies with just the ants, lol.

I prefer #2. It seems to be in keeping with the Frank Lloyd Wright look, contemporary & earthy.

The mid range one is my favourite. They added a modern twist, whilst still respecting the style of the house. They've blended old with the new brilliantly.
I would have never thought I’d like wood paneling on a ceiling, but here we are 😂 design 2 looks really nice, I like how the designer embraced the stone fireplace and used it as a main showpiece of the space. They’re all really nice! But I’m leaning a bit more toward 2 💜
That mid price point design looks really good and would really fit the property. It’s definitely a design I can see working to live in from day to day and of the three looks the most inviting. I think it would be my choice even without knowing which was which price point. I presume the higher price point is more because of the materials used rather than the basic work needed to make it happen?
I wish each of your videos was like 5 hours long! I'm so impressed with what you guys are doing. I'm doing some minor renovations in my home, and it's so overwhelming. It is nothing compared to what you guys are doing. An idea: Keep the toilets and use them as fancy planters for around the pool!!!

Jenna cover your hair! All that dust and debris will do a number on it! Hair is porous so it will absorb whatever is in the air- drywall dust, paint, etc.
We remodeled our house ourselves so I’m enjoying it from this view! Lots of fun to see the process 🫶🏼
My vote is for design #2 as well! It really brought all the modern updates the house needs, while still respecting the original design and style of the house.
The second rendition but before it was altered the wood accents complement each other so nicely to give such an attractive effect. The dark green cabinetry however I’m not a fan of in the revisioned version it darkens the atmosphere and makes the room feel smaller so I recommend a lighter shade or a brighter colored wood style. Keep it up guys you’re doing a great job!
My heart broke, when I watched them rip up that wood paneling and the aromatic cedar in the walk in closet. The cost now to replace that would be astounding. 💔

@@faeriesmakYes... but beyond aesthetics, those old toilets use close to 5 gallons per flush, and don't flush well even with all that water. The shower tiles are glued directly to drywall which is surely waterlogged and moldy. The sinks can be kept, though!
I understand all of that..being the owner of a 145 year old farmhouse. As for the toilet water usage..that is what bricks are for! Pop a few in the tank and instantly save gallons of water!@@petelite

Same. I had such high hopes for a restoration. Sadly I think this is going to be an hgtv open concept white and grey, floating shelves and probably a barn door and shiplap too. Breaks my heart seeing all the salvageable things trashed in the dumpster and torn out.

Hi, interior designer here to give my 2 cents: I don't like moving the kitchen in front of the fireplace, for a couple reasons: 1) it wastes that gorgeous fireplace by blocking it with kitchen stuff and not having open "living" space in front of it, which would be a real shame, and 2) it will also cost a lot more money to move the necessary plumbing and special electrical across the house to change the floor plan that drastically.
All of the finishes and style options your designers recommended look incredible and no matter which you choose, you can't go wrong! (With 2 caveats though...) What I like most is the mid-tier option matching the updated wood features to the original color and style wood the home initially had. It pays homage very nicely by bring it's original vibe back after such intense neglect and renovation. (As a viewer that would be a satisfying full-circle moment too!) That would be my first caveat. My second caveat recommendation is to not drastically change the stone facade of the fireplace. If you want to give it a color or texture wash of some sort go for it, but my recommendation is to keep it. Also, It would be fun to add some terrazzo back to at least one of the bathrooms in some way.

Designer #2 my rule has always been to go with the middle priced thing anyway. Well done on saving what you can, even if it’s just the bones because of the mold!
i say midranged one. it´s a good mix with what house was with the fireplace ame a modern twist on it. also fireplaces are great for heat if power are out also useful for cooking if needed

My personal favorite is the mid-range design.
The mid-range rendition respects extrmeely well the mid-century style of the house while also following your personal criteria, this person did the loveliest job among 3 lovely jobs imo and you seemed more enthusiastic about this one as well (just my impression)

That second rendering is most definitely the best. On another note if you can save some of the tile that’s not damaged you can find ppl that can recreate it if that’s what you want.

Definitely the 2nd designer. Olive green, pale pink and dark blue go so beautifully with the light wood. It's like a muted retro vibe. Having natural wood cabinets would be too much bleh like you're in a box

I think it stays the most true to the classic look of the house keeping the mid-century modern feel while still being classy and cute, and the color is just wonderful for the landscape you are in, and it matches the stone so well!!!!
