I don’t see any well planned development in the area directly opposite the Boankra port. Bro look at the demarcation, you could seen the border line of the various fences, it is not in alignment, you don’t see well planned demarcation. Maybe other areas that are yet to be demarcated will be done well because of exposure.
I bought some at a place call Attia and it was going for 18,000 for 1.5 plots 3 years ago. There was a demarcation exercise going on in that area. And I can understand that all are sold out now. I can sell you 1 plot if you are interested. Look for Attia and see if you like the place.

The lands are already sold out years ago when the project started but was halted. You will get somebody who wants to resell but it will be expensive.
