Utah’s NHL and NBA ownership group is looking to revitalize up to 100 acres in and around the Delta Center in downtown Salt Lake City.
The plans came as the Smith Entertainment Group recently welcomed members of Utah’s new NHL franchise to the Delta Center in front of more than 12,000 fans.
While the revitalization zone has been previously reported due to legislative approval, 2News obtained a copy of the application submitted to Salt Lake City regarding the creation of a "project area" and "revitalization zone."

Salt Lake City, County, and affiliated partners confirmed a possible rebuild of the historic Abravanel Hall due to plans for a reimagined downtown in three developed blocks near the Delta Center.
The downtown renovation plans began developing after the announcement that Utah would be getting its own NHL team. Leaders were looking at how hosting pro basketball and hockey might change Utah's capital city.
Mike Maughan, representing Smith Entertainment Group, said, "We at Smith Entertainment Group want Abravanel Hall on site."
He confirmed his group's plans would keep the beloved concert hall close.
"There’s been a lot of deferred maintenance that would require over hundreds of millions of dollars to fix," Maughan said. "And so, I think both are being considered by the county: either a rebuild or a renovation."

Compared to other current stadium and arena deals around the country, This is a sweetheart deal for the city. The Smith's clearly care about this city and are ready to give back. What they are asking for is comparably a win for the city. Many other projects of this scale demand 50%, 60% and even into 70% public investment. This is closer to 25% public which is wildly low.
The Salt Palace is an extreme dump. Please fix that. The Abravanel Hall looks pretty awesome, now that I know about it I should go see it.

I can see Smith’s vision for revitalizing the downtown core of SLC. It looks pretty quiet based on these videos. Here in Vancouver the stadiums are downtown and there are lots of places to go on game days.
Interesting side-note: the KSL news narrator, Carole Mikita, who begins speeaking at around 6:15, is the niece of the late & great Chicago Blackhawks HOF center, Stan Mikita. Years ago, I had the opportunity to tell her & her father, Stan's brother, about his early days w/ the Hawks, as i attended many games in the early 60's, while in my teens growing up in Chi-town.

Downtown Salt Lake is desolate. The city blocks are huge and there is not a concentration of night life in any one particular area. I feel for the individuals who love and care for Abravanel Hall… but in order to revitalize the downtown area and ACTUALLY get people to stay downtown before and after games, a full revisioning and revitalization of this area is needed.
To their point… this is envisioned as a Sports, Entertainment, Cultural, and Convention district. For these to all work together requires them to all be designed into the master plan of what the district looks and feels like.
Areas will need to be reconfigured to work with the plan. This is not to say that everything will be torn down just to be rebuilt… but this vision is what’s needed for the city to compete on the largest of stages and provide the fabric for the people to enjoy being downtown.
I was concerned with Japantown. I'm optimistic they're going to do a better job at revitalizing that historic neighborhood
The idea mostly that I get from the whole story…. The salt palace is an eyesore. It’s huge, underutilized, covers most of 2 city blocks, and is connected to Abravanel Hall. There’s going to be an accommodation made because there are real concerns that a building that is 45 years old needs to be updated and upgraded. They can’t say it will be untouched by the improvements because the way it was imagined 50 years ago is not the reality of the situation now. It’s kind of like saying that Alcatraz needs to be renovated. There isn’t much development or businesses close to the area. Not a huge number of restaurants and attractions that support the cultural entertainment industry. Most people who go to the symphony or Jazz games that are coming in from other parts of the city, don’t really plan on going downtown for food. They stop at areas on the way there. The idea is that they want to make the are a destination.
batman2239, among all of the comments so far, I found yours to be one of first hand experience and the most credible. But, since I will be in SLC in four weeks for an event, I will be walking the area around the Delta Center. Thanks for the information.

