- Buying raw land for a manufactured, modular or mobile home can be a great option to get the home of your dreams but there is a lot to think about. Before you purchase raw land it's important to know all the steps required to get the land to the point it's ready for your new home so you don't blow up your budget. I had a neighbor build a small garden on raised beds around the septic tank. gravel paths around it with a large pot with a fake tree covering the manhole. when they need to get it pumped out, they just need to drag the 50lb wooden pot to the side and put it back. the septic guys love it so much.

If you buy property remote ( like where I live in rural Maine) and have to install a well, leech field, and septic, you also wanna get a water test done first to 1 make sure you have an accessible aqueduct and that any water close to igneous rock passes a lead and arsenic test.
Also. If you lose power, you have almost no running water.

Great content, learned a lot watching this video. You've told me more than a retailer I've visited did. Helps to know this beforehand instead of after contracts are signed then the phone calls start. Had that happen years ago. Turned me away from mobile home buying. Getting all this info is changing my sights.

What are the costs of land preparation includes utilities, septic tank, water, power, and permits?

Estimate roughly $$$
5-10k for a well, 5-10k for a septic tank installation, if on well water no water bill only power bill. Utilities with central heating and air are about 100-150 non winter or summer months. During summer expect about around 200 power bill and winter around 300. Depending on what climate you live in of course.
@@tj5163where do you live getting those prices?? I’m in Nebraska and average well drilling says 10k online but it’s more around 15k and septics on average is 12k with leach fields.

What happened? Never saw the conclusion to this series of videos where the pad was completed and the house finally got moved to the new location. Would like to know the whole story and how everything worked out including the final costs for everything. I realize this series was posted 3 years ago and getting the final results at this point is unlikely but after watching all 7 videos I feel like I want closure.
