    looks like a very nice building complex, the prices seem very good compared to NYC or Brooklyn New York where I live, to buy a one bedroom apartment new like this in Brooklyn start at around $500, 000 USD or 35,250,001.00 RUB.     Hi, My wife and I are in our mid 40s. We met 12 yrs. ago. She is from Samara and my son Aleksandr was born in a village outside of Samara in 2012. When I was in Samara people would stare at me because not many people there speak or understand English. It is not a place many foreign visitors go is why. We also have a daughter, but she was born here in America They both are baptized in the Orthodox faith. My wife always tells to move to Russia to start my own business. As a joke I am sure!

    I would prefer seeing an apartment that wasn't under construction, but is completely done and ready to go. Also you didn't mention the cost of purchasing an underground parking spot.

      @@cherrysmith-condon2425~ Yeah, there was a house in Cambridge, MA, that sold for $1 million over asking price a year or so ago. Lots of stupid going on… here and around the globe. Interesting to see what happens in a couple of years as the markets cool off, values come down, and mortgages need to be paid. Oops.

    Thank you for showing their metro station which is seems very nice and inside the train. And also thank you for panning so slowly around the playground area. So many people pan fast. ;Including me. But I just didn't put any of that video on CZcams. It was a long time ago.)
    I saw the studio apartment with the blue or gray cabinets that Alex did and it was pretty. Did you ever show one of the larger apartments? I mean after it was finished? It's possible that I just missed it. Putting the parking lot underground seems like a good idea and being near the Metro seems like a very good idea.
    I keep trying to figure out whether the job is owned by someone who is going to not go out of business soon because I want Alex to have a job and it seems like lots of people are losing theirs. But I can't figure out how to ask that question. I don't know who is building the apartment for if Alex works for himself or anything like that. And plus you are probably too busy to answer anyway and I would probably miss it.
    It is interesting to see the prices and it makes me wonder what the incomes of the people who live there are like and what are the incomes of regular Russian people. It was loud outside the window near the road but it seemed to get quieter when the window was closed.

      Thank you for watching and commenting. we made a video on the first project. when Alex was renovating a small beige and blue studio apartment. video is on the channel. unfortunately in Russia there are no open houses like in the USA and therefore we do not have the opportunity to go to different apartments for sale. if it becomes possible to shoot other apartments on video, we will definitely shoot

    Really like the complex and that the yard area is just for pedestrians. Even though underground parking might have floods, for such a large complex, I prefer it because it would be hard to find parking otherwise.

    170K for 1 bedroom apartment is super cheap compared to San Jose California where I live. In San Jose for a comparable 1bedroom apartment you are looking at about 600K dollars or 45.2 Million rubles. Plus you have to pay about 450 dollars per month in HOA fees that are mandatory.

      renting a finished apartment with furniture for 11 months is approximately 50,000 -60,000 rubles. it's 700-850 dollars

    Wow, that's a great view! What is the real estate market like there? Will those apartments go up in value every year, most likely? With inflation or faster than inflation? Also, the train and station seemed pretty empty. Is that because of the time of day or because people are still staying off public transit due to covid? In my city, people stayed off the streets due to covid, so lots of crazies, drug addicted and criminals came out and now people do not ride public transit because they are scared of the killers and thugs on there, unfortunately. Hopefully Moscow is not suffering from this.

    People compare prices of this to the US but forget about some very important differences. In the US, even after buying it, you have to pay a very high monthly fee called "condo fee". It is usually about $1000 per month, and can increase at any time and there's nothing you can do about it. You have to pay even if you don't live there. It goes for landscaping, cleaning lady, etc. In addition, there is a fee called "assessment", which goes to building repairs. This one happens rarely, but when it does, it's 10's of thousands of dollars. Another issue is that there are a lot of restrictions on renting out the apartment, reselling it, making repairs, how many people are allowed to live there, what you are allowed to put on the balcony, what kind of blinds you can have, etc. So basically buying an apartment in the US is not really owning it, it's more like a long-term rental but with unknown rent.

      In eastern Europe it's the same. If you own apartment you must pay monthly fee that goes toward repairs of the building, cleaning the common areas and grass cutting or snow removal but the fee is significantly less, usually $50-200.

      Russians are used to communal living, and are very frugal because,in the past, the ordinary people did not have total access to the variety of goods.

      Oh here is the same often in germany in new buildings with flats.
      The sellers/real estate agents want dual or single breadwinners with money and little or no children. Quiet, little wear and tear, more income.

      @@karinaemelie1665 but Russia wants every woman to have 5 kids? Population crisis. And it’s just odd they set up the grounds for families. 2 rooms means 2 rooms, bath and kitchen. I know people don’t need their own room but don’t brothers and sisters of a certain age have separate areas? If the 2 kids both the same gender it’s adequate.

