It's very difficult sir, it's already 4 months since this bill was passed but still we can find sites in unauthorised layouts are being registered, looks like this bill is like a snake without tooth. However, hope soon this bill would be implemented strictly across Karnataka so as a precaution it is better people stay away from buying sites from layouts developed Illegally without taking any approvals from local planning authority.

Amendments should also focus on how to avoid litigations, especially when ancestral property is sold without the knowledge of all coparceners. I feel land department should demand and upload family tree of the owner or coparceners into RTC database.

Sir, corruption can reduced by only 1%, bcoz subregistrar offices are run by agents and brokers, government officials are only signatory bodies and take settlements from the so called stamp vendor agents sitting outside all the subregistration offices. only 10-20% are educated can do this, rest will take the same existing route to register. if you go to cyber centers they will also charge heftly. how will this be tackled?

They should make REAR compulsory for all developers. Put a ban on revenue land layouts. They should bring rules to control all the developers who have cropped like mushrooms in bengaluru and across karnataka, cheating public in many ways while buying, selling, registering properties
It is already compulsory to Register all real estate projects under RERA, however 90% of the developers don't register their projects with RERA. What should be made Compulsory is Sub-Registrar office should not register any new properties without RERA Approval Certificate, only then Govt can stop registration of sites developed Illegally and unauthorisedly.

Yes sir, i agree that there is lot discrepancies in Revenue Department related websites, every now n then we come across one are the other problem. Officials concerned lack interest in fixing these issues as they always want general public to run from pillar to post.
Since the online service is managed/ run by a sortware company appointed by the government, the staff at the Sub-Resistrar's office are unable to rectify/ set right the technical glitch/ problem in the server /website..

You visit to panchayat office and submit documents for making manual to e khatha if its dc converted. Presently they have stopped issuing e khatha from.last 7 months after 2 to 3 weeks they will process and give B khatha this is what update I got from.panchayt.Thousand of appli actions are pending in panchayt

Yes.my neighbour sites have e khatha that is b khatha.i was not aware earlier that e khatha is required as I had manual khatha.
For individual sites akos they have stopped .we need to wait as I checked with panchayat may be in next 2 to 3 weeks they may process application

How many people are born millionaire to buy house costing more than Rs 25 lakhs.. Even if one earns Rs 1 lakh in hand in private job.. It requires minimum of Rs 50 thousand per month to maintain for 4 member family. And no one knows when that job evaporates in to thin air requiring 50% salary to be saved in FD and where is the money left out to buy a house.. Whether the govt or it's people representative have put in any calculation how a common man could buy a house without getting bankrupt.. This requires real brain to understand.

Each year more than a crore graduates are coming out of universities and are eligible for jobs.. But creation of jobs is not at the expected rate... Due to automation, Artificial intelligence development, demand for human resource is diminishing.... As per Demand and supply theory, higher the supply of human resources, lesser the payment of remunaration / salary / wages.
Joint family concept is vanishing in our society. Senior citizens canot expect children to support them. children may not stay with parents anymore. Nobody supports us in the old age.. And the longevity is increasing.
So most importantly, we need to create/save more and more funds for pension, medical expenses, food expenses etc., Owning a house should be secondary priority....though it is a basic need.
I totally understood your point sir. But end of the day common man shouldn't be deceived by real estate mafia in the guise of selling sites at cheap rate, that's all my concern is.
True but for common man it is very difficult to come out of the stigma for not owning a house, that's the reason there is huge demand for real estate in most of the cities.
I am not against our people owning/ acquiring a house. Housing is a basic need. I am just bringing to fore other aspects that we need to attend to, for a better future. And, of course i do always appreciate your efforts and your intension..

Yes mam, as I keep on saying in all my videos revenue sites will always come with one or the other issues, so it's always better to stay away from revenue sites. I can't help in this regard, only BBMP has to take necessary people friendly action.
