vi unos lotes que publicaron en san diego de 35mil y 50 mil, mande mi informacion a su webpage y nunca nadie me respondio?
What happened to them? Did they leave El Salvador? It's been almost 6 months since their last video?
The problem with real estate development targeting foreigners, is that it makes it impossible for the locals to afford any property in the nice places, most locals are "condemned" to live on the ugly places due to the high property prices and low wages most locals have. In El Salvador it is happening the same that already happened in Costa Rica, where not only real state, but most things are crazy expensive due to the "gringo price" imposed by market speculators.
I was actually about to make a similar comment.. El Salvador as a whole is very small so now that the country is safe a lot of our people are gonna want to come back and retire unfortunately if the government doesn't Crack down on foreigners buying property that more than likely will be used for rental Airbnb, hotels and or vacation homes that they will only utilize half the time than it makes it hard for it's own people to purchase property so we can live..(not saying all foreigners won't live there permanently but a lot might not) Costa Rica, Guatemala,Nicaragua and Mexico to name a few have this problem, where foreigners buy up land for more than what it's worth but ultimately end up rising the house pricing making it impossible for locals to buy in their own country.
Ridiculously expensive it makes very little sense to buy
I love the country a great deal, but I agree with various comments as the land values in El Salvador are insanely high vs. other countries. For example, take the development mentioned in Playa San Diego. They're asking $45,000 for 200 square meters (that's a 2,152 square foot lot btw). To put this in perspective, that's a per-acre price of $918,000 dollars. I haven't paid that type of price per acre even for a parcel of land that I purchased on the Sonoma Coast in California! We've been looking in the Lago de Coatepeque area, and there too the prices are sky high so this isn't a place-based problem, it's an issue impacting the entire country of El Salvador. Hey, we all buy want we want, when we want it. But, just know the economics going in as you make a decision. Peace
So, you are telling me that in order for them to answer very simple and valid questions, these people will charge over 200 bucks? 30 min "free" consultations? Their services look more like a cheap law firm than a real estate company guiding you and looking over your interest. I wonder, if all real estate agents and firms are like that over there, if so, that's big no for me. Please change my mind.
Thank you Ryan and Jessica for your kind words and the lovely video!
🇸🇻☕
House is more expensive than mine in New York. Such a bummer 😕
I love that you guys are out there making videos, bringing the reality to the viewers. This video in particular was very eye opening. ES in comparison to its neighbouring countries doesn't have the necessary infrastructure to support foreigners coming to live there. That's obvious. Coupled with terribly high prices for housing, sorry, someone is getting really greedy, which in the end will destroy the purpose of Bitcoin and the change in ES. It's sad because it could be good. 1000 lots above Playa San Diego... You're kidding? Who in their right mind wants to live in that kind of massively huge community? Not many people...
They've got the whole housing real estate game going in the wwrong direction. Or maybe, I'm totally off base.
expensive for a country that has a developing infrastructure
Yep. Wanted a house there with a pool and 3/2. Somewhere with bars and beach. The prices I’m seeing are like 500-600k, which is like Florida.
@@jrgb9945Right and next month it will be $700k. There are no housing market regulations and appraisals are not required. Sooo the sky is the limit for sellers who are seeing green as is this realtor. His people are conducting sales like an auction. Once they see interest the price goes up $20k or so. You're chasing a rainbow. It's totally ridiculous...
Then you walk 100 yards or so from that home and people don't have running water or electricity.
I ended my trip early ...
Expensive, Portugal still my number one choice at the moment
The prices are completely ridiculous. What justifies such exhorbitant prices? There's no infrastrucure to support these areas. No decent roads, no services (shops, hospitals, transportation, schools, etc. etc.). Don't get me wrong, I think El Salvador is beautiful and the people are nice, super-nice. Obviously there are people trying to take advantage and cash-in before people discover the reality. These people are not only taking advantage others, but they're actually hurting the locals -- how can Salvadoreños afford to live in a nice place? Shame.
Bukele is a smart man. I'm sure his administration will soon implement taxes for social and civil services. A great divide is forming as one taxi driver told me.
@CaballeroBC 😂 so smart that forigners are not paying taxes anymore, while small local bussines have hardwire caschier machines to tax even candies. Electricity price for salvadoreans has increase meanwhile the cheap electricity goes to producing Bukeles Bitcoin for his private wallet.
