So I’m a superintendent for a developer, and one of our biggest clients is Advance Auto Parts. 99% of the new stores I build are your typical splitface CMU block, and occasionally I’ll get one like in Missouri City, TX, that call for a specified color(s) quick brick and colored mortar joint(s). For all types, there’s always expansion joints that get backer rod and paintable caulk. The Missouri City, TX quick brick did receive a very expensive coating of siloxane, and I haven’t heard a single complaint since it was built about 4yrs ago. The rest of the stores that are the splitface block get block filler, then two top coats of the specified PPG colors that Advance Auto Parts requests. The interior is never really an issue, as it’s always white, and if it comes through, nobody sees it. The exterior however is only white after the first coat of block filler that’s sprayed on and followed with a roller. Then as most already know, it’s normally one shade of light tan at the bottom, up to the solid red line that wraps around the entire store (one course of smooth faced block) then from the red line to the top of the walls is a slightly different but similar shade/color as the bottom. Most every single store painted like this has problems with the efflorescence coming through the paint. I’ve been unsuccessful finding a rep from any PPG location that knows anything about dealing with efflorescence. And if I do, it’s going to be a whole different battle for me to get advance auto parts to change the specs on the painting process, to include a compatible sealer/blocker/primer/white crusty pain in my _ _ _, go ‘f’ yourself (or E Flow Go, whatever you call it. Lol) that would work with what is already specified in the building plans. Maybe we need to switch to an entirely different brand or product line completely. I’d like to be the guy that’s finally put the time in to find out the real deal and have the actually answers and new game plan so we can all be happy with more money in our pockets, time to ourselves or our family/friends, and less stress eating away my soul. I mean our souls! The only time efflorescence is mentioned in the plans is when they reference the need for moisture readings to be done all around the building, and not to start painting the building until those moisture percentage readings fall to an acceptable range. Even with these readings, I can’t see it as a way to be absolutely sure the readings are good, unless you tested the right 1/2 and left 1/2 of each block - each and every individual block, twice! I think we all know that would never happen. Besides, especially here in eastern NC in the spring time, rain is an almost daily/afternoon-evening event, and it’s not like we have an endless amount of time before we turn the building over to Advance Auto parts so they can open the new store. We’re the developers. We need to get them into the store so we can start collecting on the lease. We aim for a 12 week build on each store. Every day beyond that starts eating into the profits. So we need a couple solutions…
1) how to prep, what to prep with, and any other dos or donts for the new builds with split face CMU that’s never been painted or treated. Just raw block, mortar, and grout to fill most of the cavity voids.
3) what to use to make sure or at least drastically reduce the effect or efflorescence from ever showing up.
4) once one of the painted split face stores are painted and efflorescence starts showing up, is there a specific product we can use to clean up the walls that won’t damage the paint any further?
5) assuming the painted CMU walls that had efflorescence appear a year or two down the road, but we were able to clean it up is there a product that can be applied over the top of the existing layers of PPG paints that would block future efflorescence from returning or more likely I’d ad assume we’d need a total repaint of the building, and we’re back at what’s the best paint to use, with PPG? Or if anyone has a better or different brand they’d recommend specifically with the experience of using it in these anti efflorescence ages and know it to actually work. I’m all ears. I’m happy to share my cell number and/or email with anyone that’s educated/knowledgeable/experienced in efflorescence specifically on painted CMU block walls. So we can have a conversation about this and work on getting a new plan in place for these stores. I’d love to find someone high up with PPG that’s aware of the importance of helping one of their largest national accounts with a compatible product. Just hmu for my contact info. I am working on an outdoor mural, the wall has efflorescence on it and its over the paint. would the acid in the product rip off the paint as well?
where can i get that product in Mexico? I paid a lot of money (accoding to my possibilities of course) to remove a concrete sidewalk and to put pave tiles of concrete on it... they laid the tiles on soil and construction sand between the tiles and the soil... but after just a couple rains many of the tiles have efflorescence :c

Efflorescence isn’t but the chems need to be rinsed off of it gets on anything
does this work with sealed pavers that have turned white?

Hey there, Thomas from GreenSide Soft Wash in Indiana. I have a lot of new construction homes with hardy plank and they have what looks like this but it's only where their sprinklers go up to. And only on certain sides. Oddly the South side and not the north. Will this work for what I assume is hard water remains on hardy? Any info will be greatly appreciated! Not a customer yet but would definitely buy what you recommend. Been watching for awhile! Thank you sir!!
That's likely calcium..... So yes an efflorescence remover is what you would want to use.
I have white spots on my red brick from a window air conditioner will this work on it.

Sealing afterwards is a separate service.
We would recommend the contractor to offer that as a whole package. But obviously, this video is just about the efflorescence removal product
