Slow progress but indeed now city has it's own cricket stadium...own upcoming airport....own metro...own port...own ferry stations..own bridges & highways...own star hotels & malls...own midc...own city buses & local railway stations...own special economic zones!!! Way ahead then the city of thane, mira bhayander, vasai virar & kalyan dombivli!!!

I think because geographically it’s similar to mainland Mumbai. Water on the west side and hills on the east side, it couldn’t witness the expansion. Panvel has immense growth opportunities as it can be expanded as far as Lonavala.
Pune, Noida, Gurgaon grew as cities because they had land to expand in all directions thus bringing in residential, commercial, IT, hotels, tech, etc
The big landmass between Taloja and Kalyan is another great opportunity as it’s in direct connectivity to Navi Mumbai and NMI airport.
