What should you do if your landlord is harassing you?

  • Many landlords have a federally backed loan and some restrictions come with those loans, especially regarding eviction.
    Landlords don't like that, and they will shut off their tenants' utilities or call DHR on them saying they suspect child abuse. Anything to get their tenants out of their property.
    However, if there's a proper lease agreement the landlord has to follow the rules.
    If a landlord decides to change the locks and throw all of your stuff out because you're a couple months behind on rent, you need to serve that landlord with a huge lawsuit.
    Too often we see landlords shut off their tenants utilities, and then come after the tenant with a debt collector for money damages.
    They will sue tenants and try to get more money from them.
    If your landlord is violating the law by harassing you and trying to evict you, definitely look into suing them.
    You may have rights under your State Landlord/Tenant Act, the company violating the law may be considered a debt collector, and you may have some other state laws that protect you from being illegally evicted.
    Get with a consumer lawyer in your state to help you with your case, and punish these landlords from breaking the law.

    my landlord hit me on my face and told me to get out her house shes been stalking everywere I go and im a mom of two little boys Im definitely suing her

      Sounds terrible -- hope you can get compensated and protect others from this type of abuse. When you sue the bad guys (ladies in this case), it discourages them from mistreating others in the future.

      I don't know about the specific situation but if your landlord doesn't have a court order of eviction, just think of it as your house and all the right you have with it.

    I'm a renter...I pay my rent....I have a property as well....and now I expect them to pay their rent to me...life is one big cycle....try moving in the direction that works....you don't pay..you don't stay...the end....it's not complicated..it's easy math....should you be harassed or disrespected....NO....should you live rent free...NO....will the government allow you to walk all over them....hell no....if you have section 8 and don't follow the rules...your getting the boot....that simple...don't make it seem like landlords make up these rules...and laws....you don't pay...you have to rent a hotel...stay in a shelter...or stay with a family member....or live under a bridge...🤷🏽‍♀️ that is the reality..it applies to everyone..including me...as a renter and a landlord....I see both sides of the coin...

    If you're landlord harasss you, then it's up to you to request or even demand they stop
    If they push the issue, then get fair housing involved, along with every other resource absolutely NECESSARY.

    I’m getting so tired of my landlord making excuses to visit. Makes it so much worse that she’s already turned up unannounced twice. The second time she was caught on cctv taking photos of the property

    In Arkansas, renters are treated like less than an animal. If a dog is thrown out, ten people call the Humane Society. If a human is thrown out, nobody cares.

      Yep I live in Ashdown Ark it's about 20 miles north of texarcana and i pay my rent on time and don't cause problems. My landlord who works for the DEA moves ppl in next door to watch me and be rude to me to try to get me to move.

      @@todd77777772000 yeah that's one of the sucky situation where it is difficult to point finger directly at the landlord. Unless you have solid evidence they are moved in next door on your landlord's behalf to harass you, your best bet is probably find another place. It sux but some states don't offer a lot of protection to honest renters.

    Let’s add on that landlord’s hired someone by putting them in the apartment next to you whose continue to hit on your walls and floors all night and day because the landlord wants you out of the apartment. Because you have gotten the state involved due to previous harassment.

      That's when you can get a recording of what's going on. That's when you most need to invest in security equipment and then turn those recordings over to law enforcement. Get a copy of those police reports and get a rental rights lawyer involved, especially if you're disabled and you can find a lawyer who also handles cases for the disabled.
      When pursuing something legally, MAKE SURE you have a CONSISTENT history of ALWAYS paying your rent IN FULL on time every single month. Keep a copy of all receipts or get a copy of your bank statement of when those rent checks were cashed. As long as you have PROOF that you've paid EVERY DIME DUE, that's going to help you out even more, because I don't lay STRENGTHENS your case.

    problem is if the landlord is not an idiot they will not do anything so brazen that you can easily record or take a picture and provide hard evidence. They will make living there very uncomfortable for you and harass in much more nuanced and subtle ways that doesn't directly violate any laws, or make collecting evidence impossible. You should be pre-emptively prepared if you sense your landlord is such a person. For example, if you don't leave, I as the landlord just straight up smack you on the back of your head hard. Maybe then I'll make a sound like ouch (as if I got attacked) and then threaten to sue you cuz I have my phone on recording the whole time. What u gonna do? So always be prepared, check your state law and be proactive about it. For example in NY you have the right to put a camera in common area, u have the right to record voice as long as one of the party (you) consent to and knows about it. If the landlords do the stuff he mentioned in the video, they practically begging to be sued and lose. watch out for the more nasty ones.

      Yes many will be more subtle. The law tends to look at the substance of someone's actions. So if a landlord refuses to repair or refuses to remove rats etc then this can be a "constructive eviction" -- point is to know your contract and your laws in your location. And as suggested -- be very proactive!

    my landlord has been treating me and my roomate really badly compared to the others. shes knocked on our bedrooms doors at 1 in the morning wanting to come in. shes opened my bedroom door while i was changing with grown men behind her. my landland does all these things. shes asked us to move a car in the middle of the night during a pandemic, but shes offered a differential tennants bf a parking pass. my room mate and i want to break the lease but she wont let us do that or sublease. but we really do not feel comfortable living there.

