Located on the second floor of a 14th century historic mansion, first converted into apartments in 1722, Appartement Haut Marais is home to architect Thomas Fournier of Concina, who completely redesigned the apartment, restoring it to it’s former heritage glory. One of the major reconstructions to the apartment involved removing a straight concrete staircase leading to the mezzanine and replacing it with a spiral shaped wooden staircase from the 1900s. Other restoration work included reinstalling ceiling cornices and replacing the old laminate flooring with solid oak parquet. In the living room, Fournier built two custom bookshelves into the wall and creatively hid the radiator behind a painted wooden cover that also serves as a display shelf; a large frameless mirror screen against the wall reflects the surrounding space. The bedroom, located on the mezzanine behind a system of sliding shutters, has no direct natural light, something that was combated by covering the wardrobes with mirrors, making the space feel larger than it is. For the bathroom, Fournier drew on his Italian heritage with tuscan glazed terracotta flooring, red marble and the hand-painted Tuscan tiles.

Great video as usual. But the direction of the spiral staircase in the diagram is backward. Made me confuse for the first two viewing.
Excellent design.
However I wouldn’t have done sliding shutters for the loft bedroom, but would have put double panel glass to isolate the sound from downstairs and still have the natural light.
I think for American audiences the square footage will appear small. It’s fabled that native europeans are accustomed to doing the most with less and doing it in style
I love how he brings in richly colored vintage decor ,but spaced in a modern and airy way. Those vases/vessels/ and lamps are so charming!
rich colors -indeed, even for the dishware. Flamboyant shapes also.
The coloured marble! 😋
I'm completely lost for words as to how beautiful this place is. Rich in character and utterly tasteful, it really is a work of art.
Well, yes, the accent and prononciation is lost on some highly educated french people. They spend 8 years learning English and are unable to speak it. A Spaniard, Portugaise or Italian with the same education or age speaks fluent French. Ras-le bol. He must believe le ridicule ne tue point.
Hope he will spend a year in an Englishspeaking environment.
@@BE-bs8oe it seems you may have misunderstood me. What I was trying to convey was the fact that I lacked the requisite words to describe how beautiful the home was. Thank you for the comment, though!
@@BE-bs8oe your comment has nothing to do with (the most beautiful) design but goes on a personal level. One can perfectly understand him and it is not his obligation to speak any foreign language without an accent, he is an architect and he makes his job (judged from this example) amazing!
@@BE-bs8oe Rude
It looks like an art gallery but just to the point where I would feel comfortable living in it. Every single furniture, objects, wallpaper and tile is superb. They are gorgeous.
Would not said it better. :)
exactly! This guy clearly knows about art and design and history and thinks how to incorporate it very tastefully into everyday living spaces. Pretty sure I wouldn't suggest this for a family with small kids but otherwise it's perfection for a specific clientele who appreciates and pays for interior design such as this.
This is a huge flat compared to the average Parisian standards.
And gosh.. the accent of the architect, please, no
actually living in Paris and trust me you need to be quite financially confortable to be able to afford this apartment. This is luxury in central Paris! Situated right in the Marais quarter. Large windows with natural light. Well-equipped kitchen. Biiiig bathroom. And to top it up, the interior design et decoration bring out the charm of the combination of vintage and modern design. It shows the unique goût of the owner. I would love to live in an apartment like this!
yeah this guy probably never has to worry about money in his day to day life.......
At 1 million dollars/euro, that place can look good. I find it odd for the channel. Wayyyyyyy toooo biiiiiig, and barely any creativity. It s simply a nice fancy empty bachelor pad. Good for tbe owner, useless for small families trying to make a small surface work bc it s all they can afford.
Luxury, beautiful and probably not very affordable- well, might be true. Still not very functional and if the owner ever even adopts a an animal or finds a life partner it's going to feel cramped. What's the point then? Apartments and flats are supposed to serve one main purpose- provide a living space. Frankly I do not see much of it in here. It feels like art gallery, yes. But I cannot picture anyone living inside an art gallery.
Agreed, at least 700k euros just for the location. Insane
@@maclane7 700k to buy or rent? That would be similar to purchase in my condo area too.
