    It takes guts to move a kitchen, Elisa. Good for you. I think shrinking the utility room and creating another bathroom is brilliant! I am always amazed at how replacing the dated elements, simple things like doors, closet doors, molding, front and garage doors, a dated fireplace....this is truly transformative. The house looks NEW and very high end. Gorgeous and your profit is well deserved. Thanks for sharing with us!

    Next time you need to rejuvenate a lawn that is in ok condition but just not green enough.
    Try using a product called "morganite" . It can be used year round even in extreme heat and it won't burn the lawn and will green it up quickly.
    In Vegas we can only water one day a week in winter and I only water 3 min on that day. My lawn is always green.

    I love the quartz backsplash! That’s how I have it in my kitchen too. I think it’s so much more sophisticated looking than subway tiles. Very beautiful and luxurious! ❤

    At 4:25 I believe she is saying the sliders make indoor/outdoor living "seamless." Great point to make! Beautiful way to expand outside.

    The transformation is beautiful. I always love when you are able to refinish the original hardwood floors. They are special and really add warmth. I love the sleek kitchen. The bathrooms are really pretty. Love the yard too, back and front. I’m happy you left the hedges along the walkway. Finally, your stager always does a fabulous job.

    Nice transformation. A big drawback to me is there's no kitchen storage. Where is food, dishes, spices, cookware, etc kept? It's lovely to look at, but at the expense of functionality. I suppose this is a cost saving measure? I'd much prefer less quartz as the trade off, though.

    It is unbelievable the cost of housing in San Francisco Bay Area. Down here in Louisiana that house would be about $400,000 to $500,000.

      the average income for South Bay households are roughly $400k, so $2.5m is a drop in the bucket for them

    Question... Why don't you install a refrigerator? You buy oven, stove, cooker hood and dishwasher... But not fridge? What about washer and dryer?
    (In Denmark it is usually "all or nothing")

      She explains this quite often, actually. There are so many different kinds of fridges… French door, side by side, 4 door, top freezer, counter depth, bottom freezer… she leaves it to the buyer to choose one that fits their needs best.

      ​@@elvinklitIt's normal for house to come without a refrigerator. As for oven, vent hood and dishwasher, you won't pass the inspection without them.

      You actually need the stove, dishwasher and vent hood for inspection purposes like Mija mentioned but also cabinets are built around them, it makes more sense to have it installed and finish the carpentry on cabinets this way. The fridge, washer and dryer are much more simpler to have installed afterwards.

    What kind of stone is the floor and showers? Marble look, but what material. Really nice job

      I think she has said that it is large porcelain tile in past flips.

      I believe it’s porcelain. Quite beautiful, and great for a flip. I considered using large porcelain slabs in my shower because it’s more affordable than quartz… but in the end decided against it because it easily crack with impact (for example, if someone were to accidentally drop a handheld shower head).

    Is the furniture in the after just for show or also sold to the buyer?

      She uses a stager so the buyer can get a good idea of what it can look like. They don’t get to keep the furniture.

    great video thanks for sharing, im confused on the purchase and sale numbers, you mention that purchased for $1.8mil +200k for rehab, putting you at 2mil, and then you sold for $2.5mil but you said you only made 250k on this? where did the other $250k go? As I'm sure some of the missing costs were, realtor and etc. Can you expand on this.

    A bench in the laundry room, where the new owners would have to move it to install a washer/dryer, is a tad odd.

      The bench is a piece of furniture that is not nailed to the floors. It is simply for staging purposes.

      I’d put it in the living space in the back. That seems like the place where the kids would hang out. Doesn’t need to be a huge tv (my tv is only 43 inches and works just fine).
