I'm a home remodeler, and I can say, nobody "gets it" as much as you MeetKevin. All of the points you make are very real in the remodeling world. Kudos to you for taking control of the work being done, you're 100% right, if you don't clearly communicate and set up your subs to win, you're asking for headaches.
As an electrician & project manager I LOVE this video! Thank you for mentioning- going to get your own supplies (I don't want to & I'll charge you way more than you'll pay), tamper-resistant plugs (it's code, it's not just that I "just want" to use the more expensive ones), don't bring supplies to the job early (especially not an entire house of furniture before floors are done, walls are painted & you don't have an unfinished basement to put it in!!!), put fixtures in the room they belong in & put boob lights everywhere, they're fine, no one in a rental cares, they're just happy to have ceiling fixures
LoL love it. Buy quality when it matters and cheap when it doesn't. Pretty simple concept.

Something I've noticed myself from renting a bunch of different places and having construction experience. Quality workmanship beats quality materials. I'd rather have them use cheap materials but really well done installation vs high end materials but just slapped in there all sloppy. Paint job is an area most apartments are lacking. Or my current apartment has granite countertops but poorly installed, not totally level and they didnt measure it right so one end overextends so we had to jam the fridge in there fridge side is now dented and doesn't sit level either. So cheaper materials and a handyman that takes pride in his work is what I'd rather have.

To some extent I would agree, but then there is the cheap stuff where it’s almost impossible to do a good job or it takes a whole lot longer to get it done right. Tile, or laminate flooring for example. Cheap thin granite breaks on you if you’re not careful and handle real slowly. Pine wood trim gets knot stains if you don’t use the super expensive primer. And then often times the wrong people get blamed, like when there is lippage in tile when it actually was the framers fault for putting crooked studs.
It all comes down to the general contractor (or flipper) having the knowledge and buying the not so cheap stuff when it matters.
Nothing is a challenge for Kevin.

Kevin I always order all my materials as much as we can think of and get ASAP. We put a special lock on the garage and unplug the opener. When a contractor comes I pull the materials out of the garage lock it and I’m on my way. We are doing duplex splits and condo conversions! Flip it split it and sell them.

Kevin, Another great video. Yes agree whole hardheartedly on delivering material, stuff grows legs. Have the material that you will need to be used that day or the day before. If you store it anywhere someone will find a way to make it disappear and yes I would stand in line to buy my own materials and deliver it. I did the same for my roof when the roofer said they were going to charge me X amount of dollars for replacement OSB. I told them I'll have all the sheets you need when you guys show up. Same with electricians, I'll go buy the circuit breaker you need.

i thought i only lined up the materials near there location, super efficient, get a nest indoor camera to not only talk to subs on site but keep those sticky fingers away. also buy a Knaack tool box, all types of sizes, leave material on site but locked up. put it in view of camera

Kevin nailed this one. We flip and rent homes too. Contractors are one of the scummiest people on earth right behind politicians and lawyers. They will lie and steal regularly so be careful. I highly recommend you write up a contract prior to them doing the work specifying what exactly will be done. I've learned the hard way. I once had a drywall guy quote me. I agreed to the price. He did 75% of the job then claimed he was finished. He said one of the rooms wasn't in the verbal agreement. I argued with him. I knew he did that because he didn't want to miss out on another higher paying job opportunity that called in during the middle of my job because he was stuck having to finish mine. I then threatened to file a complaint to the state licensing board and he finished the job with serious attitude.
You have that experience for hiring the cheapest contractor and probably not even licensed.
@@ElGalanDeLaKumbia Drywall is completely different from all the other trades. Plenty of plumbers and electricians to choose from. Getting a drywall crew in on short notice is hard to do in a booming economy. They want the BIG paying jobs dry-walling entire houses not doing small patch work in a rental. 90% of the construction trade are scummy. But it's funny when there is a downturn in the economy and they are all out of work... that's when they beg you for a job and work their butts off for you. But when the economy is hot, they are sleazy!!!

Since my friend and I have started talking about combining capital he keeps alluding to "markets are bad, bad time to buy.. markets are so unpredictable, bad time."
I know every market for every city is different, but he seems to just say things.. he's very smart but I just don't understand.

Yup. I personally think it's rather hard to find a "handyman" or a an ethical carpenter.
Usually all of the good ones, that will do decent, honest work, charge an arm, leg, liver, and spleen. Basically they are usually overpriced.

"Nobody does stuff the way it should be done" Yes and no. If there's no clear communication on what the expectations are, it will definitely not be anywhere close to what is wanted. However, even with a "clear" plan...the one paying has to be on top of the project managing it! Otherwise it is money out the door. Love your videos. As a new homeowner with my husband...we'd learn quite a few things the hard way. UGH.
