    Another consideration is neighbors. When I lived in Lolo, my neighbor shot rifles from his deck at least once a week. It did not bother us as we are shooters, but it might bother some folks. We summer in Alaska, winter in Montana. I do like that it does not get dark until after 5pm in NW MT, just over the mountains in Idaho in the Pacific Time Zone it gets dark around 4pm in December. Coming from Alaska, black ice is typically more of a problem than heavy snow where we winter near Polson, MT.

    This may have been mentioned in a prior video, but you may have a ditch, stream or creek running through your property and without water rights you can't use a drop of it. In Montana whiskey is for drinking, water is for fighting over.

    Informative, thank you, I would like to hear mention of utility connections for both the rural and urban-semi urban areas. For instance is water, sewer, electricity, or natural gas available at the road, or even nearby, or would I have do all on my own with pump, well, septic, generator for electricity, or propane.

      We have areas that you can not even dig a well & your water is trucked in to Cisterns. It's hit & miss as to the utilities that might be available.

    Good info for the out of stater's. Now we just need to have car dealers do a video on how these folks can't buy a 4x4 and still drive 70 mph on snow and ice!

    It wouldn't cost very much for one of local attorneys to get over to federal court right away and file in federal court that a full CEQA is required. A judge will have to determine if cat exemption is allowed.
