This High Dividend is No Gamble: VICI Stock

  • Last week, VICI Properties, ticker VICI, released their fourth quarter results as well as their end-of-year results for 2023. In their fourth quarter report, the company announced that revenue had increased 21% year-over-year and that adjusted funds from operations also increased 17.0% year-over-year. On a per-share basis, their AFFO increased 8.8% year-over-year to $0.55. For the full year 2023, total revenues increased 38.9%, and AFFO increased 29.1% to now 2.2 billion. They also announced and originated $1.8 billion in acquisitions and investments in 2023 and deployed capital every month.
    Regarding the results, CEO Ed Pe-toe Knee Ack made the following comments on their earnings call: “VICI's 2023 AFFO growth will likely make VICI one of the 2023 income growth leaders among the 29 S&P 500 REITs that report AFFO per share... Our investment activities in 2023 will produce growth in our portfolio quality, geographic diversity, tenant diversity, and income. It wasn't easy to produce future growth in 2023. It was tough to navigate in 2023. But even amidst this low visibility, the VICI team kept pioneering in 2023.
    Despite a more challenging environment for real estate investment trusts and speculation of a recession, VICI Properties continues to show they’re a world-class REIT with a great management team and an outstanding property portfolio. This company was created back in 2016 after a spin-off from Caesars Entertainment. Originally owning just Caesars Entertainment properties, VICI’s continued to expand their property portfolio over the years. Today, the company owns 97 properties, including 54 gaming destinations, 39 other experiential properties, and four golf courses.

    I like investing in close-end funds that pay monthly dividends. The trick is to hold long term and reinvest the monthly dividends plus buy more shares on a monthly basis or when ever you can afford to. This can be easily done because close-end funds are bought and sold on the stock market just like regular stock. That’d be enough to create a portfolio that would pay you between $50k to $70k in dividend income

    Because of dividends, I first began investing in stocks. It's important, in my opinion, to be able to live off of dividends without selling if you invest and make other income in addition to payouts. It suggests that you may pass that down to your kids and give them a leg up in life.     I feel investors should be focusing on under-the-radar stocks, and considering the current rollercoaster nature of the stock market, Because 35% of my $270k portfolio comprises of plummeting stocks which were once revered and i don't know where to go here out of devastation.

    Quality video as always. Been buying VICI for awhile, only 28 shares so far, but buying when I can. I think even the analyst expected share price of $36 is undervalued.

    I bought VICI when Marriott (MAR) announced that they got the management contract for all MGM hotels. VICI didn't jump like I expected, but it's going to climb as summer travel picks up.

    96% of VICI Shares are held by Institutions. So, professional managers agreed with the author of this video and so do I. REITs in general are being held down due to higher interest rates and should enjoy upward movement once rates are lowered. Diversity your REIT Holdings and we will do well over the next decade...

    And I've been looking at this company recently, this company is taking on a lot of debt, and it's raising capital on a regular basis, and it's essentially raising capital to buy properties that can be rented out at a premium to the interest rate.

    I'll hang onto VICI, but I bought in at 32.5 and I'm not happy that every time I look at the portfolio I'm down by over 10% on VICI the only good thing about it is, it pays a good dividend, so you get paid to wait. and I'm confident that stock price will eventually surpass mid thirties again. It just sucks seeing I'm down over 10% after buying it only two months ago.

      Averaging down to reduce your cost basis is an option. Unless VICI is a full position for you. Another thought is that
      All Stocks have 3 prices.
      Above intrinsic value
      Below intrinsic value or at intrinsic value 😊😊 My guess (current interest rate climate is depressing majority of the REIT sector). Hint: Stephen Schwarzman (founder of Blackstone) is loading up on REITS.
      In a decade 2023 to 2024 would have been the best time to buy REITS.

      @@DividendflywheelI know that I should average down when I buy a stock, but I just lack the patience. At times it has worked in my favor ( buying all at once ) other times, such as this one, it worked against me. Thanks for the info Re: BX. VICI is a small position for me in my portfolio, and I am underweight in the tech sector, so any cash I have will go into tech sector, if the NASDAQ ever has a dip.

    Cannot complain. It pays within its EPS AND has a good balance sheet. The only concern is that it pays out quarterly. Why invest in quarterly if the competition is for high yielding monthly stocks? It would just be going backwards.

    The fundamentals keep improving and high interest rates are holding the stock down. As soon as rates go down this stock has tons of upside with a growing dividend. VICI is growing it's intrinsic value quickly and you have time to add to it since the market hates REITS right now.

    The danger with triple net, particularly with such long leases as VICI have, is that the lease holder will do the minimum unless they have a business case to upgrade and modernise. So the market value of your property can be very dependent on how well the leaseholders business is doing since a run down " bare minimum maintenance" property will be worth less.

      Valid and logical cost benefit analysis for class B, or class C real estate. The casino operators know they must compete with other casinos. May I suggest that the reverse of what you suggested will happen. They will constantly upgrade their properties to keep up (with competition). If not their customers will flock to better looking casinos.
      The VICI template is so attractive other bigger institutional players are trying to get in on the (Vegas landlord) action.

    I owned VICI stock from $24 and was happy with it for several years, mostly because the quality casinos in Las Vegas. The recent purchases of bowling alley and, IMO, inferior Canadian casinos convinced me to sell. I wasn't happy with the loan program either.

      Isn't the average is dividend for all stocks around 1% however with that said who wants to go with "average". I am usually good with 5% but if my portfolio of 30 to 50 stocks and funds would average 7% I would have enough to retire and not need to touch any of my retirement accounts.

    Here is the problem with VICI and I held it a while. This stock goes no where. It ranges from 29-34 and bounces back and forth every time REITs takes a hit and interest rates don't go down. They are a great company but they aren't worth anyone's time until the rates drop because until then it's going no where.

      That is a good dividend paying stock if it only stays within that range. The only worry would be if it dips below 29.

      So you are not happy to buy it for 29, but will be happy to buy it once it hits 39? The whole point is to figure out and buy stocks when nobody wants them, then sell when they get hot, or keep em. Just like facebook during meta cycle, it was garbaje, but people who bought a ton got a huge payday