Perfectly well said.
@pirateking173 The taxes I paid for my hotel, car and food was ridiculous. EL Salvador is not cheap. I think part of the reason why this channel has dried up is because things have quickly changed. Bukele will soon jack those he's attracting there with taxes to support the rest of the country. It's a two step process, first entice people to come then bang, now you have to pay for the roads, parks, infrastructure that was invested in for your comfort and also help the greater community. It's always been that way. Even here in developing segments of the US.
@@CaballeroBC. Not smart, just greedy and opportunistic.

Came to El Salvador in September. Stayed in a AirB&B in Antiguo Cuscatlán. Immersed myself in the culture, did a ton of walking, rode the busses, visited El Tunco, Surf City on the coast. Came to investigate land opportunities and construction methods. Tons of security, felt safe on the streets, visited the Mayan ruins and famous volcanos, learned lots about it's history. The country is beautiful, people are very friendly and helpful, and there's lots of opportunity for hard workers and the young at heart.
How much did you get paid to spread lies on the internet?
I am proud to the guy talking too. Nice to El Salvador. God bless you.
I haven’t been keeping track on your latest videos. But I’m glad you’re still producing new content. I came across your channel since the first three videos. Hope you keep growing.
Lots of new opportunities, nice video,,,,my next trip for sure
Beautiful.. everything
what an amazing video. each video is getting better and better. congratulations and i hope you have a successful future!
I'm a local and bought a house in 2021 in San Salvador. That year prices were not that crazy. I remember I checked a very nice apartment in one of the nicest areas near the WTC. That year was cheap , it was just 124k. Now 2024 prices are insane. Seems like a bubble to me.
Thank you for showing the real estate side of El Salvador
Got my hurt pumping guys... outstanding video. God willing we'll be there in February 2024 wife and I planning to retire there - would be awesome to meet you!
Muy interesante! Thanks for the videos and info. Insent them a message just now. 👍🏼
The whole world loves your President. We wish we could clone him and distribute him to every country on this planet. Wouldn't that be a wonderful world!!!
I'm about to book a one-wayer to El Salvador
quick question............basically, if I turn up with a trezor or wallet..I can withdraw dollars from a BTC machine straight away..? .. or do I need to have some kind f residency or anything to do that? ....and how much % interest do I get stung per withdrawal.....is it 10%.....anything else I should know about that? ...thanks.....
Welcome! Keep your cold storage cold, and keep your day-to-day spending money on a wallet app like Blink, or if you prefer self-custody, Phoenix.
Ideally you'll patronize businesses accepting Bitcoin over Lightning, as that's the easiest and most convenient way to do things, but until you get a handle on those you'll need cash from the Bitcoin ATMs for the first little while.
The government's Chivo ATMs give the best market rates and minimal fees. You'll need a Salvadoran SIM card to use them, but these can obtained anywhere, just bring your passport. Highest fee we've seen was from the Athena ATMs, at 8%. Don't bother with those, they're tourist traps.
Once you have your residency permit, you can download DitoBanx wallet and request a Bitcoin MasterCard. These can be used anywhere MasterCard is accepted, including online, and will eliminate much of your need to use ATMs and cash. Check out our video with DitoBanx to learn more about that.
If we can be of any more help, drop us a DM on X, or email ryanjessicaexpats at gmail dot com. Best of luck to you!

Thank you very much for the video. You folks are wonderful!
I must say though I'm having sticker shock. I'm a realtor and of course El Salvador is not my market thus much research is required. At first glance the fixer upper has some elemental structural issues for that price. There is some concern that prices are being inflated ahead of anticipation of demand.
As Canadians we find these prices incredibly low. Average house price in Canada is nearing half a million, and that's for small homes in disrepair in crime ridden neighborhoods. A home custom home nestled in the mountains, for example, would start at $800,000 up there, and the taxes would push it even higher.
@twopeopleinparadise I do understand your point of view. You both left Canada for very good reasons which one can see also being taken advantage of financially.
Where have you guys been? Nothing posted in 4 months. I hope everything is ok. I enjoy your videos and hope to see a video posted soon. Even a short one just to let us know if you are both well and happy.
I think they got some advertising gigs and are working hard at earning a living. Prices for everything there are going up faster than inflation, in my opinion. If you're all in like them, then "game is on" earning money to make your life happen. Especially if you need to buy a home. Those prices are rising practically weekly. It's no joke there if you're trying to get established.