      Is there a way to put a lock on your bedroom from the inside? Plus, you can get one of those door props and make sure that it's much harder to kick down that door.
      Have the cops on Speed Dial and call them IMMEDIATELY. put them on SPEAKERPHONE so THEY can HEAR what's going on.
      In a case like yours, just move out anyway. If you don't feel comfortable living there.
      If you've already requested ending a lease and it was DENIED, then just get the moving truck and do it anyway if you're truly endanger.
      Any lawyer who gets involved has the resources to help you. Make sure all of your rent has been paid up consistently for quite a long time, leading up to you taking legal action. Make sure you keep all receipts or get a valid bank statement that proves that rent was paid and those checks were cashed. It's best to pay through your bank because you'll have proof of who cast those checks.

    My landlord forced me to move out before my lease was up, an threatened me personally to move out. Can I seek restitution charges for having to move?

    Our landlord knocked on our backdoor and yelled at my wife for manufactured reasons. She then typed out a list of violations (all made up) and brought it to our front door with all four of her grown kids with her. Now she put her copy of an eviction notice filed by the clerk of court that I guess the sheriff is supposed to bring. We did nothing.

      @@That1hippiechic Thanks for asking. She had a statement from the electric company that she had them print up for her with an overdue bill and an estimate for a final bill totalling $980.00. We just paid it to avoid trial and drama. Still living in tents. Enjoying the rain at the moment. Just got home from work. It's the coolest it's been the entire time. God is working through us we can feel it. We can't expect everything to stay the same if we want the life God has planned for us. We are good. I never realized it's more expensive to be homeless than not.
      I've always made less than my bills but never got delinquent. God is good all the time. 🤟😎👍

      So security Had an argument with my father that became verbally hostile. He was coming from work and had a six pack of beer which he usually brings to rest and go to bed. This security was instigating and a neighbor saw some of it. Cops were called and the security looked like a fool when he just caused more confusion as he spoke and tried to keep arguing with my dad. So the next few days I get a “notice to permanently perform covenant or quit”. The security completely lied about what happened his story painted me and my father as if we were verbally attacking, following and harassing him amongst other stuff. Is there a correct way to fight this? Literally the whole story was a complete lie. I’m trying to get ahold of the officers that showed up to see if they can give me their side of the story

    You have been such an encouragement I don’t find it very often on CZcams “where a lawyer like you seems often care about the tenant ,you’re not near me and I couldn’t come to see you if I could but I wish there were more men and women lawyers that cared about the everyday person and would put out information about every thing about lease agreements and tell us what we can do about each item on the lease agreement and how it ’s a minor. infractions. they shouldn’t be able to evict us .but work with people you’re getting your money for your rent why do you want to evict someone that is a good person that pays their rent there are some people like me that have PTSD and I don’t think like everybody and I’m easily scared or I have tremendous anxiety and depression and it can be even more devastating for me when I have a landlords management jump on me mentally and hurt me and tell me that they don’t believe in mental illness and that I’m making it up and laugh at me and humiliate me and belittle me without helping me because I don’t think I like them anymore i’ve been abused for 17 years and Emma survivor of abuse and almost died from my ex who literally abused me horrifically for years. this is a subject that’s not addressed there are people out there like me that are renting an apartment and we don’t do the right thing all the time it isn’t that we don’t care it’s that sometimes we can have so much going on that it’s short circuits and we forget or we don’t know and we make a mistake and we regret it but why are we being punished by someone who is so hateful landlords management should not be that way there should be some kind of understanding and care about that there is so much mental illness and it can only be exasperated even more by conflict and hateful rhetoric and belittling a person to the point that they feel like they’re not worthy I’ve had suicidal thoughts a lot of times and she’s made me feel this way why does the management want to do something like this when she gets her rent money and now she’s picking on me for the little small stuff which you could say you know this is not allowed please don’t do this I know that you have issues you have to work with everybody there’s not one person that is like everyone else you’re going to find someone who doesn’t beat to the same drum and they don’t mean to do it my brain sometimes we’ll get short-circuited I’ll be doing this and then turn around and do something else and then change my mind and do something else that comes from PTSD and they don’t talk about this with management or landlords don’t remind them you do have renters that have mental issues that you don’t have the right to belittle them!!!!!! talk about that subject

      Unfortunately there's no lawyers who will take harassment cases because they don't see them as profitable.
      California is a pro landlord state and laws are on landlord's side.
      I found a lawyer but he wants $200 an hour.

    I'm in jackson alabama. I have paid my rent for two years also the utilities. Because of retaliation I have until January to put my name in the utilities. It's actually freezing right now. This has nothing to donwith not paying my bills it has to do with "I don't want to deal with you"

      Sorry you are dealing with this. I would get with a lawyer who deals with landlords -- often the Legal Aid lawyers have the most experience. Are you able to get the utilities in your name or is this a problem with the utility company?

    I have documented proof that my landlord has locked me out of my thermostat. The A/C was set to 80, then 83, and now 88, and since it's 10 degrees hotter upstairs, the A/C won't turn on until it's 98 degrees!!! Since the A/C is technically "on," are his actions legal, or not? We have a current rental dispute. Thank you for your help!

      did you take pictures or video of all that. Doesn't matter if the A/C is on or off, it is part of the implied clause of quite enjoyment that the landlord maintain a reasonable temperature range, unless otherwise specified in the lease that you agreed. (which still has to be reasonable and within common sense. For example it can say due to old heater the temperature can't go above 70, which is reasonable assume you agree and signed) But turning it up really high is a form of retaliation or abuse or other type of illegal eviction attempt. 80 degrees is not too bad but 90 or higher is definitely a problem. You would then request that the situation be remedied asap (as if it is a malfunction). If landlord knows about this, and still doesn't fix the temperature, and you have record of all this, then you can take legal action.