Brodie. Please check back with the Phoenix Coyotes once the Land Auction happens in late June here in AZ. I am super interested in our former players. I hope good things for the Utah HC. Also believe me. Ice hockey works best in the middle of the city. The Coyotes former owner wanted to trailblazer 40 miles out in the suburbs and killed the Coyotes. Weeknight games in 2 hours of rush hour was horrible!
Yea that business owner is right, downtown doesn’t have really any parking unless it’s at one of the 2 malls. They will need to build some sort of multi story parking garage near the venue.
Abravanel Hall is a historic building and its majestic. Tear it down for hockey is a mistake! Mayor looks stressed.

Brodie - The issue with keeping it on-site is that its attached to the north wing of the Salt Palace Convention Center. There is a major cross street running east and west which is forced to travel another block to the north or south to get around the Salt Place and Abravanel Hall. Pedestrians are forced to do the same. The city and SEG are proposing to re-open 100 South East and West (somehow) and to create this entire are more pedestrian friendly. The Salt Palace is showing its age as is the Hall.
It‘s been showing it’s age for over a decade. That place needs to be heavily renovated and redesigned

Thank you, there are a lot of people who are trying to stir up drama by making claims about what could happen even though they have so little information. I agree with him, get back with me on whether Abravanel Hall is going to be torn down or renovated when there is actually a proposal to tear it down or renovate it because there's not one right now. Trying to get me to take issue with something that isn't even on the table is pretty ridiculous. The same is true on the project cost. It's one thing to be considering slight tax increases without every detail since such increases are a long-term (often 30+ years) general purpose increase. In this case, a "Sports, Entertainment, Culture and Convention" purpose. This is all we are being asked to consider right now. Should SEG be given general control (the state, city and voters always retain ultimate control) over the area. For example, there is no evidence that they are going to tear down the Convention Center. This is one of the things I don't agree with people on. While I deeply respect Brodie Brazil, I also think Brodie is absolutely wrong to suggest that SEG wants to get the Salt Lake Convention Center out of the way (18:00-18:12). That hasn't been proposed and it is very unlikely that they are going to tear down the Salt Lake Convention Center and if they leased it, which is clear they would be doing, they wouldn't be able to tear down what is not their property. This would be like a renting a house and tearing it down without the owner's permission. I don't think a homeowner will take kindly to that.
This is why I don't think Salt Lake County would look kindly on SEG tearing down the Salt Lake Convention Center, which is owned by the County, without the county's permission just because they leased it from the County. We are having unnecessary conversations about these things (i.e., a City Council meeting and what was said during it has little bearing on what SEG could do to county owned property). I agree with this guy who said, "Let's have this [discussion] again when we get some more information." There has been no proposal to tear down the Salt Lake Convention Center and no proposal to do anything to Abravanel Hall, especially tearing it down. Why some people feel a need to talk about "potential Abravanel Hall plans" (04:53 - 05:28). The screen says it all. These are "potential" or more accurately "hypothetical" or "maybe this will happen and maybe it won't" plans. I also don't feel the need to worry about what "on site" means because there are no proposals at this point and SEG isn't going to be able to do anything to Abravanel Hall without permission regardless of what we decide now about the issues we need to decide.
I'm with this guy on "Let's have this [discussion] again when we get some more information." Until then, let's focus on what we are actually be asked to consider which has absolutely nothing to do with the future of Abravanel Hall since it is still the property of Salt Lake County regardless of what we do and voters and Salt Lake County will still decide what is done with our building even if we lease it to SEG.
Thank you for the coverage! My $.02. It’s important to keep cultural sites down there in downtown. I’ve been in Abravenel hall. It’s ok, but the seating is subpar and could use some renovation. One thing states in the meeting not mentioned in any of the coverage is that they want all these sites in this district to all flood out into the same plaza. That’s impossible the way everything is currently set up. They all face outwards. I took it as SEG wants to actually bring everything together and plus some so that it is an awesome place to go. We can’t host big time businesses, celebrities, etc. without heliports and actual fun stuff to do within walking distance of our greatest draw. SEG is trying to fix that. Make downtown a place to spend an evening and have fun.