As a Maximalist who always faces the problem with having a hard time finding inspirations for my small flat to reach my warm, cosy but elegantly tasteful standard, this flat is everything I have ever dreamed of. The colour scheme, the design, the decorative objects- simply incredible. I love the clever use of the mirrors to make the room feel larger and spiral staircase that won't make the flat feel clustered whilst not compromising on its character and any decoration and functions.
This is definitely my most favourite design on this channel!
@Late Notice no, I’m just a maximalist who happens to be a snob that enjoys interiors which are elegant and tasteful and always seek out inspirations.
Maximalist does not equal elegant and tasteful, I’m a bloody hoarder, trust me lol
@@gregpendrey6711 to be fair, lad had it coming for not completing his elementary reading course 🤛
Anyhow, cheerios, you have a lovely day, Greg!
This is absolutely a home. Most of the apartments you’ve featured before look like they’re intended to be overpriced AirBnBs, but this is clearly someone’s full-time home. I love those big swinging windows so much it almost hurts and I love the spiral staircase even more, but most of all I love that this is an achievable, realistically affordable flip of a space that feels like I could actually own something like it in my lifetime.
GORGEOUS!
He definitely knew how to respect the building's heritage.
This building in the Marais is simply breathtaking. Gorgeous apartment. The architect has incorporated or highlighted lots of interesting design features - the parquet floors, the mirrored frameless screen in the living room and the spiral staircase. Love the highly ornate bathroom featuring only Italian materials. By Australian standards the kitchen looks a bit cramped but I understand in Paris this would be considered a good size kitchen.
My kid lives in a 11 m2 studio in Paris with a kitchen measuring 115x 135 cm! Fully integrated fridge and a concealed microwave -oven- grill under induction plate and sink. Tight! We’re just finishing the renovation. It’s not a palace like this Marais appartement
@@deirdremacmahon8491 I would not consider this a 'palace' - it is quite small but the owner/architect cleverly used the ceiling height to double the space and the tall windows and mirrors make it seem very spacious.
This is one of the best apartments in this series. It has great personality!
Spiral staircases in tiny homes are beautiful to look at but most of the time it gives me anxiety using one. But since this vintage one has no gaps, I can actually see myself using this comfortably. so gorgeous too haha.
Feel exactly the same, this is beautiful.
Wow, one of the most elegant and warm spaces yet on this channel.
AFREE 100%.
gotta say, all my favourite designs are the Parisian ones. Really Inspiring:)
Beautiful and finally one appartement that looks like a home.
This elegant home in Paris lives up to the grace & dignity & history of the exquisite building in which it exists. Beautiful.
One of the most beautiful apartments I have ever seen.
my favorite one so far. I've been watching since the beginning. I love the classiness and comfort of this design. Also I really appreciate the opened inferring of the French doors.
Beautiful! Nice to see more saturated colours on walls and furniture. Makes it really warm and inviting.
Each room getting revealed felt like opening a gift after gift after gift. Truly a delight to watch!
This is my favorite apartment you featured by far! Absolutely cosy, stylish, modern AND vintage. The architect has done a fantastic job.
This might be the most books I’ve ever seen in a home on this channel and I absolutely love it!
Oh wow, this is beautiful - that staircase! The mezzanine shutters are so clever. And it doesn't feel like a small space - because it's been treated with the luxury and interesting, colourful pieces of a much bigger house.
Elegant, sumptuous and opulent. Yet totally comfortable, warm and utterly divine! What an eye. I am besotted with his place. Superb. Quite frankly a sensoria feast of such beauty.
The tile in the shower and orange marble are stunning. I wouldn't mind waking up to that and the sunny light from the window every day. The exterior of that building is gorgeous too.
Gorgeous! Utterly gorgeous! Proof that interesting furniture pieces can fit in a cleverly-designed small space. This is so elegant!
Beautiful place !! Lots of human touch ...there is life inside ..just beautiful !!
Wow. Normally I hate vintage style because it's always looks so full and cluttered, but not this one. Not only everything is in adequate number and spaces, but also there's very detailed thinking about each of the room and furniture functionality. Very inspiring. Thank you for the video.
Wow this apartment has so much character.. great taste and choices
Definitely one of my favourite NTS showcases. So chic. Shout-out to the beautiful vases and glassware.
