Looking over current housing in the Vancouver area on Zillow…seems like prices are being slashed…some over $50 grand. And new builds are just starting to add incentives as well as price cuts! Thoughts?
There will always be price reductions because not all sellers are realistic about their real market value. Median sales price in Vancouver as of today is $475k, a year ago it was $455k, so the market is up, not down (feel free to email me at hannah@dubynerealtygroup.com if you want that report direct from the MLS).
I would say yes, builder do have good incentives right now, many of the national builders are offering $10,000+. I anticipate they will take the incentives away come spring time when there are more buyers in the market and the market moves quicker, I can say there is a LOT of pent up demand right now for folks wanting to move (relocating, upsizing, downsizing, all of it).
I think 2024 will continue to be more of a leveling off and it will be interesting to see what the market does when the feds lower the interest rates. If rates go down, that could mean more competition. I also don't see a crash with inventory that continues to be low.

I live in the Barberton neighborhood of Vancouver. I’ve seen a lot of California and Texas license plates lately in the Vancouver/Portland area.
Ah, very nice! I just helped a client from upstate NY buy a beautiful home in Barberton. I'm sure you have an opinion about all the construction happening there right now! People will continue to move state to state more frequently than pre-covid, is my prediction. @@Needglory23
