    Probably the best breakdown of timeshares that I've come across. Me and wife have been doing these presentations for years now. And have gotten free or extremely cheap vacations, gift cards, tickets for attractions, breakfast lunch and dinner multipletimes. We've never bought anything. We are now interested in buying a timeshare but in the secondary market of course.

      Find someone with one and rent there's that way when your vacation is over so are all the fees of ownership.

    We had a 3rd timeshare outside Disney World (our first, purchased way back in 1988), which we sold in 2010. It was owned by Diamond Resorts, horribly run, and so glad we got out of it. Then Hilton bought out Diamond, and all their resorts are excellent. We stayed at 2 different Hilton Grand Vacation Resorts in Las Vegas and they are 4* resorts!

    We have a deeded week/unit timeshare that was converted to RCI points before we acquired it (for free). We have never stayed there and instead get 3-5 vacations all 7-13 nights long from those points by going to other resorts at other times. We got it in 2010 and I have not seen any increase in the number of points to use other resorts. Our maintenance fee on our other deeded beach week that we bought in 1982 is about 1/3 of the cost of renting the same unit for the same week. The best timeshares are the free ones!

    I have been looking for “Positive” reviews on timeshares and I found it!y husband and I just purchased TS just yesterday!! 😊 Of course 90% was against and/or had negative comments. Glad for this. It solidifies our decision.😊

      We used to own 3, now 2, and they are a great value, IF you know how to work the System! Even with annual maintenance fees, the price for what you get is a bargain.

    Great video. Thanks for sharing 👍 I have to do a better search for secondary resale market places. I found some fb groups and selling ts but only found $500 and up. Do you have any suggestions or tips to get better search results? Again thanks for sharing 👍

    What a super super super GREAT video. Thank you for explaining everything. I have a quick.. weird one I guess but what happens if your timeshare gets destroyed by a hurricane.." the points timeshare" nothing happens correct? Thank you again for such a great video.

    In a sales presentation, I would complain that the value of the deed goes down even with Real Estate going up. Buying computers or cars depreciate but less than their vacation deeds. I wonder how they would respond to that argument.

    Great video! As someone who is interested in learning more about timeshares, I thought this video provided excellent content from experience. I do have question, In your experience have you ever rented out your timeshare? I was thinking that there may be an opportunity in some cases to rent our the unit for the week that you do not use. And in some cases, that income could pay for the yearly maintenance. Thoughts?

      Hi Jeffrey thank you for the kind comments and the question. We have not rented out our timeshare. Instead if we do not use it in our designated week it gets banked so we can use it any other time of the year or at any other property and so that is what we've chosen. We feel it's worth more to us to bank it and use it at our leisure then the revenue that would come from renting it out.

      Bank or not them maintenance fees will still come. I'm gonna look more into renting.

    After listening to you i wish i bought on the resale market. I bought diamonds points, and recently bought a deeded hilton property. I know hilton owns diamond now. Can i block out a week of my diamonds and sell a week in lets say hawaii on AirBNB??

      Go onto expedia our booking.com and stay at the locations you are considering first. Then, go to RedWeek and EBay to get a sense of what the going price is on the secondary market.

    I own a timeshare and been trying to get out of it for the past two years. I signed the contract back in Nevada of 2022 with Wyndham. Why is that when I was trying to find places to stay, everything was always booked by someone else. I do not see a use in keeping it. I don’t know anyone that would want to use my timeshare even if I were to keep it. Now that I’m interested in buying property, would owning the timeshare be similar?

      Hi, we’re not certain about what your experience would be buying property but it would definitely be less stressful than trying to get out of a timeshare contract.

    I was looking at a “deeded” timeshare in Las Vegas. They told me I can rent it out to anyone for a $289-389 a week at any of the RCI properties. I was planning on giving it to my long term clients.
    Can someone point out their scam for me so I understand better?
    The total of the bank owned timeshare was $11k to pay off remaining amount and take it over. $1600 deposit to start.

      No, we purchased Diamond Resorts. It's part of Hilton now, but we have no plans of buying anything additional. If we did, it would also be on the secondary market

    Also some developers dont allow you use of all benefits if you bought a resale timeshare

      This is true, I mentioned this to Wyndham and they confirmed that you do not carry over the fringe benefits that are inside their membership. An example would be like a free room upgrade. Another might be like my new one with Vidanta in Vallarta. My purchase came with a bonus if I buy 3 tickets per person to their new parks, they will give me 4 more to their new Cirque du Soleil. theme parks. Also, free unlimited aerial gondola usage. Stuff like these things will not carry over to a new owner.

    There is zero benefit for owning a timeshare when you can just book what you want online and have the exact same experience. Why own it? It will cost you much more than just renting it. You are not saving any money by owning it. Crunch the numbers. Owning a timeshare only gives you bragging rights to tell your family, friends and coworkers. It is not an investment. It's a money pit.

      @@b2g.travel I did both. I've compared apples to apples for years and owning a timeshare has never been better than paying full price after you factor in the fees. I've seen the tricks and the deceptions that goes on by the presenters. Now tell me how much will it cost to buy 7 nights at Cabo Azul and I'll crunch the numbers.

      To answer you question, $2,099.33 for a pool view. I didn't see an oceanfronts available. Middle of July.

      1. How many points will I have to purchase to stay 7 nights in the middle of July?
      2. What is the price per point?
      3. What is the maintenance cost per point?
      4. What is the interest rate to finance the purchase? (usually runs around 12%)

      ? We pay $1,400/yr and use it every year. Most recently gifted a week to our daughter for her honeymoon, a week at Vitara Grand Luxxe Riviera Maya. We're going to one of their other properties this fall. Look it up and let us know if you think we're getting out money's worth. 😊

    Never ever buy a timeshare. It's not a good financial decision. Just because there are people that like them doesn't mean it's a good financial decision. You will always be better off taking the money you would spend on a timeshare and investing it and then spending a portion of that money every year for hotels or AB&Bs and the like. If you have to borrow money to buy the timeshare than you are really making a mistake because not only are you paying too much for the timeshare, but you are also paying interest every year. Maintenance and fees will always be higher than you are told when you buy it. DON'T EVER BUY A TIMESHARE, EVER!!!!!