Brilliant design, magnificent fittings, and a quiet, calm atmosphere. European perfection.
I love this. Who wouldn’t want to live in the Marais? I love the marble floor detail possibly linking different floor surfaces. I’m going to steal this idea!
Spectacular Small Space Apartment! J’adore.
I love the sense of luxury with the marble, parquet, antiques and other beautiful items.
So many of these small apartment are too minimal and lack soul. You have found the perfect harmony for living small in a great, exciting city of the world.
Wow, this is beautiful. I can't take my eyes off this appartment.
Well, this place is nothing short of amazing! Wow.
I just love this one! Like this one is so good! Really loved how this architect designed and incorporated everything so nicely. A really sophisticated one!
Finally, someone with taste and style!!! Lovely!!!
That staircase is gorgeous! Bring so much class and elegance to this apartment. Another inspiring episode from NTS.❤️🌹
Le Marais is a very expensive neighborhood, very famous too. I love the big windows, the floors, everything is stunning.
I’ve watched the most recent featured apartments but still coming back to this one. Just timeless ❤️
What an elegant and sophisticated apartment! I like how bright and airy it is and having the large windows really helps open up what might otherwise be a small dark space. It really feels bigger than 538 sqft! I do love that the architect moved the staircase. I love a spiral staircase anyway, but I feel here it really makes the best use of the space and adds to the romantic atmosphere.
This came together beautifully. Genius architect.
The clear delineation between the lounge and dining room creating a completely different mood is brilliantly executed, especially in such a small space. Love the bench which defines the dining space. That window and staircase in combination is a knockout. Stunning apartment with my only wish list item being a bath below the window in the bathroom which seems like the only wasted space in the apartment.
A lovely apartment design that does not overwhelm with plywood and brown tones.
It is a very pretty apartment! I love the spaces, the colors and the decoration as well! Congratulations!
Yes! His message at the end is excellent. With good design, we can retain old/ historical buildings.
This apartment is absolutely stunning.
Thomas you are the best! Great space. Practical. Amazing staircase. It’s very much in keeping with the building. Tres chique!
Chapeau! What a beautiful, sophisticated apartment! A real small elegant treasure box, I'm in love with the spiral staircase..and just everything :-) The architect has done a fantastic job.
A beautiful space that is so unique, without compromising on functionality. One of my faves, that staircase is bellissima
I just couldn't help but notice all of the storage spaces were filled with books even in the kitchen! Beautiful artistically designed home!
I love the sliding shutters for the second floor!!! Not being able to isolate the loft was always the only thing that I disliked about lofts and he basically solved it.
An amazing elegant and light space. And in such a historic area of Paris. I have to admit i didnt absorb every word you said because I was mesmerised by your accent. I could listen to you all day!!!
What an incredible transformation! This apartment is so beautiful and functional! Thank you for sharing this wonderful home tour! 😊
One of my favorites so far. Beautiful design and finishes.
So cohesive, warm, light & beautiful. Bravo.
Beautiful, Clever design allow plenty of natural light and plenty of storage 💜♥️💕 I hope he is hired by the people to cleverly design their apartments 💯🌟💜🌟💯
I love everything about this space. Cleverly done and with a beautiful character
This is probably the most tastefully and beautifully decorated flat ever to be presented on this channel. Tiny flat that looks like the apartments featured in interior design magazines. It's such a nice departure from all the plywood thats usually used in these tiny flats.
Stunning! I would live there in a heartbeat!
His home is IMMACULATE! I loved everything about this space.
I love to see a space that is not void of objects and colour.
I love everything about his style! Those golden pillows! That mirror screen! The book shelves around the sofa! The colors in the bedroom! Everything is a wow!
What a beautiful space! I love the colors used, and the floor.
The windows make the apartment wonderful! Well done.
Love that staircase
A labour of love - exceptional taste and style ❤
This is by far my favourite apartment! 😍 Love every inch of it and how it is decorated - the use of Chinese vintage cushions at the dinning table, the Chinese traditional paintings, the Chinese vintage vase, the plates on the wall, the selenite crystals in the bathroom, the marble counter in the kitchen, and the marble and tiles in the washroom and of course the stairs 💖 And how it doesn't look like a 538sqft apartment!