He does own other property or could buy south. Build there. SLC wants it and it would make it nicer downtown. But point of the Mountain or Sandy area would both also work. It will work out. Plenty of options. SLC will get it to fix it up. The nicer area is Point of the Mountain or south. Closer to Silicon Slopes. But doesn't matter - downtown will get fixed up. Just need work arounds for some people wanting to keep certain buildings.
Thanks, Brodie, for this video. As usual, many questions, few answers. For any ask of public and taxpayers' money, in 2024, good luck. As a resident of Irving, TX, a vast majority of voters said no to a tax increase to build a new City Hall Building, last Saturday. SEG better start working on Plan B,C,D,etc...
As much as people like to freak out and act like the sky is falling, this is a perfectly normal thing. Ryan Smith would be absolutely crazy and stupid if he did not try to negotiate a sweetheart deal with Salt Lake City. This team is going to get Top Notch facilities whether it's by means of a renovated Delta Center, or another state-of-the-art facility that's built in advance of the Olympics. People just need to calm down and see that the future of winter sports is brighter in Salt Lake City then almost anywhere else in the world.
Both Utah State and Salt Lake City government want to invest in this team, as does Ryan Smith, and the Olympics will also guarantee an amazing future for this team.
@Brodie, I've been a NY Rangers fan since 81. That's me, by the way, wearing the New York Rangers jersey. I'm happy to see the growth downtown. I always gotta remember nothing's for free. It's going to cost people, and some people are gonna be upset. People with money means power, and if you don't show up when it's time to voice your opinion , you will not be heard and they will move on. This is known as the original location that the salt palace used to be at where the salt lake golden eagles and the utah jazz, where back in the 70s and 80s.
Hockey player and musician here. I've performed at Abravenel and it's amazing. However, I disagree with Eyre. An equal or better facility can be built somewhere else or in a better spot on the property in question. Those who got Abravenel built have an emotional attachment that makes it hard for them to contemplate a different venue for the symphony. I'm hoping they can keep Abravanel in place but I'm open to moving it. The Jazz, Utah HC, and the revitalization of the area will provide a lot more economic value than the symphony does. With that said we need both.
Trust me they are not about to rebuild a $150,000,000 Hall. This is a garbage deal and shows to me early Ryan Smith has no intention to run a NHL team in it's own arena and this is a land grad only and nothing more. I can say without a doubt now that the NHL team is a secondary though, it is about land, Olympics and a billionaire getting his way with SLC so he can double his wealth faster. He will sell the NHL team back and will get wealth from a Winter Olympics were he aligns as the main benefactor. Arts will not be replaced and at best a few upgrades of Salt palace and Delta Center and maybe it doesn't sell the Jazz.
abravanel hall is certainly a beautiful classic architectural bldg. , and teriffic music venue ! it appears tho to have a bland facade on the opposing exterior side ? perhaps rebuild that side ? since it is on a corner plot . don't see why there is any problem ? .. the salt palace could go bye bye without much loss , and rebuilt . thanks for your continued good work brodie .
Exactly the same thought. It could be cool to see them do something on that SW corner. Especially if you had a bunch of eateries and stuff on that block. Big screen outside the Delta center on the West end that people could watch outside. Same thing on the east end except it's the symphony or other live performances being piped outside there. I don't like using the term "on-site". Ultimately I don't think there would be support to rebuild it whether that was in-place or elsewhere. Just say your evaluating whether it enhances the arts to rebuild, or whether it should by modified, or left alone.

Abravanal Hall is a great little venue. I go to the symphony periodically. I don't think they need to move the building. I don't know if there are technological advances that would be beneficial as far as the performance hall. Assuming they do completely redo these two blocks, it would be very easy to leave Abravanal where is is, but redo the entrance to be on the Southwest corner, or add/ enhance that corner in regards to the center of the block.
It seems like a good investment but for who? Anyone paying more on sales taxes isn't going to get a dividend check or even lower taxes. Ticket fees, TIF District revenue, and sales tax rebates would be better options.

