Nowadays, buying moving stocks is quite easy; the trick is knowing when to buy and when to sell. The section and leave orders for my portfolio are made by my counsel. accumulated more than $550,000 from a $150,000 savings that was initially stale.

    Hi Nicolette. I’ve already made the first mistake you mention; I bought a flat in my name and renting it out. Also the rent is paid into my personal account 😬. What will be the best way to go forward while the property stays in my name? I’m considering opening a separate business account to handle the property rent and expenses. What are the pitfalls in this? And are there better alternatives? Apologies if you’ve already answered the question.

    Thank you.I believe it's wise to first run down a quick analysis on the numbers especially the return on investment(i.e Cap rate) on the property you want to buy and compare it other investment options like Treasury bonds, stocks, fixed deposit accounts.Also factor in the tax implications and risks involved.

    Buying a property under a business doesn't shield it from your spouse in the case of a divorce. This is misleading.

    You've received alot of positive feedback in the comments...but this video is vague af! Make sure the property is in good condition? How? Make sure you sign the top, why? Different prices per area,engage someone reputable.This video is purely for the book sale...and the way you marketed that deserves a kudos.Follow Genevieve Stafford Jack if you are serious about property buying.

    Yes we need that cashflow, but i prefer buying 👉 touching👉 put back in the market 🤷‍♂️.
    Buying and renting will take forever for you to feel your profit.
    My opinion though 🤷‍♂️

    Eish. I bought mine dual purposes, living into it and also get another person to rent my other bedroom. That has worked but now I’m not getting people. Most people want to rent the whole two bedroom, some are scared of my neighborhood, some find it far from the CBD. It’s in Kraaifontein but someone would prefer Brackenfell and say Kraaifontein (less than 5km)🙆🏿‍♂️. My neighborhood is a location and there has been incidents of gangerism. Some people struggle to even sell now 🙆🏿‍♂️ I don’t want Cape Town anymore

    Niccole then I want to buy a house but I'm thinking of buying it via home loan then rent it out until I finish getting my IT degree so I thought if I can rent it out then after 3 years once my salary is better I can move in it but meantime I will stay at home. I thought the money I would get from renting the house I would use to pay the loan but I don't know if it is wise I know you said you are not a financial advisor but I think I would get a piece of good advice from you

    What is the value chain of property? Vusi Thembekwayo speaks of that and says that's how businesses compete. You say you have 5 properties now and still on your way up and that's great. When and how do you get to a stage where you don't look for property at Property 24 and build your own units with no levies to worry about?

    Hi there! Does one get tax returns for a renal property if you only have one property and you don't live in your property, but you have a mortgage on that property? You rent elsewhere. I live and work 400 km away from my house so I rent it out.

    Hello Nicollete..Thank you for the video..I am planning on buying a property next year, rent it out because I am thinking of relocating to China aswell to work..The idea is to relocate because of the salary scale and be able to pay the bond as fast as possible maybe in a period of 5 years instant of 20 years.     Hi Nicollete, I am a real estate agent in the United States what are requirements to buy in South Africa, when you are not a citizen there? It sounds like there are a lot of similarities when purchasing but I want to make sure.

      Hey Corena, I am a real estate agent in SA. You'd need a good fico score like you guys do if you are needing to be funded by a bank. Then you'd need 3months bank statements, 3payslips , proof of identity and proof of residence.
      If you are buying as a business different documents would be needed.
