Definitely, the main house needs a renovation but in general, you are paying for the land and the history of the mansion.
You should do a tour of the Carolands Chateau. It's one of the largest homes in the Bay Area.

@강동현 yeah but thing is that you would have more than 1 Gardner so it’s not that big of a problem, and a lot places like these tend to have fake grass (forgot what’s it called), so the Gardner’s only have to take care of the bushes, plants, flowers and the trees.

Agreed, its only because of the location. Put this anywhere else that is not a hot market, and I would say at least 1/5th the price. The whole place needs a reno, nasty old carpets, and throw rugs that don't even lay flat. Plus the layout is pretty boring overall IMO
Yeah it is a high price tag for such an Old property,looks like it's being well taken care of. Looks very nice inside but it needs a renovation, improvements, updates, an bigger rooms.

Not to be funny but I've seen tours of $15-20m mansions that are 1000x nicer than this $115m one.

most of the worth is for the land.
It all depends on individual taste. The land is what is driving the cost up. I personally love the mansion. I love older homes with intricate details. I can't stand all of the modern all glass structure mansions.
I just never want to see beautiful mansions and homes this this one be torn down.
I'm broke, but if I had the money, I would purchase this estate.

I was living in a house with my family and we only had one bathroom, then, we moved to a house with three bathrooms, the change was amazing, so I imagine, moving to a house with ten bathrooms must be pretty sweet

I love this classic style house. I don't care for the modern look that everyone goes for today. The dark tones and woods give an opulent taste opposed to the basic white all the other houses you show have. The house seems more east coast than California and I'm from NY which might explain why I like it.
My god, if I could afford that, the only thing I could foresee changing is the living room in the master suite to a private office. Otherwise, I would leave it as is. The history, the art in the details, how it has basically been flawless in design for over 80 years, this place is perfect. Of course this is only a pipe dream.
I would love to live there! Perfectly placed in the middle of LA and it's still quiet and green :)
I love the tours you do. It’s so amazing to see how luxurious these places are.
Small note though, I know you are “showing” your friend the place, but it seems like he already knows the place as opposed to a showing since there’s less opinion and more structured statements that sound like he is presenting the house equally.
The house is amazing and beautiful. The art and furniture are another story. Hopefully the new owner will give the interior the upgrade it deserves.
Usually these old estates are way too ornate and look pretty outdated, but this one is very well staged.

I love the fireplaces and all the woodwork. It is so sad no one sees that anymore. It's the details that gives a house it's character. Otherwise it honestly just feels cold to me and not like a home. This is my favorite video!

The swimming pool is NOT "Olympic size" (50 meters) at all. In fact, it is barely HALF that.

Thanks so much for presenting this exceptional property, Erik. I do recall seeing images of the wood-paneled rooms when Cher owned the place years or even decades ago. If I could afford the price, I would convert the whole place into an indoor/outdoor museum featuring works of two and three-dimensional art. And then I would donate it to the city to be maintained as a museum.
