We looked out there back in 2001/2, nice, but a very slow rate of development. We were very cautious after the scam of the development next to SM San Fernando. You would definitely need you own car as access is by the NLEX.
Looked at Lakeshore more htan once. Area is too far out from anywhere. Great area as a holiday home, but you'd go stir crazy living there as there's zero to do. It's cheaper than Angeles/Clark for a reason.....

Pity we can't own properly there as foreigners and if only this was at Clark or Subic I'd snap one of the larger houses up immediately. Very nice setting with space and lakes. Looks quiet but who really wants karaoke blaring out anytime. Is there security about, didn't see any. How far is the nearest mall? Much going on at night? Any restaurants? Any roosters or dogs Lol
there's security every entrance / exit points and another security every each villages (11). There are stores and restaurants near by. McDo, Starbucks, Bon Chon, Kenny Rogers, etc..

They also stated that you had to build lo less than 10 Million Peso worth house on the Lot you purchased. Here it is 2021 and there are still more vacant Lots and very few houses. I know one old man (co-worker) who bought a Lot there and built a big house. He said that he would receive an envelope every now and then from some people posing as NPA (Communist Terrorist Group) asking for donation. Here is a FACT in the Philippines, if you buy property, and you want to sell years down the road, expect NOT to make a profit like you normally do in the U.S. In fact, you may even lose money just to get rid of it so you can move on. The land used to be rice fields or sugar cane fields back then, so it's low ground.
I been there Philippines just few days ago, tried hard to reach to lakeshore from fiesta community angeles city, cannot grab a car, trike cannot get there, no way to get there except reserve service car, and the agent is very aggressive, asking me phone number, full name, keep chasing me to get there, I really love the house there with a big lake, however their business way is far from successful
This place is the best for relaxing. And especially easy access to Nlex. Going to Manila or Sctex going to Clark Freeport/ International Airport and Subic Freeport..👍👍👍

this place is located between San Fernando (SM / Robinson malls) and Angeles City (Marque Mall). 1 short exit away from NLEX, maybe 7 kms apart

A foreigner can only rent a land,house ,but can own a condominium.
If you're married you do however have conjugal rights to the lot and home under Philippine law though but it does need to be in your wife's name
