  • Moving to Nairobi Kenya for a few months and looking at 3 luxury apartments in the Westlands here in Nairobi Kenya. Let me know what you guys think and which apartment I should move into here in Nairobi Kenya.

    As a Kenyan I'd advice you to use your Kenyan friends to get you a fair deal. You are being charged almost double the actual price. Also, try Lavington and Kileleshwa areas. Westlands is way overpriced because of its proximity to the CBD. I know a few agents in town I could help you out if you are interested

      Come to Mlolongo along Mombasa road. It's way cheaper but with bigger houses. No traffic now. Enjoy the expressway.new Greatwall apartments are dope.

    Pls be careful. Take your friend with you so they don’t take advantage of you. You can try the big realtors/housing agents to be on the safe side. The rates they are quoting for you are on the higher side.

    Those prices are ridiculous.Find yourself a local friend who knows every nook and cranny of Nairobi, people hear your accent and immediately see dollar signs.I'm sure your instincts wondered why at some point she left you in the room by yourselves or would not say the prices on camera because she knows what she's doing is not fair.Very selfish and unethical...

    Number 2 building, Skynest Residenses by City Blue in Westlands. For that price you could get a 4 bedroom duplex penthouse. They are overcharging you I was there same building to check a 3 bedroom penthouse and it was going for 350,000 shillings.
    Don't get swindled Julian. You're getting charged double the price

    My advice to you as a realtor working in the Nairobi rental market would be:
    1) Figure out what you want to experience in Nairobi and make a list. Consult Google and see what neighbourhoods these experiences are in.
    Also, consult your hotel's concierge they are unlikely to be biased as they give you feedback on this and because they work in hospitality, they are trained to be helpful and answer pretty much anything within their wheelhouse; knowing the city and its neighbourhoods is within their scope.
    2) Make a spreadsheet indicating these neighbourhoods and see where you might end up based on rental prices, traffic and other factors.
    3) Make (Kenyan/local) friends and run these rental prices by them, if you can.
    Have these friends book the appointments with real estate agents because the moment you (Julian) speak and we (realtors) hear your (American) accent, prices escalate exponentially.
    4) For comparables check out sites like Buy Rent Kenya and Kenya Property Centre (preferably in incognito mode so you don't get targetted ads after your online searches).
    6) Walk into a mall in an area you have identified as popping and meeting your needs.
    Ask the security personnel at the mall for the notice board where jobs, houses, vehicles etc are posted.
    Here, you will find homes in the neighbourhood surrounding the mall and they are usually hidden gems.
    Check out these shopping complexes (and their adjacent neighbourhoods):
    -Yaya Centre (Kilimani)
    -Sarit Centre (Westlands)
    -Westgate Mall (Westlands)
    -Village Market (Gigiri, Runda)
    -Rosslyn Riviera Mall (Rossyln, Runda)
    -Two Rivers Mall (Ruaka, Runda)
    -Junction Mall (Ngong Road)
    5) Other factors to consider:
    a) Ask about the service charge: who will be paying for it (you or your landlord) and what does it cover?
    b) Is the rent negotiable?
    c) Do they need a deposit from you? How much?
    d) What are the terms associated with getting your deposit back?
    Finally, most Nairobians are not willing to pay USD 3,500 to live in an apartment irrespective of the amenities; this can get you an entire villa in the affluent Runda suburbs.
    Extend your stay at your current Air BnB and do your homework. Also, any realtor you engage doesn't need to know you need to move in ASAP, you will pay a premium for coming across as desperate.

    Stay in your Air BnB a few days longer and consider the advice here. You'll get much better deals in Lavington, Kileleshwa, Kilimani and Parklands. And PLEASE take one of your buddies with you to work that Nairobi negotiation thing. That high end segment of the market has been facing a glut for some time so you'll need a local to checkmate those agents and cut those prices down significantly.

    I would personally stay in the Airbnb longer and find more affordable housing with friends that can help with negotiating. But if you HAVE to make a choice, house 1 was the best, house 2 was too crowded (furniture wise) and the price was unjustified and house 3 is the average out of the three - I also don’t like the view being blocked.
    I know everyone is saying to look outside of Westlands but as someone that’s lived in Westlands for years, it’s the best place to live in short term in Nairobi. It’s where the best clubs are located, food, close to the CBD etc. Westlands is where it’s at (PERSONALLY)

    Beautiful but over priced, check out more locations first. I'd suggest Riverside, Kileleshwa, Kilimani, and Hurlingham.