      @@ThePortraitArt my landlord lets the business below us turn the heat on in the summer. They don't turn it on when the business is open just when they leave for the night she has warned the guy but he continues and she don't want to lose his money he's paying her to rent out the downstairs business so it's 84° and my apartment at all times it drops to about 78 with the air conditioner on but don't forget my heaters also running she put a thing around the heater control which is located inside this guy's business for our apartments upstairs and he sticks a wire up there and still turns it on. Then next to me is a couple of drug addict alcoholics that get drunk and loud every single night and my landlords responds to this is if I don't like it I always have the right to move and I asked her what about on the lease where it says I have a right to quiet enjoyment she said she didn't know what to tell me but I always have the option to move. Then there's a business in the back bottom part of this building which is hers called stockers gun shop well I used to pay rent there for over 4 years and they would write me a receipt but the last time I was in there there was one customer and three people scanning around talking and I tried to pay the rent and the guy that I've paid it to for over 4 years tells me there's nobody there to accept the money so I tell him I landlord and she tells me that I'm being ignorant and because of this I now have to pay by check or money order because it's too hard on the guys in the shop to write me the receipt. I asked her if my next door neighbors had to do this and she said no just you. Then the address I have to mail this to is to the business right below me so I'm basically mailing it right back to myself isn't that ignorant. Somehow I'm the bad guy for paying my rent on time I've never been late once she's even said that me and her next door neighbors are the only ones who have paid on time every month but then she turns around and says that she has to do check her money order because she can't trust me? She won't fix nothing we got tons of birds living up under the roof there's bird s*** that runs all the way down inside our porch from them living above it I had to put a carport up because of all the s*** coming down on my car daily we have water leaking on the steps to go downstairs from the porch and there is a light in the roof and the water just drips from it but once again if anyone says anything she will know that it was one of the tenants and kick you out so you can't say nothing. They're basically allowed to do whatever they want and if not they just kick you out. It's great living in Ohio.

    I got behind in rent 1 month and was hospitalized twice and had emergency surgery.. my landlord went into the apartment, change the locks, and put a letter on my van that she would tow it. Stressed me out so bad only after missing 1 month. The harassment started the 1st week I missed the payment but I had emergency surgery.

      Make partial payments. pay whatever you can. In writing, ask for a payment plan arrangement,. Talk to Legal Aid, and a lawyer. Pay for as much of the rent as you can. Call your State Bar Association, ask for the Modest Means program and a tenant lawyer referral . It is around $36 in my state to talk to a Modest Means lawyer, for the initial consult.

It should not cost you anything -- the lawyer will be paid out of the settlement so don't let any concern over money stop you.     For anyone ask for advice, u need to research or at least state your, location, city, state etc. since the laws are different everywhere. I see a lot of questions but I can't help since I dunno where you are from. You need to research and do some study on what your rights are. and most time, it is A LOT more than what you think you have.

      Very good point. Its like different sports -- they have different rules. NFL vs College Football -- rules are similar but not exact.

      @@johngwattsin Jefferson County Alabama what about a land lord who offered a uninhabitable house rent free for a fixed term of 18months with utilities and materials provide but once a majority of the work is completed tells you to move then never has electric hooked up then calls dhr. My 3 year old was taken as a result. Need help asap

    I moved out of a house 36 days ago & the previous property manager is saying I need to pay for damages after they already did the final walkthrough & gave me my security deposit back. About ready to get a lawyer as this property manager has a record of this after looking up reviews.

    I am a property lease holder , I’m paid ahead , i own my mobile home , paid cash for the home , when I signed my lease paid the damage deposit etc she never once asked for proof of home owner insurance that was supposed to be required before the signing of the lease , so she never made me show proof huddled me in as a land renter , took my cash etc now 15 months later asking me for my insurance after zero incidents for 15 months just a random email asking for it on a Friday at 339 pm well I’m paid in rent in whole in advance , there’s 1500 ppl minimum people in this area

    My landlord gave me a thirty day notice and we don't have a rental agreement. I've been paying and they receive EBT and aren't reporting it in their taxes. Can I see. Also this is a messy angry ending between my friendship. I've been friends with them since before renting a room also I haven't had proper garbage, and water access when it was said in our verbal agreement that I would have all utilities in with the price.

    How do you find an attorney in the Charleston area of SC? One on the level. Where finding representation is hard. But, always being on time with lot rent, get along well w others, but just where property managers also ate semiuniinized, where they get a God like complex. Even uppity.
    I'll state this too, I've been a target of repetitive criminal activities, on a regular bases for years, no one else has this issue, just me. Which I'm not one of the other tenants nor part of management, it's my home, I rent a lot, that's it. Where I was summoned to court before, where others set in on me, trying to nail Mr from any angle possible. Which trying to find representation I could not find as I do not know how to find an attorney for such cases and the referral service provided by the state was no good, as he stated he would have a conflict of interests. Where SC and everything else here seems to favor the money. So, I ask. Where I have called police several times for tangible matters, but they have a terrible disease of malfeasance.