Do you mean that consultations with real estate people are not always free? Is that not always true? Usually the realtors get their commission on the sales they make not on initial consultations. Do realtors work differently in ES?
If you want to inquire about a property at Porta Real Estate Boutique, the consultation is free. The fee-based consultations are for individuals wanting information about:
- Market
- Prices
- Zoning
- Capital gains and other taxes
- Financing options
- Legal questions
- Closing costs
- Design and construction
- Payments with Bitcoin
- Payments with USD
These consultations are designed as a substitute for an expensive round trip to El Salvador to answer these questions and develop insight into real estate in El Salvador.
@@twopeopleinparadise all of what you mentioned should be able to be available from a realtor to a potential customer. It seems disingenuous that they would be able to talk about a property and not be available to answer common areas that the profession requires. No you don’t need a trip to ES to inquire about some of these issues.
@@gloval5187 that's exactly what I thought. All I'm seeing is overpriced places, and a very deceitful way of doing business. All the aspects you mentioned above are valid questions that anyone interested in buying would make, and what a realtor would gladly answer.
LOL, $200K for a "fixer upper!" Yeah we want to come for the great weather and all but heck, I can buy a fixer-upper in West Virginia, Kentucky, Tennessee, etc. for $10k-15K on good acreage.
I suppose it's all relative. There's zero-bedroom studio condos going for $600,000 in Canada, so to us a detached property right on a tropical beach in an ascending country for $200,000 looks really good.
Hey you TWO, I miss YOU ❤
Adi rs muy hermoso amamos a nuestro pais y nuestros hijos wuieren conocer nuestras raices por primera vez ❤❤❤

I don't like septic tanks. Can it be normal sewage? Are solar panels in addition to regular electricity? And how often do they need to be changed?
To be on normal sewage you'd have to be inside a municipality. There is municipal water out there but not sewage, which is pretty standard throughout the country for the time being.
For an on-grid power connection, you'd have to contact Del Sur to have a line run out there. Would be pricey, but you might be able to coordinate with the other residents to get that installed.
As far as the longevity of the solar panels, we'd recommend reaching out to local solar power company Divine Solar for accurate info.
Hope that helps!
@twopeopleinparadise Thank you for the response and update, I understand. Those beautiful homes are out of the city area, and those utilities are out of reach for the moment. Totally understand, thank you.
Awesome content. Please share more videos like this. I enjoy watching properties and new developments in ES as I am currently looking for an investment opportunity.
Hi Ryan,
Since you physically visited this places, can you please tell me which one you like, a day have good potential to raise family.
Appreciate your feedback
and have good potential.
Sorry for the typo
Speaking personally, we would raise a family in any of those three places. We like Tamanique best because it's embedded in nature, quiet and peaceful.
Thank you Ryan for your prompt reply. I register, hopefully I am in top five.
Buena Noches
Best of luck!
how much did your move cost
ESTAN MUY FEAS Y MUY VIEJAS ESAS CASAS Y LO PEOR DEMASIADO COSTOSAS NI EN CANCUN ESTAN TAN COSTOSAS
Ryan and Jessica where are you guys! Missing your videos hope everything is going well
Oh boy I'll be heading to EL Salvador in 2 weeks. I'm doing research and getting realtor feedback that home prices are jumping up. One property went up $20k in one month after some interest was expressed by a few clients. I'm seeing a fair amount of USA level pricing. Things are a changing in EL Salvador!
Prices are rising in a ridiculous manner. We had a list of land shown in December, and now prices have risen over 20k in a matter of days. Looks deceitful, but sure go ahead and take your chances, and please let us know how it goes.
@joeydaze6706 I definitely will share my experience since it will help others. I'm a loan officer and realtor in the US and will both take my time and conduct my due diligence. Different country different rules...
I did find out that appraisals have no bearing on the deal. It is like an inspection in the US and really for buyer edification. As such, a meeting of the minds needs to be met on value.
As promised I'm following up on my visit. I went to EL Salvador and devoted myself to seeing everything. Rented a car and went to all the areas mentioned in this group and others.
I'm sorry but being a realtor and loan officer in the states I'm seeing properties way over priced. Owners and realtors are getting way ahead of themselves. Well they can since there do not exist housing regulations, standards for pricing/valuation and laws like the US.