Abravenel Hall shouldn't be part of this sports district plan regarding its removal and/or relocation.
Music is incredibly important and should be preserved. It's difficult to build a structure with outstanding acoustics, especially if one already has a place that meets that dynamic which has served musicians well since 1979.
This is where the honeymoon of having a new NHL team loses its luster and the caveats begin to reveal themselves. They need to tread very carefully on this.
Seems like the new owner is trying to win harder. Notice that "culture" was third on that list, not a reassuring sign.
It's foolish to pick a name for this upcoming season. The next NHL Preseason is 4 months away. That's NOWHERE CLOSE to enough time to build a brand and marketing program. Remember, Seattle took just over 18 months from naming to first ice-appearance - and it was a massive success. That's the model to follow. Also, when Washington dropped 'Redskins', they went a year as 'Football Club' before rolling out Commanders (Commies). It's not like this is such a bad or unique decision.
A lot of people are trying to compare what happened with the Colorado Avalanche when they relocated to the Utah NHL team's relocation, but they aren't really comparable because even then the choice of the Colorado Black Bears, Rocky Mountain Extreme or Colorado Avalanche wasn't a smooth one. You had them trademarking the Black Bears (didn't happen) and then when they decided to name the team Rocky Mountain Extreme (didn't happen), they got such pushback and negativity they this forced them to finally settle on Colorado Avalanche and it could have been avoided had they just let the fans choose the name in the first place because the fans ultimately chose it anyway.
I also suspect the reason that a lot of people want the Smith's to choose the names in a haphazard and rushed manner instead of the fans choosing the names through a deliberate and careful manner is so they can create toxicity around whatever choice the Smith's would be unilaterally making while playing an NHL Team owner. It's much harder to call the entire State of Utah stupid and to crap talk about the team's name if it was chosen by fans. These toxic people would be the people standing on the outside while very few people listen to them. I'm pretty sure a lot of the push for the Smith's to quickly pick a name has to do with the intent to find something wrong with whatever name they would choose so they can stir up drama. It isn't like they aren't going to do this anyway, but we should embolden them. Quite a few, not all, of these people are upset with a name not being picked because they were hoping to stir up drama over whatever name was chosen without input from the team, players, fans, stakeholders and Utahns.
I believe the Smith's are making the right decision by having the various stakeholders across the state choose the name within a specific process. Utah's NHL team owners don't need to pick the name in what will amount to a dictate and then have to backtrack the way Colorado Avalanche owners had to when fans reacted so negatively that they were forced to do what fans wanted anyway. This is especially true considering how badly Meruelo, Arizona voters in Tempe and many of the Coyote fans were treating the team and players prior to relocation. The level of disrespect shown towards them was pretty bad. The players have repeatedly described the manner in which they have been treated since the relocation as "respectful" for a reason. It's not just foolish to pick a name before this upcoming season. It's extremely disrespectful to do so especially if they pick a name the team, players and fans don't like and have to backtrack and put Utah's NHL team through what the Rocky Mountain Extreme went through or was that Black Bears or is that the Avalanche? They are coming from a situation where the team's owner leadership style was autocratic and extremely disrespectful and it's a breath of fresh air for them to be given the respect they are being given. The last thing the Smith's need to do is to come across as the kind of people who do whatever they want while not caring what the people of Utah think, fans think, or the team thinks.
This whole non-issue of Abravanel Hall is a perfect example of this because people are needlessly worried the Smith's will be autocratic in their decision-making and will do whatever they want yet if the naming of the team is any indication, the Smith's aren't going to tear down Abravanel Hall without that being what the people of Utah want. Especially if they aren't even going to choose a name without consulting all Utahns. Of course, I doubt the Smith's who are very much about culture will tear down Abravanel Hall. If the Smith's had taken an autocratic approach to naming of the team and this issue came up, then everyone would assume the Smith's are the kind of people who will do whatever they want to Abravanel Hall without input from Utahns like they did whatever they wanted with the team's name.
The idea that a team's owner should just pick a name and take the approach of "take it or leave it" is a terrible idea and it's even more terrible if they do that and then are forced to have to backtrack. Of course, I suspect that's what a lot of people who are toxic wish would happen. They want to push the Smith's into picking a name in a haphazard manner and then say, "you are dumb and that's a dumb name" and then get the state all worked up, so they feel like their lives have meaning. Then they can say "see, we are smart and forced the dummies who did not pick the right name to pick a good name. We are smarter than the dumb owners of the..." I don't think this is true of all the people who are saying a name should be picked before the season starts but I do think that it's that kind of person who is really pushing for a name to be picked in a haphazard manner.
These people are doing everything they can to cause drama and I suspect that a few of them are behind the Abravanel Hall non-issue. There was NO talk of tearing down Abravanel Hall and there really wasn't any need to bring it up because it wasn't even in consideration. Maybe if the Smith's, Mayor Mendenhall or the City Council proposed tearing down Abravanel Hall then there should be people who speak up but when there was no issue at all there were people who needed to make one. If they can't get Mendenhall, Smith or the City to propose that, then they can say "they may tear down Abravanel" and then everyone will think "they are planning to tear down our Symphony" when no one was. I love how the Smith's are handing that sort of troll behavior. It must be infuriating to them to know once Utahns decide on a name that if they crap talk about whatever name that is ultimately picked, they will be crap talking to Utahns who will tell them shut it. It must also be infuriating for these trolling people to be shut down completely on Abravanel Hall because the Utah Symphony, City and SEG respond in a manner that is clear and unequivocal. While I deeply respect Brodie Brazil, there is no need to worry about what keeping it on site means. There has NEVER been a proposal to move it, tear it down, etc and until there is such a proposal we don't need to concern ourselves with the hypotheticals of what "on site" means. It just feeds the trolls looking for something to talk about or give themselves a feeling of importance. Especially the people who want to see themselves as advocates for the arts or advocates for sports.
I am so glad that when the name is chosen, these people won't have anything to stir up drama over without coming across as the petty and toxic people they are.