    I appreciate if hand information like this. It’s in sane with some landlords out there in nyc. Taking advantage of the covi 19 and harassing some tenants to make there lives a hell. Every person has the right of their apartments or homes. We are living with people around us that think they can break the law. Taking advantage of those that don’t have a voice. Americans born and raise in nyc are going through hell with some of these crooks harassing and accusing tenants that don’t pay there rents. Where are there rights. Why officials knowing this don’t do anything.elevators with not enough lughts for handy cap tenants to have accidents. Nobody seems tocare anymore. We are in this together. We don’t need crooks stealing our lives to accommodate there rich families under low profiles of affordable housing. I don’t want to see homelessness. We’re is the compassion and justice. Why hurt those that are officially here with paperwork.paying there renta.if the landlords lost money we don’t need to be responsible for there losses

      contact your district/city's court, ask for free lawyer consultations and legal aids. You can contact your county's bar association. You can even just visit a law school and talk to professors or staff there, often they will guide you. You can go to small claims court and they can guide you further etc.

    Thank you for this video I needed this I’ve been going through some crazy stressful moments from a leasing manager, who took her position and turned it into power and control and targeted me and ever since I have been going through nothing but hell low water pressure I have had shingles can’t sleep anxiety loss on my door on purpose and being petty and on my car every single day and I didn’t know what to do. It all started because I went into the leasing office and I spoke up to her because she was being very rude and disrespectful on the phone and her demeanor is she doesn’t want anyone talking back to her. she should be the one to talk and see what she feels like and you should be submissive, so if there’s anyone out there who lives in Florida and knows, please let me know. I am going to try legal aid, but this is not right just because you have a managers position does not give you the right to bully and harass a tenant it was to the point where I had to call the cops on her.

    i live in a small town in Alabama, well actually outside the city limits of a small town in Alabama several miles down a couple dirt roads. the property i live on is owned by an individual that has recently a few years ago moved back onto the land himself. he built and moved into a house less than a mile behind "my" house. there are no other people in eye shot except him. the only people that ever come down my dead end dirt road other than myself and the land owner are postal carriers, waste disposal, and another cattle farmer that tends to a small farm on the land. my point is this is not in a sub division or apartment complex or any public viewed city housing location. i know he owns the property but my family has lived and paid rent for over 20 years as of now. I myself have not lived here the entire 20 years. my grandparents were the original leasers of the house. but i came and stayed off and on for several years until 2017 after my grandmother passed and i moved in with my now step dad permanently. during the times i was just visiting i had a vehicle break down and didnt have the funds at the time to fix it. im a car guy and know working on cars takes time. i do like working on cars so you can imagine i have tools and car parts and my car is disassembled to various degrees. at different times. i wasnt living here at the time so i ended up having to go back and forth and eventually i wasnt coming and working on it at all for a couple years. but after my grandmothers passing in 2017 like i said i moved in permanently. at that point i knew i was going to be able to work on my car again. i began buying parts and equipment i knew i was going to need, and then the land owner moved on property and threatened to tow it because he didnt like seeing junk in the yard. mind you this is in the woods and the car was in my back yard by the only car storage area we had (we built a three car carport many years ago because there wasnt anything on the property). after i had already spent several hundred dollars on an engine and other parts. we had to start renting another small lot from a family friend (in another town)to store my car and a few other things from the property. thats been a couple years ago now but just the other day he started back threatening and harassing us about stuff in the yard (yard decorations like benches and tables with stuff on them) and of course i had that motor still but its under a small covered portion of the house that connects the house to a water well. i refer to that 4 foot ish area as a car port even thou you really could only put a riding lawn mower in it. the land owner has once again said i need to get rid of my "junk" motor because he doesnt like seeing it. hes in his late 80s or early 90s but hes constantly in and around my yard on his side by side or a tractor. i dont have a garage so i cant work on anything at night, i cant work on anything when it rains, its rough working on stuff during the summer because as any southerner knows it gets HOT so i only have a tiny window of time that i can actually work on it. so it does sit for long periods of time. should a land owner be able to enforce ruling because of their own opinion. just because he has alot of money and is not handy or mechanically inclined in any way so he just pays someone to do whatever it is that he cant does that mean i cant have a hobby or fix my own property? ill be honest ive been trying to work on this one particular car for almost a decade now with people stopping me every step of the way. it would be running now and the motor that hes complaining about would be in it if he hadnt started threatening to tow it and harass me about it. sorry for the long comment i just need to try and draw the picture of my housing situation so people understand why this really gets on my nerves so much. also i forgot to mention the car was my daily driver at the time so i didnt have another vehicle to drive either. i only over this last couple years was able to purchase a vehicle that i daily drive now.

    My landlord is sending the maintenance man to put a reminder notice on my door every other day and/or has me under surveillance. Threatening to tow my car, standing outside my front door taking pictures of the door, while I'm home. It's ridiculous.

    We’ve had our car towed cuz they won’t be available to send us a parking permit, they played phone tag and never had their office open, we asked them to put it on the door or in the mail.. never did, then today we got a notice for a “rotting pumpkin” on our porch... it’s a blue pumpkin... this is after they tried to raise the rent $260 (37%) (November, just before the pandemic started) and lost when we told them they can’t raise it more than 10%. We just found out 3 of our neighbors are also leaving... this is a guaranteed win.

    How seriously can a landlord who breaks into your apartment twice in 10 days (once while you’re home and half dressed) be sued? There was never the “lease stated 24 hours” in advance scenario. But there is certainly two police incident reports!! (This is in Pennsylvania)

    I am living in a house that was repossessed by the bank. The bank called councilman Neil Foley to come remove us without going through the courts. I am being told accept cash for keys Monday or be removed and the house is being boarded up. I'm trying to find a place. However, finding a place in this time frame is impossible. We will be homeless Monday 10am.
    This is happening in Suffolk NY.

