Thank you for your video,my suggestion is the videos in Batangas,Bicol,Leyte,and Samar ,Palawan,El Nido if it's possible to get them on DVD and show them on TV specially to the old timers who got time to see them on TV just like a documentary of those places that are inviting people to go visit or stay in those places specially where mountains are, hills, lakes and the ocean.

OMG 35 M. Just blessed we invested earlier wrap around balcony.11M 96 Sq meters unit, 700k for the parking slot in 2014 for 2 1/2 bedroom and 3 bathroom across Solaire Casino by Mega world Bayshore residence. We waited for almost 4 yrs. to finished only 3- 4 yrs to pay.
Another one in Serendra, bought it in 2005. 2 1/2 bedroom 2 bathrooms with balcony for 86 sq. meter 4.5 M includes parking slot. The rentals is not possible what the agent is saying. It's only 60k right now bec of the Pandemic. Can't go higher to 100k. I will hire Randy to manage my units for rentals if he can get me a higher rentals. Both Mega Mall Bayshore Residence & Serendra by Ayala. That is just their estemation but reality it's not possible for the rental prices he is saying.

Nice condo but 35m is too much. Might as well buy a house with your own lot. Even for investment thereâs no guarantee that you will have tenants or Airbnb that long. You dream, plan then execute.
You are right. Since we have the pandemic rentals went down unless you rented it for less. Right now tenants wants to rent for 60k to 70k only for 2 1/2 bedroom w/ parking slot. My unit is in Serendra. Bought it for 4.5M in 2005. Renovated 2Ă since bec I had it for rentals. 35 M is too much. I will hire Randy to manage my rental if he can find someone to rent that high.

Did you see all earthquakes that happened this year...it awfull every big one tower like this they came all down...it has beeing all demolished and thousands pf persons are dead under all the crumbles.

Mirco and Tere please donât pick up a high riser Condo. The reason is Philippines is an earthquake country. Iâm really scared of high risers. Here in NYC I have the same feeling although there is no earthquake here. But NYC has strong winds. I want you to be in a beautiful area and you deserve it. Good lucky beautiful family.

love this place design. It's too bad its Megaworld I wish it was another developer. Make sure that the split type they install is an inverter Mirco, in other Uptown condos they don't use inverter.
Please check your electricity is it owned by private sector coz its very very expensive.
Get out if you still can even if you lose your small deposit. Megaworld's build quality is really bad and you'll find out about it soon enough.

The realtor didnt mention association dues/ property tax per sq mtr/ insurance. If you have parking spot is it included/ tax again on the parking per sqr meter.
Parking space in that building is 20 k in dollars, I know because I have a condo in there and unfortunatly we did not buy one because they did not sale them to everyone
Ph35M convert to USD is about $645, 00 for a 97sqm is REDICULOUS. The Philippines doesn't have sewage treatment and I can guarantee you will have a plumbing issue.

Paying that price is a poor investment for the Philippines. The finish workmanship will not be as you see in the video and they do not keep up with maintenance of the buildings. I have stayed in numerous condos there and that's been my experience. Also i would wait till the turnover date to purchase as some people will not be able to get a loan or pay in full at turnover. I have noticed you can get the units at a reduced cost due to people not able to come up with the money at turnover.
All are made of Germany...Some of my appliances here is Gorenje.
Good video, but being a builder and roofing contractor this 97 sqmtrs condo is with or without a lot of money and not really worth the asking price of 35 million only a fool would pay this price ( Too many middle men ) take it or leave it they will be still trying to sell these units 10 years from now !!
