May 65 hectares of land ang family ko. Gusto ko ma develop into rental properties, such as shopping center, business park, commercial building, hotel & resort, multi housing, rental apt. & warehouse. Located along the highway build up areas, crossing and main road. Kaya lang, it needs a lot of money...I tried farming & livestock raising pero lugi din sa daming mag embezzlement na farmers pati feeds, fertilizer and produce binibenta at sueldo cla ng sueldo walang kinikita lahat na ay nalunod, kinagat ng aso or died, na halos lahat cla ay kulang sa awar - eness, kulang sa malasakit & dami nag mamalasakit kuno pero lshat cla ay puros mangungupit, kasama pa ang weeds, pest and pathogen outbreak, lugi ng todo todo as well as Covid 19 pandemic, pinamigay ko na lang sa mga tao ang harvest bumagsak lahat. Need po broker Mag open po kayo ng COL acct. Po para dun kayo makabili ng reit
May bayad ba ang broker kung mag invest nag Reit? how much po ang minimum? tnx po
Libre naman po mag open ng trading account may babayaran lang sa mismong day na mabbuy kana ng shares tawag doon etry fee ..usually depende sa magkano bibilhin mo na shares pero mallit na halaga lang. Tapos naka board lot po mga shares like sa reits di ka maka buy ng isang dapat multiples of 100 shares po bilhin mo. Lets say sa RCR nasa 7.12 pesos per share siya ngayon. If mag buy kayo you need 712 pesos plus entry fee....meron na kayong 100 shares in RCR

pero kun ako un uupa , sisiguraduhin ko direct ako sa may ari. Ang the best move siguro, loan in the bank to buy a property then pa rent mo, para un rental pay sa yo ang binabayad mo sa loan mo. Make sure lang na un monthly rent fee ng tenant enough to cover your monthly loan, taxes and maintenance.
Property marami kang need I consider. Maintenance, fees, etc. While REITs investment siya mag down or up ... But history ng market sa ayaw at sa gusto mo pataas tayo. Hehehe
FYI: Meron ako parehas. For me kung mag start ka pa lang at walang cash, I suggest go for REITs 1st. Para hanggat bata pa may portfolio na.
I will try REITS, meron akong unit May income naman but not regulary ang guest. Malaki din expenses, parang break even lang.

Every year po tumataas ang inflation rate at ang value naman ng money bumababa pero andaming nakadependeng bagay na nakaka apekto sa pagtaas at baba ng value ng pera. So bale parang katulad po dati na sa halagang 1,000 pesos makakabili ka na ng halimbawa 20-30 items sa grocery, ngayon dahil sa inflation ang 1000 pesos mo hanggang 10-15 items worth na lang. Pero pinagkaiba po kasi ng lupa, sumasabay sa inflation. So pagtataas inflation, tataas rin value ng lupa or kahit anong real estate meaning yung pera mong inenvest sa lupa/real estate tataas rin pero yun nga dapat long term ang investment na yan kasi di yan tataas kung ilang bwan mo pa lang nilagay kukunin mo na kaagad

Ang REIT ang dahilan kaya napaka taas ng rent at wala ng individual family ang may ownership ng mga single family houses at apartment buildings sa western countries. Mga corporations lang na sakim ngayon ang nakakabili ng mga properties lalo na sa America. Pag-mag invest ang mga Pilipino diyan tataas lalo ang rent at lalong mawawalan ng pag-asang bumili ng properties ang mga tao diyan. Ito ang dahilan kaya marami ng homeless sa mga developed countries. Hindi lahat ng investment ideas ay mabuti para sa karamihan. Nakakalubog ang REIT ng bansa.

Unless may monopoly sila sa rental industriy, mahirap controlin ng REIT ang market dahil subject din sila sa market forces like competition, supply, demand, etc. In short pwede din sila malugi or pwede ipull down ng isang malaking real estate Corp ang entire market by increasing supply or offering competitive rates. REIT simply changed ownership of some projects from one owner to 100 or 1,000, etc. either way, subject to Law of Supply and Demand pa din. Many people moved into San Franciso dahil malaki ang opportunity during the Silicon Valley boom so tumaas ang rent doon. Now that rent surpassed opportunities, new growth areas are sprouting in other states like Houston, etc.
Iba po ang market ng real estate developers and ordinary residential apartments. Kung mataas ang rental price ng particular place, it means na it’s a fancy property at a fancy location like Central Business Districts (Makati, Ortigas, etc.)
Whether or not walang REIT sumasabay sa inflation ang price ng Lupa and so as the Rental Values of Properties