    So what do you do if you’re the landlord and the tenant is not paying rent and now they have changed the locks and have refused to communicate? My tenant is telling me that I have harassed her and I have not all I have done is ask her if there’s anyway we could have a portion of the rent. We are now selling the property and she will not let anyone in to view even if we give her plenty of notice.
    It seems to me we have no rights at all as the landlord and the tenants know that.

      Good I'm glad they stopped talking to you, they know their rights. The reason they stopped talking to you is because at some point you harassed her. Do yourself a favor and follow the laws. The tenant has no interest in talking to you now that you harassed her. You can go through the court the right way when the pandemic is over! Leave her alone!

    Our land lord insults us and belittled us anytime we call and let them know there is a problem. They haven't fixed holes in outside walls, fixed rotted kitchen floors or broken fridge. Even windows that were broken when we moved in at still broken after 10 years. Anything that is wrong the blame us. I even told him an outside water faucet was broken due to freezing Temps and he asked "what do you want me to do about it?

      So I would get with a consumer lawyer in your state to see if there are violations of the landlord tenant law in your state that can end up paying for your attorney. Often these laws have “fee shifting” so a lawyer can take your case without you paying the lawyer any money. It levels the playing field against wealthy landlords etc. Good luck!

    The management company has been trying to pass a water bill. The property is mixed income and a majority of residents are section 8 and low income. We have been hit with administration cost, service fees. I have not received a statement. I found out from a neighbor to check the resident portal and there was a bill with all the excessive fees. Most of the residents here do not have computers or email accounts to find out about this. Some may not be able to operate a computer. By the time they get their bill it will be in excess of $300. Is there anything we can do?

    Am I correct in assuming this applies here in Michigan as well? March, 2020 my (now former) landlord not only violated illegal lockout laws, executed a self help eviction, he also took/stole, currently withholding every last item we owned.
    He removed 100% of our personal belongings ranging between every item of clothing other than the clothes we were wearing to basic, everyday bathroom essentials, toothbrushes on up to healthcare items such as medications, daily medical necessities, our food, the furniture, even our trash & trash cans were taken without a shred of insight as to where our entire lives were being held against our will, wishes & control. My worst fear was that they had disposed of our personal things. My twin brother passed away 6 years ago in a tragic, untimely death leaving me with only a few personal, physical items to keep him close to me... those things are among the items that were taken as well. My sweet, wonderful, bright, driven, motivated 17 year old son just graduated from Mason High School. (I was unable to give him a Traditional Celebratory (or any alternative whatsoever) "Open House/Graduation Party" that he so completely, indisputably deserves. Due to the lasting devastation as a direct result of this man's actions I was forced into sudden homelessness (currently for 3+ months) without a pillow, blanket or shred of dignity. A less than worthy articulation would be best described as defeating, devastating, paralyzing, debilitating & driven to the depths of dispair with only relentless pain, suffering, uncertainty, agonizing worry, deteriorating physical + mental health in a conflicting state of reclusion. Forced and now desired due to shame, fear, loss of strength, will.
    As for my wonderful, worthy, deserving of so much more son - I was unable to display comparison pictures, school work or other milestones since his "baby bag + baby book" invaluable momentos were also stolen in this unresolved landlord/tenant robbery dispute).
    We were never so much as served court papers, there were never any court dates scheduled (which would've at least given us reasonable notice & prevented the loss of every single item that I, we, my family owned).
    Illegal? Unethical? Immoral? I would think so. I'd love to share the email/formal complaint & excruciatingly delayed response from the AG's office. FTR. The local police dept refused to visit the property, create a report, and much more as far as the list of unbelievable factors, dynamics, and most recently - blackmail/extortion by way of a monetary contingency presented to my s/o from the excluded/above the law, landlord.
    Until just 2 weeks ago we were 100% unaware of what happened to our belongings, and I was absolutely broken, devastated.
    After a desperate call to the landlord by my S/O we learned he did, does, in fact have our things. He advised that they're locked up @ an undisclosed location and that he had "planned to sue US" for past due rent but he would potentially "be willing" to "settle out of court" in exchange for our things if we give HIM money.
    Am I crazy, or is THIS INSANE?

    No seriously, is this, can this really be happening?
    I've never felt so powerless, worthless or stupid in my life.

    So we are on vacation and just happened to be one week late on rent. Our landlord thinks we're in California and went into our home and started boxing things up and removed the camera from my home and threw it in the grass. We called the cops and he lied to them and said he gave a 24hr notice. The cops did nothing we are in Arkansas.

    Can a landlord threaten to evict us for doing what he told us to do, which is if we had a problem with a neighbor to talk to them..
    We left a polite note asking neighbors to be mindful of the stomping, yelling, and running around at odd hours...
    Landlord said leaving a note was "chicken shit" and said he would evict us if he has to talk to anyone again.

    THANKS FOR SHARING. my landlord is a council and they harassed me for the past 22years. no hot water or heating, coming into the property in my absence. few days ago, they sent me a warrant of execution section 79, i phone and sent an email to the council. The next day I was sent a text for next day execution, and i phoned them again to talk since it was a repair they stated but no specific time given and i had a clinic appointment (2day after served with warrant). Three people came, i allowed them come in, but only two came inside, they spent half anhour to cut off the gas pipe and boiler, then put label of uncommissioned/ installation,. they left without telling me a thing. they left with no certificate given to me. I don't know what to do.( sorry for this long story)

    My daughter's landlord took this month's rent within the 5 day notice to evict, then still had her evicted today, bc he didn't want her service dog there, who is fully trained and certified to her! She was only 2 days late for rent, and had never been late. She's a single mother of 3, and her son and her both have disabilities. He came on to her, then when she rejected him, that's when he started to fish for any reason to get her evicted. The landlord and the judge both broke 2 laws today with not allowing her service dog, and stealing her money. I think this is a private mortgage. Does she have any rights at all, and can the judge and landlord actually get away with breaking 2 laws, and evicting her like that?

