Every Airbnb Host NEEDS These House Rules!

  • Sarah and Annette have hosted thousands of Airbnb and short term rental guests at their properties.
    They give you the house rules that have cause them as hosts the biggest issues!
    Stated in their house rules for each of their lists are:
    1) No Local Guests
    2) We have outside camera for everyone's safety
    3) No Glitter or Sparkles
    4) No Commercial Photography or Videography without consent
    4) We have sound monitoring devices for you safety and our neighbors
    5) No Firearms

    Yep AT MY AIRBNB PLACE I HAVE NO GLITTER ALLOW! I hate it as a teacher and I hated as a host 😂😂 so darn hard to clean!

    I have had the "No locals" in my rules and with Instabook, I believe they can still book. Can you confirm? Another rule I would add, and I have learned the hard way, I had a very bad guest do criminal stuff - won't bore you. He had a bogus picture and I called the "A ---" company and they created a ticket - did nothing. I waited, and finally a neighbor called letting me know police were there at 4 am. This guest said someone broke into the house - it wasn't them ( 3k worth of damage /stolen items). They left me a one star review. I appealed and was told the guest had the right to do this. I furnished police reports and pictures.
    So - make them show their face - a real picture not a cartoon one. Definitely NOT local either! Thank you!

      Wow, that's really bad! And yes, with Instant Book, locals can absolutely book with you. I have this happen fairly often, and even after they book, sometimes their location hasn't been added to their profile so we don't know where they live. I thought A---bnb was cracking down on local bookings, but it would seem not, if there is no way for me to know sometimes that someone is local. Occasionally it will appear in their profile, and in those cases, I make sure to find a nice way to ask them why they are coming, if they haven't already shared their reasons. In one or our rentals, guests have access to a hot tub, so sometimes we have local couples who just want a getaway from kids to a serene spot with a hot tub. Most of the time this works out fine. But recently we had almost-locals (50 minutes away--what is "local" anyway?) book with us saying they were doing contracting work in the area and wanted to stay the night before heading home. Long story short, this "identity verified" guest had spelled his name wrong and used his girlfriend's photo as his own and yet was still verified. Once payment went through, his name spelling was corrected. Anyway, this couple did meth in their vehicle all night long (never slept, obv), stole an item from the house, left things very messy, and left us a 3 for Accuracy for something we had previously disclosed. After saying it was a "great stay." So much for "identity verification." Annette and Sarah, how do you prevent local bookings if people don't have to share where they're coming from--and if you use Instant Book, which seems quite important on Airbhb?? I'm not a new host, btw--have been a Superhost for 5.5 years with 3 properties and a 5 rating overall.

    I have a 10pm curfew house rule as I work early mornings and have a dog who barks when front door opens.. any suggestions?

      They have cameras at hotels, too. I don't like listening to my next door neighbor talk through the wall or hear their tv show. But definitely cheaper if you look for one!

      I get all of these rules with the exception of the no firearms rule. What do you mean if they left one behind? If you missed one? I promise you not a single person with a legal or even illegal weapon is going to leave their firearm behind For the next person to find. They know exactly how many they brought with them and I promise you that is what they’re going to take with them as well😅 firearms are expensive. It’s not like a pair of socks or something else that somebody may not care about and leave behind. On that note, if somebody has committed some kind of a crime and this trying to leave their weapon behind, which is a highly unlikely scenario, the house rule is not going to prevent a criminal from doing so.this is the only one that I don’t fully comprehend, but the logic is behind this one

      ​@@katastrofikRQ it sounds like you do understand the logic, but just don't LIKE the rule. they said that all these rules are the result of situations they've encountered before, so it's absolutely justified.
