- 10 Most Affordable Places to Live in California 2024.
Thoughts of California are often accompanied by visions of endlessly warm weather, San Francisco’s Golden Gate Bridge, and ocean waves crashing alongside sandy beaches. California is truly the Golden State of the United States. Driving north from the Mexican border, you will be in awe of the changing scenery of beaches, mountaintops, deserts, and grassy meadows. California’s natural beauty is as diverse as the people living in it.
However, nobody would claim that California is a cheap place to live. It is not a secret that the prices in California are higher than those in other states. Despite this fact, life in California is still achievable, and there are plenty of affordable cities to choose from for your next home.
We assessed the cost of living across Californian cities and compared them to the national average. The cost of living is calculated based on five main categories: housing, food, healthcare, transportation, and energy. Based on these calculations, we narrowed down the list of the top 10 most affordable places to live in California.

Nothing is affordable in California specially real estates.
Look up near Redding😂👍
Living under the freeway is the cheapest and best place! I mean, everyone is doing it, so it must be good, right?
Hahahahahaha.......I never thought of that.........quite correct!!!
Did the AI narrator seriously say Nord Ave is among the safest places to live in Chico? 🤣
The average income is 92,000.00 in Rancho Cucamonga, 32,000.00 Coachella. And so on in other places, I live on SSDI I can't even afford to rent an apartment, and this is after working for 26 years in the Banking Industry. Fortunately I own a small mobile home and pay space rent. I don't know who made up this list but they are wrong.
😂👋😄👍
Affordable places of California are alone the coast outside called "international water"
I can think of some lovely places inland where the cost of living is not outrageous, the people are very nice, and there are fabulous attractions nearby. Thank you for not mentioning them.
You forgot to mention Barstow, Desert Hot Springs, Palm Desert, Lancaster, Palmdale, and Hesperia, Helendale, and Silver Lakes.
DEATH VALLEY AND APPLE VALLEY.
Add Ludlow, Baghdad, and Rice.
not really, the desert towns are booming with people 'dying' to get out of the cities.
There are no affordable places to live in California, anywhere you go, whether in the ghettos or affluent neighborhoods, they are expensive. California’s housing is sky rocketing high. 😊
If you find a house in Ontario in mid 500 I will give you a million bucks or even a Rancho Cucamonga in mid 600 I'll give you 2 million for that
hey, I grew up in Ontario when we moved out from Iowa in the early 's. It was a great town back then AND affordable.
Who ever made this list dose not live in California or has verry little knowledge of the land scape in California you missed the best and listed some of the states worse places to live.
That’s why they’re affordable. By California standards.
@@irenegaruba48 meaning what? My point is there are affordable places to live in California by California standards that ain't San Bernardino or Modesto hell you should have listed Compton if that's the case
😂 I now live in Chicago. And I wanted to watch this… Rialto has a high crime rate. So does Ontario lol let me reword this lol most the cities are high crime areas… minus Rancho. I was arguing with the damn channel Victorville low crime rate. That was the main crack town ever!!! 😂
@@jhughleelmao Compton and they think the rumors of Compton was just for Tv shows outside of California loo
@@jhughlee😂👋🤣😄👍
Brooktrail,ca average lot $5,000 house cost $200,000
California is very expensive! Especially the rental Apts. houses etc. and foods
With that income, how are you going to pay mortgage and foods. 😢😮😢
What you save in housing, you make up in utility bills. Especially living in the middle of the desert…
There is rent control in San Francisco for specific properties
LMFAO...sure there are frankie....
@@jackjohnsen8506 If you were lucky and were already there, not for newbies!
Very interesting
I used to live in Fresno CA
Same…..left in 2004. Never thought I would ever want to go back. Now that I am older and my kids grown, I am looking to move back to Clovis
@@Amanda-im4sowhere you move to now?