    As a Kenyan they are definitely overcharging you Julian!
    You can get a good apartment along Kiambu Road, Parklands area, Kileleshwa, Lavington and Kilimani for an affordable price although they are not that close to town like Westlands, it will take you approximately 15 to 20 mins to get to town. I'd recommend you to check out Priter Homes, they'll definitely assist you, just tell them your budget.

      Yaani unaweka kilimani ,lavington and kile with Kiambu road same Whatsapp group? You are wrong kilimani for example is 3kms from city centre and uber and bolt less than 200 to 250. He can get a furnished apartment 2 bed from 100k to 150k with a pool, gym ,back up generator etc .

    Hey Julian, I wouldn't say you are being overcharged cause Westlands is expensive but it's definitely not value for money! If you are willing to get slightly out of Westlands (5min) I would highly recommend Nova. Better views and natural light for a fairer price.

    You can get really really good apartments for $1000 in Nairobi especially in Lavington & Kileleshwa. The prices they quoted are on the higher side, get a local to help you out negotiate, no Kenyan is paying the prices they told you

      @@W.GlobalAffairs I don't know yet. A seller will always want to get the most from a good or service, and a buyer will always want to get it as cheap as possible. So the person with the most negotiating skills will win in this circumstance. There are places where prices are written, eg supermakerts and etc, there you don't have to bargain, but in other things always bargain. Most of the times the seller will start of with double the price so it is up to you to bring it down.

    The beauty of Westlands is that you will not spend lots of time in traffic getting from place to place. Everything is conveniently located. Everyone mentioning Kileleshwa and Lavington is not mentioning how traffic in those locations can be a menace. So you are definitely paying for convenience. You can always cross over to Lavington or Kileleshwa when you need to. For 2 bedrooms(or more if lucky), furnished units can range from Ksh.150,000 to Ksh.200,000. In Westlands this is the average amount monthly, depending on several variants i.e. Loctation, which floor, view, furnishing, amenities and square meters or footage. I hope you find something nice, I think these were a good start for you. Good luck! 😊 Forgot to mention that Westlands is a city in itself, so you will hardly find yourself going far out to look for stuff. Westlands is a city within a city.

      I agree..Westlands is proximal to most amenities but paying 408,000ksh monthly while he plans to stay for 3months is too much,over and above. 🙆‍♀️Those figures were definitely exaggerated. I side with people saying Kileleshwa and Lavington, its not too far from Westlands and the prices actually make sense there. Incase you havnt noticed, Julien is familiar with bodabodas,he can pick one incase there is too much traffic.,also the cab fare from lavington/Kileleshwa/Kilimani is not that much since the areas are not too far from each other

    For your budget range, you can get a modern fully furnished penthouse apartment in ruaka which is just 5min from Gigiri expat area and US embassy location and 10min away from westlands via Redhill Road.

    Couple more places to check out like The Astoria, The Enclave, Enzi Heights, Airdunia by La Masion, Eden Luxe Boutiques, Kikambala Rd. In Nairobi also got affordable apartments, also they’re cheaper places like in Ngara that has entire Nairobi city… check Airbnb for short stays accommodating

    1 bedroom furnished should be way less than 1000 USD ... around 800 max. Stay a week more in your Airbnb and get local friends to search them with you.

    Take a local friend or an American etc who has lived long in Nairobi to show you how to bargain. Can get rent at three quarters what has been quoted. You can also get better deals further away from the city like in Karen, Loresho, Lavington, Gigiri, Runda.

    Here are the thoughts - hard to pick. I say stay in the budget so #2 is out. Then the 1 and 3 - I would def more enjoy the patio because I am a patio guy. Thoo you like to go out and be on the town. the 1st one needs the hood cover installed of course but it is nice. on the 3rd one I know you don't like the view the much but at least it isn't against the other building. if you you truly have the cash of course I would do the out of budget number 2. if not I would pick 3 because of the balcony.

