What a great time we had and we learned a ton about the market and where it could be heading. The Villages has a reputation of being the best 55+ community in the world.     Hello Mark. Came across your video just scrolling through Villages videos. I was impressed with your knowledge of the Villages but also really appreciated your impartiality about the homes for sale and the pros snd cons of buying in the Villages. Kind of a refreshing take on things and much appreciated!

    We are thinking of moving to the Villages. Have watched maybe 100+ videos to educate myself. This video, by far, is the most informative I have viewed. Thank you for taking the time to make it.

    Thanks for the info. I enjoyed it. Only problem is I was looking for more info on existing homes that were further north let’s say between the sixes Thanks again.

    We looked at 16 resale and 4 new homes in two days three years ago. I did on line shopping to pick those to inspect. Day two we found the one that checked off 90% of our wants and needs. We purchased up north near SS. The home had a total remodel three years earlier and also had a large three car garage “which is hard to find in a thirty year old house up north”. It was in our budget and we purchased it below our budget. No regrets, we are a golf cart ride to most big box stores, I an be by GC to SS in five minutes, LSL in ten minutes and BRWN in thirty minutes.

      It’s the way to go. The Villages is the only place that I’ve been to that allows you to see so many homes in such a short period. I’m glad you found what you needed after some leg work.

    We just put our down payment on a new home in Lake Denham. When I was at the house I mapped the nearest Publix, which was only 3.5 miles from the house. Also we looked at the models in Moultrie Creek a week ago Thursday and there was a LOT of people looking at the models and the parking lot at the design center was full.

      Our first day in Moultrie didn’t pan out well. They only had a few agents there to show houses. 2nd time around was better but still slow considering its high season (IMO). Is that the Publix outside off 470?

      @@gilborealty it was the Publix at Magnolia. I just mapped it again from my house in Lake Denham. It’s a 6 mile drive. 3.5 miles was apparently “as the crow flys”. Not exactly around the corner but not horrible.

    As a Realtor moving to TV in May, I continue to learn so much from you. I wish there was a way to keep track of TV listed properties once they go pending and then sold; the prices drop off of those listings. Maybe I can find it in the tax records. And am definitely watching the market every day.
    The Niagara and Essex models are both “Premier Homes” starting in the $600’s and appear to be the largest. I’ve only ever walked through Designer Homes which start in the $300’s.

    I wonder how the extensive infrastructure of The Villages is going to be maintained long term? Because I cannot believe the Bonds, Real Estate Taxes, and HOA fees will ultimately be able to cover the cost of all the golf courses, squares, roads, ponds, water/sewer systems, and buildings that contain restaurants and shops etcetera.

    Hey and great information always. Thank you.
    Is there a need to find a top selling VLS agent? In my experience/area usually the 3rd from the top agent gets the most for their clients.
    If yes how would I find that agent?

      Nah. Village agents have it pretty easy. They’re there to open a door and not much else. Make sure they explain all the fees involved in living in TV. That’s important.

    I agree about the lack of stores for the people living in the Lake Denham and Dabney areas. I also find it so scary regarding the lack of at least one more hospital in the Villages. This is an extremely large retirement community and one would think there would be a large area filled with state of the art health care facilities and another hospital. It just doesn't make sense to me. The Villagers are lovely and the Villages is beautiful but what's going to happen if these homes continue not to sell. Less money for Amenity fees and thus less money in the kitty to pay for problems as they arise.

      My friend lost her hearing a few months ago and she wasn’t to happy with the healthcare. She’s a very experienced nurse if that puts things into perspective. Rapid growth isn’t always a good thing.

    About the location of the restaurants in town centers.
    It's not a "make believe model"... it's an actual model. And 160,000 people who live there seem to be happy. And they are going to put more shop areas in the south.
    You're assuming they aren't doing that. Clearly people don't all feel they need shops immediately near their homes. They don't mind riding golf carts around. M traffic is light for golf carts... plus it's fun. People in TV are looking for & living a different, more relaxed lifestyle....so you cant compare it to the outside.

    I'm nervous about buying in Moultrie Creek. The same models in Middleton are being sold for less. Doesnt make sense to me. If the Developer can sell homes for less in Middleton, why arent they doing it in the Villages just a few miles away?

    From my observations the "Southern" part of the Villages is in "the chicken or the egg" dilemma regarding retail. They are probably several years away from getting enough retail inside (Eastport Village) and out to make this part of the Villages as successful as the more northern communities. It will be interesting to see how the current homeowners on both sides of the turnpike react to this over the next couple of years. Watching some of the CZcamsrs who live in these areas, they say they do not view the lack of retail as too big an issue currently as they realize it will improve in the near future. Time will tell and I for one have time.

      Commercial activity won't arrive before the residents. They can't afford the leases without the customers.

      I don't think you had to add much to help the sales in Denham and Dabney. Put a small convenience store in the recreation center where people can buy the basics and I think it would sell better.

      They’re fine. Prices have been dropped. Yards can be small there with that wall behind them. Try to find a corner lot.

    Some lots are cheaper, but most are not plus the bonds are the highest in TV so far. I was disappointed with this video, I thought you were going to show these houses you viewed.

    In the video, you mentioned a home a bit up north that is selling at a good price and could be a million-dollar home if you put in some upgrades. Can you link the home as I would like to compare. Thank You

      Check out 2880 cedar grove loop. It’s 998k and the pics don’t do it justice for what it could be and probably why it hasn’t sold. It’s on the golf course. This is a village listing.

      Not sure. Inventory levels in TV is way above 2019 levels though

      I was watching a report about periods of slow markets (2008), TV kept building.
      The report said to keep the staff working.
      It appears they have a big store house $$$$ for times of need that always fallow times of plenty.
      Side note the new prefab walls seem to me will really help this as well.
      PS I live in a Sears kit home from the 50’s. It probably sat in a warehouse. It’s really strong.
      Makes me excited to get to TV in a new construction.

      Also, look at the Essex. Very similar. You can search for new homes at their site and then choose models. These are designer homes so you’ll have to work out pricing with the villages team.

    It could be that the level of new retirees is reducing either by the declining boomer population or that people cant retire in this inflation based economy. I expect the number of retirees to decline over the next 20 years. The Villages may run out of customers. Retirees that buy now may have trouble selling their house in 20 years.

      In 20 years, it won’t matter whether they can sell their house or not. It’ll be a problem for their estate.

More than 150,000 people have "signed up" to live in The Villages, they've been going strong for more than 30 years (and own enough land to keep building for at least 20 more), and it's the #1 55+ community in the world. I think they'll be fine.
