    As much as I respect James, he speaks as if every agent knows what they are doing and saying, when in fact, to Greg's point, they are not. There is not a lot of transparency in this industry between agents and the consumer. Again, which is why we're in the mess we're in.

    "I can still charge what I want unless we want to get rid of capitalism in America." Guess what? Congress already did that to mortgage lenders with Dodd-Frank. Realtors should appreciate the settlement that was negotiated by NAR. All the crying going on is very disappointing. I wish more agents would look at this from the consumer standpoint, not from the standpoint of their wallet. I love the perspective that James offered and it is very valuable.

    the ego in this conversation was a LOT to handle up front, and you have to stick with it to get past it, but they hit EVERY major issue, they hit it real, and they hit it hard. This was a great convo and I've sent it to a ton of people already, excellent speakers.

    The most valuable line of the whole interview was " are the inmates running the asylum", and guess what. The inmates ain't telling you what's coming.

    Question, how does a buyer get a pre-approval letter if they do not have the money in the bank to pay the buyers agent fee? Since they do not know the home they are going to buy? I suppose it would be a contingency in the pre-approval letter, but will lenders allow this, I am hearing a lot that will not?

      And I am noticing on social media 5:38 lenders that want to be candid on this topic are worried about Agent reprisals, it seems the industry needs to have candid discussions to make it work for all, buyers, sellers, lenders and agents.

      It wouldn't be any different than buyers who need closing cost assistance to pay lenders fees now. Usually, the pre approval just notes that.

    Fannie, Freddie, FHA, VA will not allow finance commissions. Until that changes, dead arena. Not sure what the Realtor is saying about the financing.

    Dwiggins you are coming off horrible, super pretentious, and just a not cool stuffy realtor. Your narrative sounds comforting for the realty business. Which just points to the fact that the whole culture culture has to be over hauled.

      He was being demeaning towards Greg. Eye rolling, trying to leave a "final statement", and you just watched, not cool.

    I do find it amazing when lenders who have had their fees financed into the loan for decades via consessions, which we as Realtors negotiate to make happen take issue with us doing that for ourselves a bit rich. However I do think a value add we can provide for our buyers is helping them shop lenders, I will say my experience is most lenders aren't all that willing to negotiate their fees or rate, maybe that needs to change.
