One thing which surprise me is that this artist directly apply the dark tones he doesn't go from light shade to dark as I have seen his few videos and I noted it predominantly which is admirable.
But it is not correct that if you want to sketch realistic then you have to use mechanical pencil.
There are lots of Artist who use simple HB pencil but draw a realistic sketch. It totally depends upon the skills and understanding of the artist.

Leonardo da Vinci certainly made fantastically realistic sketches and drawings long before regular pencils even existed, let alone mechanical pencils. Many of the best artists I know won't even touch a mechanical pencil, or a clutch pencil.

I use kurutoga mechanical pencil , where there is lead rotatating mechanism so everytime u press the pencil in paper u get new sharp and point lead..

Do we have to buy the leads or in some of them the lead will already be loaded?
The lead is already loaded first but it only has 2. And the leads of mechanical pencil are very fragile and delicate so they break very easily, i would tottaly reccomend getting leads but dont worry everyone who sells mechanical also has leads. I dont think they r very pricey cus mine was 70 rupees.

Best Indian mechanical pencil
You can try some of these mechanical pencils also (I used to work as a design engineer):
Faber-Castell TK fine 97XX series (0.5 to 0.9mm)
(250 to 300 INR), good build quality but it doesn't have a brass clutch/chuck.
Uni Kuru Toga standard 0.5 mm (for writing/drawing) ( INR 125 in 2016, not sure if available now),
Rotring Tikky (INR 180 to 290) 0.5, 0.7.
Following pencils have superior build quality with a brass clutch mechanism (No need to buy them if you cannot afford them, its just a hype):
Pentel P200 series 0.3 to 0.9 mm
(INR 400 to 700, Japan import is costly; if you get within 400, buy it: it is rugged and long lasting),
I have tried the above pencils one each, they are more than 10 years old.
I have not tried:
Uni Kuru Toga Roulette model (INR 850 to 1000).
Pentel Orenz/Orenznero (0.2 mm to 0.5mm) (These can be quite expensive INR 1500 and above). They are used by professionals for extremely fine detailing.
Rotring RapidPro, Rotring 800, Graphgear 1000, Graph 1000, I don't recommend: too expensive.

There are also triangular grip mechanical pencil which i think gives you a nice grip and also it is easy to keep hold onto the same flat writing surface of the tip so that you don't end up punching/tearing the paper.