Parking is a nightmare downtown. Biggest reason people avoid downtown cause no one knows where they can park. Having to walk 3 or 4 blocks in the winter to see a Jazz game is not fun. Seriously curious why Smith wants building height limits lifted which right now is about 30 stories yet the new Astra tower is 40 stories. Wondering if the Astra had to get a special waiver to do 40. Pretty sure there would be some kind of exterior facelift to the Delta Center. Well, if you are Smith and selling your vision, wouldn't you have renderings and drawings of what it might look like? Maybe they do but thought it not be a good idea with it showing a 40-45 story Hotel on the corner where Abravanel Hall is? oops.
If Salt Lake wants to continue to grow and become a real big city destination, buildings need to get taller. I feel like Ryan Smith is really looking at the bigger picture and will be/already is the one of the biggest and much needed figures who can help push this city and state forward.
New York, Chicago, LA weren’t always the metropolises they are now. It took key people to help make that happen. I know there are people who are against that, but that’s just what happens when cities grow economically.

We like our 7 lane roads in SLC. That's what makes the city so easy to navigate. They will have to build another underpass under this plaza I think similar to the one that goes under the convention center now
I’m not done with the video yet but idk if Brodie Brazil has been downtown SLC Hahaha. The concert hall would take more money to fix then to build a new one, the salt palace is not great. And it’s the worst trying to get food at a jazz game. They need to do something and SLC needs downtown to be better. It links up directly with city creek and would be perfect. The ask for helicopter and no building limits shouldn’t even be a thing in a capital city. Come on SLC. In the long run this will be a lot better for SLC as it will get more people comming up and is in a direct line to temple square
I find myself questioning the objectivity of the KSL reports. "Revitalize" isn't a neutral descriptor for something that hasn't happened yet; but the channel seems quite comfortable plugging that word into their headlines and telling their reporters to repeat it aloud, without any kind of qualifiers - not even simple quotation marks. Lack of professionalism aside, it makes me wonder if some of the higher-ups at the station want this to happen and are trying to spin it so their viewers will have a more positive view of the project regardless of the actual plan. And honestly, the fact that the KSL building is right next to the Delta Center doesn't do anything to alleviate my skepticism.