    The goal seems to be to have everyone live near Moscow. They build such big complexes . We have a housing shortage in the states so rents are very high , about $30,000.00 for a one bedroom a year but up to 4 or 5 k per months is not unheard of . A complex like that would take the Boston redevelopment board 10 years to approve and it would come in less than half the original size by the time that were done fighting with property owners near by.

      I think the situation here is a little different. I'll try to explain how I see it. Prices for lodging drop dramatically with every kilometer from Moscow. That is, Moscow wants to keep the middle class and above in Moscow, and the rest a little further away. Just to understand, for this money you can keep 200+ square meters 40 km from Moscow, and in a very good house. BUT! The problem is that wages are also falling, so everyone will still want to work in a large city. That’s why many people work remotely (IT, Salespeople, Marketers).

      @@JackieBlade1 I think your way keeps the city active , when I was working in Philadelphia , Center city pretty much went dark after 6pm when the tower workers took the trains home to the burbs. You did not want to be walking around , that's for sure. NYC was different , people went into the city at night for entertainment. I am about 86 km from Boston and the median home price is over 660k. That means that half the homes are below that price and half the homes are above that price. My friends live on a lake in the middle of nowhere and taxes per year are 12k usd. America is becoming a place where the only affordable housing is in a trailer park. My last employer is allowing two days in the office , three days at home . My commute was at least one hour , for many years two hours in and one hour out. My pay doubled by working in the city but it was also because of who I worked for.

    It's much cheaper to buy an apartment before the construction of the building has even started. But the problem is that the construction company can go bankrupt in the process, so in the worst case you can loose all your money. But usually it is worth it to take the risk, you only need to search for a trustworthy company and be not too greedy.

This was a big problem and you could lose all the money. it was a risk. many people have lost money investing in unfinished housing. now it's not like that at all. some time ago, a law was passed and the construction company receives money only after the construction is completed. All the money is in the bank in a special account. All is safe now

Previously, the money that the company received from buyers, it directed to the construction. But now this money just lies in a special account and cannot be used.

    I have a question. I assume the developer builds the tower then the buyer of the apartment in the tower finishes it?. I was watching and calculating that this is probably better for the buyer as the buyer can hire contractor to finish it to suit the buyer and in fact get it done cheaper perhaps. I am a builder carpenter in Vancouver. I work on very expensive homes that were purchased for 170k 50 years ago that are now 15 Million due to amount of land the house sits on and its usually a heritage home more than 100 years old. Which are more solid than new homes. Beautiful homes get crushed and put into dumpster here and to the dump. Its so ridiculous. Sad really.

    Do people lock their personal items in the downstairs room to avoid theft? I live in America, where theft is horrible, so I’m always curious about other parts of the world.

    Interesting. We cannot imagine in the USA of such an unfinished apartment. The developers will finish the apartment interiors professionally. This means everything is done to code and good standard and construction is completed on the entire project.

      In Russia, there is such a thing. But many do not like the design and price. Therefore, apartments are sold with the ability to make repairs to your taste. And this option is cheaper.

      @@oldbagira2192 here they give you choices for kitchen, bath, flooring, etc. Then you pick all design choices and the builder completes. Probably different laws here too. The electric, gas, plumbing must be completed by insured contractors .

      @@paulj2948 In Russia, the real estate market is primary and secondary, and in each segment there are a lot of options. There is turnkey housing. There is an opportunity to make your own repairs. But usually all communications have already been connected.

      I think it’s Leve 1, that’s what it looked like to me , what would have been an L looked like a 1 . I may be totally wrong.😂🤣

    Are the garages heated? Because there are a lot of exposed pipes. 40 square meter is 430 square feet and that is small even in NY or San Francisco. Are these like condos or are they apartments that you fix up yourself? Does Alex have follow specific codes? Does he have to deal with building inspectors, permits, and plan review?

      People in Moscow live in very small apartments,40 m is even considered good enough for a family of 3. And don't be fooled by the seemingly low prices ,you have to be very lucky to make more than 2k usd a month .

    Каменные джунгли, человейники, хочется верить, что когда ни будь маятник начнется в обратную сторону и города будут расти не вверх, а в ширь и дома будут не больше 2-3 этажей и не меньше 100-200 кв. метров на семью.
    У нас же огромные территории почему бы и нет.

      Проскакивая мимо этих застроек на электричке по пути на дачу всегда в голове вставал вопрос: как в этом улье можно жить? Хрущёбы в новом изводе, но те хотя бы сейчас расселяют и сносят, а эти-то лет 100 а то и более стоять будут. Единственное, под что они пригодны, это под иногородних инвесторов, которым надо неделю-другую перекантоваться в Москве или для молодых семей без детей, покуда они не могут позволить себе что-то более пригодное для проживания.