I love this, especially how everything is seperated into rooms. I hate open plan kitchens and love that this is so functional and seperate.
What a beautiful apartment. Oozes class and elegant comfort. I’m always wary of spiral staircases but even I could manage those (not sure if the hips would get through the bedroom door though!) I think I’ve watched about every one of these videos and this must be up in my top three. Am a sixty nine year old but could happily see myself living there.
What a sweet person. So calm.
What a wonderful space; a small treasure box. The details are well thought-out and beautifully realized.
Simply breathtaking! I really see the oldschool Italian heritage coming through. Every piece inside this beautiful appartement tells a story
As much as I like the encouragement of utilising city spaces for tiny spaces, it's almost always in "trendy/artsy/highend/refined" areas - which leans on elitism. I'd like opportunities of tiny, beautiful spaces to be created in any kind of neighbourhood - the sleepy/young/low-mid/growing areas
This is likely because it takes quite a bit of money to renovate these spaces, including in some cases restructuring the layout.
It's a luxury to live in a "tiny" space with expensive furniture and renovation
I get what you mean, it came also to my mind that the architect is clearly well off in order to live there. However, maybe it is an example for people who have a certain favorite but expensive living area how it could be possible to live in such area. Generally speaking I would hope they would showcase apartments from Scandinavia as it is there not uncommon to have family apartments with the size of 55 sqm and 3 bedrooms. :)
You need money to renovate.
I love how it is both functional and beautiful, feels like a really opulent and generous space. I like how it feels like someone actually lives here too.
Stunning, a very cozy, home-feel apartment!
The most beautiful tiny space. I love this it’s my absolute favourite
Wonderful project! So chic and stylish! My compliments to the architect!
Beautiful use of the antique staircase
It's like a Wes Anderson set! I love it. And his voice and accent! 'Ow very french. What a joy to watch! Makes me want to hop on the Eurostar with a baguette 🥖🇫🇷
Italian origins? Oh, that explains this beautiful accomplishment! The blue sofa and orange shaded cushions is a homage to Henri de Toulouse Lautrec, Thomas's native city. The detached kitchen with its abundance of natural light is thoroughly charming, whilst the foyer, albeit 'piccolo' is elegant and plays a very, very, very important role in dilineating the Stendahlian layout:at every turn one gasps, almost faints, from the joy the sights provide, at every turn of a corner there is as an unexpected morphing of the apartment's ceiling height, therein producing a flucating show of light. È una meraviglia!!! Complimenti Thomas & Alexander!!
This apartment is breathtaking, absolutely superb! Well done, it is masterful.
You did a wonderful job with this space. Love the warmth and functionality of your home.
This is just heavenly! So human, warm and inviting💓
This living room is breathtaking, simply beautiful, the colors, the light, the space, everything fit perfectly.
Done with great sensitivity, function, and beauty! I am envious.
This is pretty big for Paris. A beautiful appartement
I came here to say this too! whilst the flat is beautiful , for one person for Paris this is a very large flat , we lived in 50sqm in paris as a couple - plenty big enough and until our daughter was 2 when our second daughter was born we escaped to the far distant suburbs for more room - best move ever in my opinion , but my husband has colleagues who live in approx 60sqm with 2 adults and 2 teenage daughters - so this is not "small" at all !!!
Oohh how beautiful. The apartment and the building are both exquisite.
Well this is simply stunning. So many of the units featured on this channel are cold and sterile feeling, but this one has an elegant warmth to it. I think I found my Paris dream home! Bravo to Thomas!
Stunning! The fabric on the banquet cushions is amazing and I adore the apartment in amazing use of space.
I love everything about this property. One of my favourite transformation since I have been watching this program. A big well-done to the architect.
The spiral staircase and where it’s placed is my favorite.
This is my favourite apartment so far! Everything has been well considered, and nothing overlooked. A beautiful colour scheme, decor and that spiral staircase is heavenly!
I love how colourful it is
Wow. What an elegant transformation.
The interior design is stunning. I absolutely love it.
Another elegant not too small space
Fantastic apartment. Originally saw this in Architect Digest. Glad to see a video of this amazing apartment.
I love what the architect has done with this place.
