    hello sir tanong lang, yung edge ng concrete public road at sa pader ng residential property line ay halos magka dikit, kailangan pa ba umatras yung may ari ng residential lot for setback, ayaw kasi nla umatras dahil nka pader na ito since 70's at bago lng itong concrete road ginawa?

    Sir tanong ko po halimba dalawa ang rrow front and rightside kailangan ba mag setback front ng 3m and rightside 3m din? Halimbawa 150sqm lang ang lupa ko.

    kapag susundin po ang mag setback naman po ay wala ng matitira sa 2nd floor para sa bedroom...mainit po kasi pag wala bintana at para nasa loob ng kahon ng posporo

    Ano naman po ang setbacks if commercial yung ground floor tapos apartment units yung 2nd, 3rd and 4th floors? National Highway po ang harap ng building? R-2 maximum? R-3?

    Saka ang pagsukat po ba ng setback is from the property line:
    (1) to the center-line of exterior wall; or
    (2) to the face of ext. wall?

    Goodpm sir..tanong ko lng po..meron po akong unit sa lumina armina sf 54 sq mtr...gusto ko kasi e extend yung likod at kilid..binigay ko yung proposed plan sa architect ng lumina at na okihan nya din kaso doon nman sa OBO hindi daw pwede kasi kailangan daw may setback sa likod?lagyan ko nman kasi ng airvent sa loob?

    Bakit po may nakikita ako sa mga subdivision na ang setback lang rear at side ay 1 meter lang then sa front ay 2 meters, allowed po ba talaga un at kung hindi, pano naapproved ang ganun design

    Paano po kapag rectangular yung lote? 21m po yung front pero yung left side 7m, right side 10m. tapos yung likod ko riprap na. dhindi kakayanin yung 4.5 m or 3 m setback sa harap para sa left side kasi masasagad ako sa riprap. yung likod mawawalan ng setback. wala po bang exemption dun? pwede bang wala nang set back or 1m na lang setback ko sa harap?

    2 mts on the sides 3 mts at the front. Pag gusto mo isagad sa property line make it a firewall
    Pd1096. Consider also ordinances like Subdv rulings na 1 firewall lang.

    Sir tanung lang po 300sqm ung sukat ng lot 12.94 x 23.28. Floor plan ko po 8 x 10 pwde po bang setback ko sa front is 11meters, side by side ko po 2meters, rear 2meter ,,, , maraming slamt po

    Our subdivision is R-1 for Quezon City property taxes. However, there are a lot of duplexes and houses with firewall on one side. Is our subdivision R-2 under the National Building Code? Which means have a firewall or less than 2m on one side?

      I think they haven't mentioned the minimum lot requirement for R-1 which is 300sqm. So it should fall under the sub types like R-1.1 R-1.2 or R-1.3..

    Architect, pano ho kung hindi sumunod ang isang bahay sa isang village sa bldg regularions ng city hall, and yet na issuehan ng bldg permit.

      May mga na-a-allowed din na deviation sa standards, an architect can argue why the design can be accepted as a soluion as long as hindi ma compromise ang health and safety ng lahat.

    Hello po! Pwede po bang umabot sa setback yung overhang ng main building gaya po dun sa 4:59 (yung second floor roof po) as long as hindi po siya lalagpas ng property line? Thank you po!

      Hi, Merong minimum distance between property line and overhang, That is 750mm, kaya hindi pwede umabot and overhang sa property line. Thanks for the question.

      Yes, same rule applies, in addition meron pang ibang requirements sa corner lot na iba like allowable open space.

    Thanks po. Very informative. Ask ko lang din, yung nabili ko kasing lot sa isang low cost housing subdivision, walang setback lahat ng katabing townhouse. Makakasama ba sa ventilation at natural light kung magsesetback ako, since parang lulubog yung bahay ko compared sa mga katabi? Thanks sa response Architect.

      Alamin mo muna kung ano yung guidelines ng developer, yung guidelines ng developer na sundin mo, kung gusto mo more setback than the guidelines, if allowed, i dont see any problem naman initially.

      Mag assume ka lang ng imaginary property line and follow the minimum setback if you just want to maximize the space.

      Hi, pag may setback technically dapat sunod sa minimum requirements ng code kasi mag kakaroon ng opening ang setback. Kung wala naman opening na ilalagay pwede yun.

    New subscriber here Sir!! Tanong ko lang po paano po makakapaglagay ng bintana for ventilation purposes at makapasok ang natural light at hindi po mainit sa loob ng bahay kung ang property ay townhouse na dikit dikit ang dingding ng bawat bahay? ang bintana lang po ay sa harap lamang?

      Allowed mag extend ang balcony sa building line complying with setback, 1/3 of required setback ang allowed na projection. Thanks

    Sino ang nagdedecide kung R-1, R-2, etc ang classification ng isang residential unit? Say for example bumili ako ng 100 sqm lot sa isang subdivision, ano ang classification ng house na itatayo nyan?

    Sure ba kayo nasusunod pa to? Bakit ang dami ko mga bahay nakikita, kahit sa loob pa man din ng subdivision, napakaliit ng setbacks lalo na sa front hindi naman nasusunod ang 4.50 m na layo. 🤔

      Thank you for the question, the answer is, sure ako na may mga deviation sa code, may mga case na kailangan makipag dialog sa building official kung may mga cases na hindi applicable or other possible solution, this will be specific cases na i papa approve mo or ng architect mo. Meron din naman mga lumang buildings o bahay na hindi pa inabot ng updated code kaya pwedeng hindi ito based sa new code. Others hindi na natin alam kung ano ang kwento. Thanks!