@@jdos5643 unfortunately, Kansas. Hope to move back to CA this summer. Never in a million years would I have ever thought I would say that. I left in 2004 (crime, gangs and poorly funded schools) with no job or housing to move to central TX. I had finished my MBA in May and moved in August thinking (naïvely lol) that I would get a job in a snap….I worked at Logan’s for the first 4 months. Hahaha. Only moved to KS for a job this a teen caused a head on collision and am now disabled. The isolation made me think more and more of home. My girls are grown now and I miss it. Weird how you come full circle. :)
@Amanda-im4so God Bless you ⚘️
@@jdos5643 originally I moved to central tx but moved to Kansas in 2021 for a job but a teenager caused a head on collision at 55mph and am now disabled and stuck. Been 2 years and we are barely getting to go to trial in the fall. I am 48 now and my girls are grown. Before the accident I would have never even thought of moving back home. Now it’s all I want to do.
Horrible selections. Here is a true list of cities near popular cities that are affordable. Some are put together due to proximity. See below:
10. Vallejo (San Francisco)
9. Sacramento (San Francisco)
8. Palmdale/Lancaster (Los Angeles)
7. Stockton (San Francisco)
6. Lodi/Galt (Sacramento)
5.Modesto/Patterson(Silicone Valley)
4. Victorville/Hesperia (Los Angeles)
3. Yuba City/Marysville (Sacramento)
2. Linda/Olivehurst (Sacramento)
1. Live Oak/Oroville (Chico)
Bakersfield could be on this list too!
@@tiffanymendoza775 Very true. The list I made is for cities less than 100 mi away from a major city. That's why Bakersfield and Fresno didn't make the cut.
You must be a native Californian! I, being poor, have lived in most of them! A good assesment!
@@robertchilders8698 Yes, I am a native Californian. I bought a house in the Yuba City/Marysville area and love it here. I couldn't afford anything in Sacramento that was in a decent area and other family members already moved there. Totally worth it for what you pay. It's about a 45-minute drive to Sacramento and around 35 min drive to Roseville. There is about 200,000 people in the area so there is actually plenty of work in the area as long as you are okay with working for the government or in the medical field. I've lived all over California and learned what areas are affordable near major cities and thought of this list. The hidden gem on my list is Vallejo considering the cost of living and the weather is really nice. By the way, you're not poor, you're just a regular person trying to survive like many of us. The best thing you can do is vote and please vote for who is doing the work and not just the party you associate with. I think that's where many of us have made the mistake and don't know how damaging the consequences are down the road. Take care and wish you well.
Ok@@vj5225
Calling the numbers to the nearest dollar is silly, so is the population. Just do the nearest thousand.
Thank you
Some of your choices here I would strongly disagree with. Some are dangerous crime ridden places to live in. Most are very HOT in the summer months!
The start of the video of Fresno is actually Irvine.
Coachella is not cheap at all.
Neither is Mecca or Thermal.
Another A.I. voice.
AI narrative is awful. Get a real human.
Glad they didn't list Redding... Don't move here
I was in Redding last Sunday.😂 I was impressed... even a shopping mall.. small but cute
🤫👋😂👍
I wouldn’t live in that state if you gave me a free house
Not, True, I was looking for single apartment for my son, $7,000.00 per month, who could afford it!, just because is across Golden Gate Park SF, nothing is true in this video, this guy did not do his research, baloney!
Average on bedroom in san francisco is about $3200 a month. What they heck were you looking at there? A mansion? This video did a pretty good job finding the cheapest places in CA.
DUMMMM DUMMMM 😂….. must be related to Newsom or palosie…
U could tell this channel cut n paste facts from other channels. Some of those in d list r d worst choices to live… ridden with crime. Folks time to not watch this channel anymore..😂
Thanks for not picking anything in Northern California.
Chico & Modesto is in Northern California . You need to look at a map. 🤡
@@tahoebabe8939
Modesto is in Central California much like San Francisco
Everywhere in Cali so expensive
I live in a gated community called Lake Wildwood. It's located between Sacramento and Lake Tahoe. Average housing is around $590,000. However, this includes lakefront homes on the 300 acre lake which increases the average price. In addition to the price there is an eighteen hole golf course, club house, community center and several parks adjacent to the lake. A positive and negative is it's in a heavily forested area. The positive is that it's beautiful, the negative is that it's a high fire area.
Cheap in Los Angeles
Nothing is cheap in Mexicommie California
Love a racist uneducated response. Bet you couldn’t define communism.
A I voice gets a thumbs down.
This is all spam...get out..get out while you can
I call bullshit on this video!