The idea that they would rather keep a 55-year-old building that has uncomfortable seats, and a terrible outdated ventilation system when the alternative is to either rebuild or renovate it. SEG stated during the council meeting that they to renovate it or rebuild a new state of the ART building. Going in to that building and sweating to death while sitting in seats that are too small for modern humans makes the experience difficult to enjoy

No, not at all the same thing. Reedy Creek was a self governing entity. What they want to do is similar to the water street / channelside district development lightning owner Jeff vinick partnered with Bill Gates to redevelop an entire district of Tampa and now gets local rent from owning the buildings. The smith's also want a half percent sales tax to basically cover their investment costs so every dollar they get is pure profit. It's fteedy af and is a wealth redistribution

Don’t think this is an issue in the long run for Salt Lake and Utah, they will figure out a solution that fits and mostly pleases everyone. Oakland on the other hand, wouldn’t and couldn’t do anything like that, and lost all its teams. Utah and Salt Lake are actually loving these choices of how to revitalize their downtown area.

I just don't see how a renovated arena with smoke and mirrors of an "entertainment district beats building a new arena. Rarely to renovations work and in the case of Climate Pledge it was empty without a Tennant allowing that beautiful makeover. And the last MSG renovations were great but extremely expensive and 1 of 1.

@MarkLewis-qe4pj We had the Royals (Sacramento Kings) a long time ago. I think it would work here again. The tri-state area is big on basketball. A lot of the colleges around here have big basketball programs. So there are plenty of basketball fans to fill up a new arena.
As a local, let’s be honest. Nobody cared about Abravanel until SEG bought an NHL team. Then the few dozen who show up to that music hall, started hootin and hollering about “Muh BUiLdiNg”. SLC economy is about to go through the roof with this hockey team alongside the Jazz and this beautiful downtown renovation. But if these violinist and their yuppy friends wanna continue bitchin and complaining about it…fine, enjoy gross, ugly downtown SLC, and we’ll just put up a brand new NHL arena at the old prison grounds in Draper. Which is super close to awesome dining and shopping not only in Draper but also at The Point and Sandy… Too easy!

Damn near 50,000 fans showed up to the delta center for a press conference, only for half of them to be turned away, majority of the politicians voted and approved almost a billion dollars for this, and the local leaders from all parties are fighting for it. UMOCA the arts museum will REMAIN. The historic Japan town & churches will REMAIN. The convention center will undergo a remodel. NOW, the streets and areas connecting them will get a refresh as an open walking district to access all of them. No, there is a facility for them on temple square. The Mormon Tabernacle Choir used to sing in the Mormon Tabernacle, which is an historic building on temple square. I’m not sure how many performances are still there in that facility

Yeah, that whole "Name the Team" schtick is a dog and pony show for sure. Dollars to ding-dongs they already have a name. The "contest" is being used as distraction, if not anesthesia, before the Big Bite takes place...Two things. One, it's not my fight, but if I were a Salt Laker I would be a little peeved at the fact that every time I go to a Smith's in the Avenues I have to pay an extra percent more sales tax than some dude in Draper for my bottled water or toilet paper, for something that benefits him the same. The argument that "visitors will buy burgers here and pay taxes" is a non sequitor. The tax is voluntary for the visitor. It is mandatory for the SLC resident. It's BS...Again, not my fight, but while I would have zero problem with blowing up the Salt Palace and starting over, it's ridiculous to even touch Abravenel or the Museum. There is a parking crater diagonally across the street from Delta Center - almost two blocks worth actually, across South Temple - that you could put any damn thing you please on. Instead, you want to eat two public culture venues for the sake of preserving a straight line? Not wise...I'd be all for revitalization, and even spending well-structured public money (a TIF) to do it, but do it where it's appropriate. The Church has more land than it needs down there, and you'd get a higher return on your investment the less you have to tear down...And as I've said before, I really don't see The Church relenting on building heights and letting shadows hit the Temple. Or the Tabernacle for that matter...

The city of Salt Lake and the state of Utah have asked that the team be located in Salt Lake City. The SEG is trying to facilitate their wishes
If SEG does not get control of all of downtown and tax payer money , they will move the team to former prison site in draper ....the only reason they are saying they want to stay downtown is because of the $900 million if they take it to Draper they lose it