    Hey Julian...loooove your vlogs and your energy. I'm old enough to be your dad but when I watch your videos, your positive attitude and spontaneous spirit cheer me up. I agree with a lot of the comments here. You have probably already decided which apartment to move to but if it is on an AirBnB arrangement, you can stay there for a few weeks and then move to a less expensive place that provides you with better value for your money if you want to...another bit of advice, unlike South Africa (the big cities you were in), being "who you are" openly can be risky here. I pray you don't encounter another experience like you had in Kigali so I suggest you make contact with community people who will not take advantage of you. Maybe when you meet up with Brittney (Brittney in Africa), she can introduce you to activist Makena Njeri whom she interviewed a few months ago and who can introduce you to trustworthy people and safe spaces if you are interested. czcams.com/video/6XU88VYR5Ds/video.html.     Westlands has a proximity to most areas hence the price. Negotiate for a discount . If you want cheaper,then you go farther out.

    Try W Place apartments on Westlands Close (off Westlands Road). It's like 5minutes' walk to Havana on Woodvale Grove...

    The third apartment is okay actually,,, the deals will be the same in any area provided the house is fully furnished.

    I don't know much about rent in places like this, but it seems a little expensive. The second one, is nice, but not that nice! The third would be my top choice even though the view is a little obstructed by the building to the side. I would keep looking if I were you, there are probably much better and cheaper options.     Chris Ouko is spot on. An apartment in Kileleshwa/Lavington area should be max 70-80 thousand ksh.(700 -800 dollars l) per month. Be careful or you'll go broke messing around with these folks at the Lamark..🙄🙄

      Depends. That's a price mostly for unfurnished apartments and even for that, a good apartment with the amenities he required would probably go upto 100k to 120k. In this case he's looking for furnished apartments. 250k is till pricey though.

    Try using the big realtors like Knight Frank, etc. May get better options a bit far from town at Karen etc, distance and transport may be more expensive.

    You need to speak to Kenyans for a good modern apartment with space for a good price so they can advice you. They are giving you expat prices and you need local prices for the same type of modern convenience you seek. I am sure you will find something good.

      Exactly what I was saying. That segment of the market has most units empty so a local would be able to negotiate with the realtors for much betters prices.

      @@kim1570 you'd be surprised, these apartments have very high occupancy. I know a full building of just furnished houses in Kileleshwa, renting at KES 250k and it is 90% occupied. Very high occupancy

    Try Nova Apartments in Westlands. It has all that with better views and a better price. I stayed there for a year and it was amazing

    Just look for someone to help you out, these houses are way more expensive. Am a Kenyan living in Portland, can’t even pay that here for a luxury apartments.

    I like them all, yes they are very expensive. The last one view wasn't that great.

    It's either you're being ripped off or the places are ridiculously overpriced.... You can check along Ngong rd as well; from Junction going towards CBD. Easily accessible. Go look with a Kenyan friend, someone who's honest and conversant with price range in different locations

    Check out the curve by the park
    Amazing views ,modern etc then try bargain for a good monthly rate!
    Also with the expressway it should be easy to go to westlands

    You're paying for security, privacy and furnishing. The price is fair.
    Though you'd get bigger and better in Westland or Ngong road..

    For those saying he is being ripped off kindly go and check the prices for lemac and skynest , lemac is the first apartment, the last two apartments are at skynest, he is not being ripped off at all ,I know people who pay upto for 400k for 2 bedroom at westlands, there Is also purple haze in Kilimani which charges over 250k per month for 2 bedroom.. maybe he can check out kingfisher nest at westlands also ,

    You can also reach out to your community residing in Nairobi to get a fair deal and location. I would recommend Nikki Faye or Brittney Caldwell, otherwise you may end up paying exorbitant “expatriate” prices. Otherwise, wishing ya ALL the very best!

    You can get furnished apartments in Kileleshwa or Parklands for around$1000 to$1200, a month maybe consider those areas too.

    Most apartments in Kenya do not come with a dish washer, only because we have or hire people who come in cook, clean, and wash the dishes and clothes...... some new apartments have started including this very recently.

    they are ripping you off since you are a non-resident. If a Kenyan goes the prices will be way lower. I would say around 150,000kes is the fair price for a furnished two bedroom apartment in westlands, kindly try other options
