Become your own general contractor if you have the cash to swing it. Do some of the work like tiling and cabinet install, low voltage wiring, you'll be ahead by at least 100k
We should all question disingenuous 'builder' narratives that $500 per square foot is 'reasonable' home build cost. Imagine a narrative where housing industry suggests half a million dollars reasonable cost for small 1000 square foot minimum house build anywhere in US. A homeowner can dramatically "reduce that number" by avoiding these scammers ...

That's great to hear, Shelly. It can be stressful for sure.
We're going to be building in the Knoxville, TN area and we were quoted $300 a square, which is obscene for that area and doesn't even include plans. $200/square seems like a more reasonable rate. I don't need or want crown moulding and wainscoting and tray and vaulted ceilings and travertine and Sub-Zero appliances. The fact remains that 99% of a home is concrete, dimensional lumber, wiring, PVC, insulation and sheetrock, which accounts for about $100 a square today.
Sorry to hear there is such a discrepancy. Every location and builder is different. As I'm sure you know, that number usually includes labor and contractor's fee.
Contact Jeremy at Penwood Homes (in Knox County area). They quoted me $200/sqft less than a month ago. They are a smaller-volume builder that builds a sound home for a decent price (and will build to suit).
@@blymark83 Even 200 dollars a square foot is on the high side. Have them give you a cost breakdown estimate.
Since 30 to 40% of the cost of building a house goes to the general contractor I don't see how the cost per square foot can be reduced to a significant degree without taking a year off and being your own general contractor.
That's what we're doing. I recommend you drink information like a firehose regarding building for at least 6 months before though.
All builders are rip offs.
I rather deal with a used car salesman.