Case in point for one property in Berlin the owner wanted $350k. It has running water 10 days out of the month, terrible cracks in the walls, chipping paint, cracked tiles and 2 ferrel dogs sleeping at the front door also a homeless man laying on his back serenading to the neighbors.
Sorry but not for me. I suggest looking into planned development and buy land.
Whatsmore, there is really no property tax per say just a small municipal fee paid monthly. As EL Salvador grows rest assured residents will be taxed to assist the rest of the population. There are many people in need and now with real estate going through the roof (that some people will pay for) and cost of living going up ... as one cab driver told me it leaves the rest of the community so far behind.
Anyway it's a beautiful place. Go check it out ...
how can we get more information on Mirador Del Mar we are in El Salvador looking fo a retirement place I am Canadian my wife was born in El Salvador Rosa and David
Wow.
Title insurance? Property tax.?
Awesome video. You guys got to check out El Tamarindo. Best fishing spot, beaches, views, lakes. Undervalued beach properties. A hidden gem.

Why no more videos, someone knows if they are ok?
Could you show market prices? For groceries and products
Same as the US in the chain food stores. The mercados/ street vendors are cheaper but I would only buy veggies and vegetables.
@@CaballeroBC. Is coffee cheap tho, I don't think they have the strong coffee as we in south America have
Well dictatorship China is "investing " in my home country so it must be a good time to go and do same....
Prices have gone up in real state in el salvador in last couple of years.
Still more affordable then USA and Canada
Muy bien hablando español , felicidades.
Muchas gracias! 😊
Excelente 😃😄 me sentí muy feliz por tu esfuerzo de hablar español
I like what El Salvador id doing with Bitcoin and all. But this stuff is for millionaires really. Don't think it wil be ooen to the average folk.
I bought house in El Salvador 16 years ago and never thought is going be that’s expensive now , if someone is thinking to buy a house do it … thanks guys!!
Not worth buying in el salvador!
Carisimoooo
Hola cómo están interesada en saber sobre propiedades
Really expensive I just came back. In my opinion New York state prices for properties that need a lot of work. A lot of infrastructure is not setup yet. I bet taxes will be instituted soon to help the rest of the EL Salvadorian population. Right now in my opinion it will be best to do some research and find a resonably priced plot of land.
You guys are so so ❤sweet.
The title of this video should be " GREEDINESS IN EL SALVADOR TAKES OVER THE REAL ESTATE BUSINESS " ...
👍👍
🙏🧡🧡🧡
Porque no asen am echo videos
i got my house for 50,000 in honduras. 275,000 is to high
The agent said it was selling for cost. Cheap labor is $20/day, experienced tradesmen is $40/day. Materials are much cheaper then US and Canada
I can't see how this is justified. over priced and they are just gouging people coming there.
He said the price was close to cost, not at cost.
I'm quite certain they would be happy to break it down for you if you reached out with your inquiry.
Seems almost as high as Florida real estate
You should help the salvadorians living there.
300k
El Salvador is a nice country to to visit but living here is a very dangerous because El Salvador sits on a major fault line at any time they could have a major earthquake and the houses are not designed to withstand earthquake.....

Valuo bancario dice lo q vale cualquier terreno & casa en el salvador , DONT BUY WITHOUT a bank valuo of the house/land ... Learn before buying fron BS people
I'm out. Went there and it's not all that it's hyped to be. Realtors and owners are seeing green! They've lost their minds! The poverty is also extreme what about the 80% of Salvadorians who are barley hand to mouth? Good luck to those who dive right in.
My concern is foreigners bringing their political ideology and preconceived bias into the country.
The foreigners who are coming are fleeing that ideology, and are joining with the local people to build and uplift the country and its people.
Warning!!! These long-con artists. Do not spend any money/OWN EL SALVADOR!!!
Y las casas para los salvadoreños? Ya que ni Los doctores pueden pagar esa cantidad
Oh and ya, the pricing for 30 minutes of real estate advice?!?
Again, greedy or stupid or both. Nowhere else in the world that I know does this. I think they're crazy.
Y'all need to stop lying... I'll be there in a month... There's more than meets the eye... The fact that they are dollarized doesn't mean it's cheaper for Americans😂
No one has made that claim.

Using Bitcoin for this kind of construction is waste of value. To much expensive. Wait for mass Bitcoin adoption. Thank you for your video.