      @@alwaysinprayer900 get evidence, then sue. ok to be dark for a sec, you generally have what is called castle doctrine, which means if your primary resident is invaded (You don't know if they are there to rob you or w/e) right. You actually have the right to use deadly force in many states. I don't recommend it at all but I'm just giving u an idea of how much power you actually have. My advice is if you can leave, just leave. If you can't, get a lawyer. Just going by what you described, assume there is no other context, the law is on your side. But you should set up camera or phone recording at minimal for evidence.

      @@harmonysophiamizrach6290 depends on what you suing your landlord for and whether condition of the lease covers the issue at hand. If it's something illegal and u haven't waited years, yes u can sue but again, depends on situation / evidence you have. Otherwise it may not be worth it since the burden of proof is on you. What you should done is every time there is a break in, call the cops, as well as set up some kind of recording device. And if your landlord is extra dumb he might retaliate against you, while you still have an active lease. In this case you can sue again for the retaliation (w/e he does, like turning off water or do a self-help eviction to you or something)

    Ive had to block my landlord for continuous messaging and phone calls during the week and weekend. Even after i was clear i am currently on unemployment due to the pandemic. I have rats, electrical problems, and roaches that i asked to take care of. Location is al.

    In my case i was stuck oversease from april to august when i come back the property management won't hear my story and she threatened me by the eviction verbally and she was rude she say i don't care you should of looked for someone to pay your rent . I applied for rental assistance and still no response yet also at the time i was overseas i had no income and couldn't collect unemplayment .
    Note : i paid here a part of the rent i owe and she stamp this sentence in the back of the check :" accepted & applied for use & occupancy only without waiving our rights of eviction " .
    Is that considered harassment ?
    Also what should i do .
    Am from Massachusetts.

    I live in the state of Hawai’i my residents manager has taken pictures of my guest while waiting for me in parking lot. My nephew spent the night and she saw him waiting outside the building for me to open door she asked who he was and who was he there for she asked him for identification mind you this is not in our rule book for our guest for provide identification to be on property or to vist he’s a kid 17 he gives her his birth certificate which is all he had in his wallet she takes a picture of it. So that’s the first few incidents with her harassment. My car was repossessed during covid so I’ve been using a family members car to get around so in our complex if you want a a parking stall you have to have a car registered in your name with car insurance and what is called a safety check since the car is not mines and the person who the car belongs to is not on my lease I’m unable to obtain a parking stall so when I park over night I park the car out on public property and walk into my complex. Well one day I had parked the car a bit closer to my complex on a completely different property thats not apart of my apt property it was a shopping mall parking lot. From what the malls security said when I asked about the citation mind I’ve parked at the mall from time to time no problems well on this particular day I see my residents manager as I’m walking into my complex she’s walking towards the mall I’m parked at I come back about an hour later to the car at the mall and there is a citation when I asked about the citation mall security said the manager from the neighboring apt said that car (the car I’m using) is her tenants car
    and she saw me walking towards my place and that my car doesn’t belongs parked there as I’m I’m not in the stores. She threatened the malls security that if my car doesn’t get cited she will call malls security manager for not doing there job. Reluctantly the security said he had to write the citation as she would not leave till he did. At this point I’m feeling stalked and harassed I make s formal complaint with residents managers management. Which comes to what I believe is a retaliatory action on her the residents manager part. I make a formal complaint it gets sent to her and a few days after she gets sent a copy of my complaint she starts citing me saying I’m not allowed to drive onto property that I need to register my car with her I explained to her about why the car is not parked there as it is not mines to do so and I don’t want to park the car on property. She then says that I’m not longer allowed to drive onto property which I’ve been doing for months with no complaints from her I do no park the car when I’m on property I drive in to drop off and pick up my disabled child or bring in groceries. She’s taken pictures from the building security of the car on property saying I’m violating parking that the car is not register with her and that if I am to drive on to property that I will need a letter of authorization from cars owner saying I’m allowed to drive car she is also requesting that the cars owner give to her a copy of their license and provide the cars registration. Then will I be able to be allowed to drive onto property. No one gets screened upon entering the complex and in my lease it says that we need to provide these things if we are parking in a stall. Can she make such requests also I’m the only one being screened like this or having to provide such information information about people who not even on the lease I feel harassed stalked and her telling me I can’t drive on property is causing me great stress that I can’t get my disabled child home without me driving her on property none of her requests are in our rule book but yet im getting warnings of eviction if I drive onto property. Help🙏🏼

    I live in VA. My landlord came to my house on August 26, 2022 and told me that he's selling my townhouse that I rent. He said that he couldn't afford the insurance and the taxes anymore. He asked me if I wanted to buy it ? I told him no because the house has a lot of repairs that need to be done. Not worth it. Then he asked me to sell the house for him and he would give me $1500 to $2,000. I told him that I'm not a Realtor. My landlord is a slumlord. Since then he has been calling me asking what I was going to do? I told him that I was looking for a place to move to. I have not gotten a written notice to vacate from him. The last time I talked to him he said that I needed to be working on looking for a place because he would hate to throw me out. My lease says that he has to give me a written 30 day notice. He's only given me a verbal notice. I'm afraid that he's going to come to my house at the end of this month while I'm at work and change the locks or put my property on the street. I pay my rent on time every month for 9 yrs now.

