    In this market, I would say allow plenty of time to look if you are able to. We’ve been looking for houses since the beginning of the summer and put a hand full of offer an none of them have gotten approved even when offering above asking. Thankfully we are not in a hurry to buy. Love your content, keep up the good work.

      Agreed. Took me 5 months and many offers to find a place. Given the market, I was prepared to pay 2 months rent to break my lease early if necessary. Ended up working kut that i closed 2 weeks before the end of my lease.

    Re- timeline, you might need to plan a month or two of double payment rent/mortgage if you're planning on remodeling/ repairs before you move in. 😉

    Solid information on what someone can actually afford. As a lender I have this conversation with people daily. What I can qualify them for and what they're comfortable paying are two totally different things. However, the one thing I do mention to them about what they can afford now is that chances are their income will increase yearly. So if they have a track record of getting a 5% raise annually, well think about what the income will be next year and the year after that. Of course things like cost of living and property taxes increasing will bite into that 5%, but to me it's not so much about right now, but what will their financial picture be a year or two down the road.

      It’s not going to correct untill 2028-2030. This isn’t like some bank bail out or mortgage default like in 08-09. We closed down the economy and printed shit ton of money.

    Houses have gotten so expensive that the middle class is starting to get priced out. To be honest it’s pretty sad that all these contingencies need to be thought out prior to buying houses that are being built in under 3 months now a days…

      Technically no, once you have fully closed on the property. If you break it before closing, it will tank your credit score.

      All you have to do is to talk to the apartment office and explain your situation. Let them know that you can't be paying your apartment and your mortgage at the same time. You have to make sure that you pay the fees and you should be good 👍. I have done that a couple times and it never hurts me.

      I live in CT and the southern end of the state is getting a lot of New Yorkers wanting to move there. I’d find a realtor that’s well versed with the area and can help you with best locations especially if you’re still working in NY and either plan on driving or taking the metro north on a daily basis.       Yes you do. I believe they typically last 90 days or so? However don't quote me 9n that. This is because your financial situation could change.