    I live on the apartment on top of my apartment manager and after this whole pandemic started my 3 girls were not allowed to go to school and the lockdown started! Well she have me notices because she said my girls were walking and stomping to loud and the third notice was an eviction notice and the reason for evicting me was because the walking and running from my lil girls was disrupting her peace! Yes that’s literally the reason for the eviction. Mind you I have been living here for 4 years after my divorce, I live alone with my 3 girls (4,8,11 year old) and I have never not once payed my rent late! Even with the pandemic I have always managed to pay my rent! Anyway I went to the property owner to let them know that I was being evicted and they had no idea she was doing that because she didn’t let them know, anyway they told me that I was not evicted and that I could stay! So here is the problem now, she has been harassing me with more notices, she yells at my girls for stepping on the grass, she yells at me accusing me of nonsense. For example today as I was leaving she got out of her apartment to yell at me to tell me that I’m not allowed to have a chainsaw in my apartment and that she’s warning me that she going to come into my apartment to do a Thorough inspection to find the chainsaw 😕 and all I did today was vacuum! A lot of neighbors have heard her yell at me and it’s all because we walk in my apartment but what else can we do we can’t fly 😞 anyway she keeps harassing me and the apartment owners don’t reply to me they just told me to be quiet. She never had a problem with me before and all of a sudden she’s screaming at me telling me to keep my animals under control ( yes she called my kids animal and denied it the next day when I told her that I can’t believe she would ever say that, she said I was putting words in her mouth) she’s crazy and she’s driving me crazy! I need help I can’t live like this anymore and I honestly don’t deserve this being yelled at in front of my girls. Any advice will help 😞

      I would ask you recommend for a change in units, but if that's not possible look for low income (if you cant afford to spend money) lawyers or talk to a supervisor about her behavior.

      this is a type of targeted harassment. It doesn't sound like she threatened any physical harm so it's not likely to be seen as criminal harassment. Either way, first tell them clearly (and always have some kind of record or evidence. look up ur state law, u can write a letter or if law allow it - such as one party state, install a recording app on your phone) Tell her straight up to stop harassing you, that you don't like her behavior and ask her to stop. If she continues, u can get police involved, show them the evidence and so on. If she is still thickheaded enough to keep going, u can file for a restraining order. Don't fight back, keep your cool and let her dig herself in deeper.

    My Son and daughter in law were covid positive. They were in quarantine. During that time the bathroom had a leak and required repair leaving my son and his family without a functioning toilet. Long story short my son made the landlord aware he will have to rent a hotel room because his family needs access to a toilet. She didn't object to it. During this time him and his wife are recouping from covid and have small children so they need a functioning toilet. My son paid her the rent minus half of the hotel expense. The landlord became upset and demanded full payment. My son reminded her he told her he'd have to rent a hotel room to have access to a toilet for him and his family. This is Texas and she googled a form I guess and today serves him an eviction notice she delivered to the home demanded they exit the property in 3 days. What rights does my son have and what can they do so she won't keep coming to harass them. Who can he talk to in Texas?

      Not too familiar with TX but should be free legal aid in the area as well as free consultation from lawyers/firms. Even some small claims court offer legal aid. I have literally seen clerk working at those places gave very sounding advice due to experience. The help is out there, it is just a pain to fight the whole thing. =/

    Our situation is, we always paid our rent, we kept to ourselves. Didn't bother anyone. But my landlord is friends with the people i used to work with. So when she found out i quit, that's when she started harassing us. She never had any problems with us til then. Then she accused us of being alcoholic and threatened us that if we didn't go to AA meetings every single day of our lives she would have us evicted. So we complied because we didn't want to get evicted. She didn't care if it cost us $30 or even $80 everyday to get back and forth because we didn't have a vehicle at the time. But even so, the lady Still kept harassing us, demanding that we get rid of our decorations in front porch, and grills, and bikes and everything. That's when i basically sent her to EAt mY shoRTs. So after this she went through with the eviction process. We requested a jury trial. We have court this coming Tuesday. 🙂

    The landlord broke into the apartment through the fire escape popped the mailbox and someone actually stole mail out of it now they have ppl staying I'm thee apartment above who constantly make noise 24hrs it seems.they come I'm shifts there is a day time crew and the ones who come at night stay up thee entire night making sure u don't get any sleep ppl knock on the apartment door randomly daily and it's happening Now in Harlem acts being committed by c&C management and when u report it the super is allowed to call ACS on you and say you're delusional

    im from Alabama, i have an issue with an increasingly aggressive landlord. the house is several miles outside of my small town city limits off in the woods (not in an apartment complex, sub division, or HOA,) point is im not in the city surrounded by other people or any type of businesses, its just my family down a couple dirt roads miles away and the only person within eye sight is in fact the landlord at the end of the dead end dirt road about 3/4 of a mile to a mile away. my issue basically stems form the fact that i am a vehicle enthusiasts. i enjoy automotive hobbies, so naturally i work on my own car unlike the landlord who doesnt have any hobbies or skills whatsoever. he has money so he just pays someone to do whatever it is. anyway, my, at the time, only vehicle was not in good running order. thats not just the car guy in me it had a bad fuel leak and it didnt run right and it was kind of a fire hazard because it spit unwanted flames out of the exhaust and i had a hole in my fuel tank. anyway, i was at a point with the car that i really needed to rebuild the engine which requires removing it and the car not being able to function until its fixed. this was several years ago before i moved in for good. the home was being rented by my grandmother for over 20 years. 24 i believe as of now. well she passed away in 2017 and at the time it was her and my uncle living in the home. my uncle is in his 70s and suffers from ptsd from Vietnam and he was not really fit to live on his own at the time.so he asked me to move in. i had actually been there a couple years before her passing and thats when i was trying to work on my car. i left the car there and had to move back in with other family and then she passed and i moved in. at that point in my life i was able to actually finish working on my car without having to travel back and forth between a couple different cities, but shortly after i moved in and started buying parts and equipment to begin working on it the landlord started threatening to tow "MY JUNK" off to a scrapyard. i had an issue with that obviously. but i ended up moving my car onto another piece of land that we now have to pay rent for also. again this issue was actually in 2017 and my car has been off the lot for 3 years. but all of a sudden today he came onto the property banging on my back door and yelling and FALSLY accusing my of unrelated issues that im also extremely angry about. and threatening to have someone come take my "JUNK" ,referring to the engine that i bought again around 4 years ago, he says is in the front yard but in fact is under the very tiny ''carport'' on the side of the house on an engine stand to the junkyard. and he was very aggressive and loud accusing me of lying about again unrelated issues. but he kept calling me disrespectful to his property (IRONIC)and he kept threatening me and being loud and aggressive i would tell him to stop threatening me like that and he said "its not a threat its a promise" like hes some badass. he admitted that he doesnt want his family (thats coming for a funeral) to see all the "JUNK" in the yard. to me that says that he thinks hes better than me and that my hobbies or life doesnt matter. i really just feel attacked and harassed and insulted by the situation, he also waited until i was the only one actually home to do this. he was acting as if i was some kind of punk kid. (im 31) I havent even really talked to him ever and this attack was the first "conversation" we've ever had. he would say that this is a house not a garage or junkyard. he has no idea that when you dont have money or are not actually there to work on it it cant just be done all of a sudden. the car was in the yard, because we dont have a garage, so i couldnt work on it at night or during rain or snow (which it actually did down here in 2017) and again it was around this time of year rainy and snowy and longer nights when he first started this. i cant help that i dont have as much money as him. this year (2020) has been hard enough, i havent been able to work due even still now because of the shutdowns so i havent had access to the several thousands of dollars needed to build it. i think i need to involve the police in this issue, even if he has a legal leg to stand on with the vehicle situation i think he crossed a line. i dont expect to actually get a solution here but i really just needed to vent i guess.

      @@0annonymous i appreciate the comment. i actually live in a house on a couple acres of farmland not apartment so that is one of the reasons for my anger with this landlord. i honestly feel that this guy does have an issue with me (and only me) because in fact there have been other times where there were several different vehicles on the property that were not mine and there was never any issue with those. it was only after i officially moved in that my vehicles were an issue. i only had 2 vehicles on the property and one of them was my "daily driver" (main vehicle for everyday use) the other was an important item to me that i was trying to get ready to build a racecar out of. at no point even during the times i was actually able to work on them were there ever any parts scattered around the yard or anything. they were always in our designated working area. since we do not have a garage we built a small carport type building that housed our tools and whatnot. ive felt that i needed to get lawyers involved but i do not have the available financial resources to do so. i have since had both of those vehicles stolen and one was crushed by the junkyard, and i still was unable to bring my remaining vehicle back onto the property even after the landlord being informed of the theft and recovery of one of them. i am in a horrible situation that i feel i am stuck in since i cant afford to move either.

    Do you have a colleague in the Oakland, CA area? My landlord was forcing me to sign a new lease with higher rent and since I refused to sign it, he served me a Notice to Quit on 3/3/2020.
    Ive been paying him rent 5-10 days in advance since I moved in and I continue to do so. Please advise. Hes in violation of the rent freeze and eviction moratorium.

      CA? your landlord either doesn't know what they are doing or got complacent. CA and NY are two of the most tenant leaning friendly states. If you don't want to leave, it's a world of pain to your landlord. I hate to say this but even bad tenant who just straight up don't pay can cause their landlords hell. U just keep living ur life, and when he does something, 9/10 he gets in trouble. In CA and NY if there is a dispute between landlord and tenant the landlord needs like 90%+ of proof of right to win the case, while tenant just need to create 10% of doubt to get the whole thing dismissed or even compensated. Is everything up to code, are there enough fire alarm installed and covered at stipulated distances and carbon monoxide alarms. Most time the papers landlord serves a law-biding tenant is just to scare them. They really can't do anything.

    Yeah but how do you get your tenants to pay the $30,000 they owe you?. How do you get a tenant to let you into the apartment for inspection after 2 years without?
    At what point in time does the court system remove the vexatious litigations they bring against landlords.
    Actually had a tenant say "I'm afraid of the landlord" , and she actually won a restraining order, it's still in effect 18 months later!
    She's not afraid of the landlord, she just feels uncomfortable looking at him because the guilt is overwhelming and she does not want to be reminded of her theiving.

      I think in most states you are allowed to evict and request money damages. Obviously check with your lawyer and any orders from the court.
      That seems odd that it has been 2 years and you can't even inspect the property...

      We do but if the conduct is criminal we always recommend going to the police. If a landlord is physically attacking someone, that's a criminal matter that needs to be handled that way.
