With approximately 6,000 acres, the $26M listing price ($4,406. per acre) should come with mineral rights to a recently discovered and un-mined gold or oil deposit on the property. Otherwise, the land is definitely overpriced.

Find something similar in that part of Texas for less. I can't. There's a ranch about 140 miles SW of there for around $38,000 an acre for sale (the Arch Stanton Ranch)...

A significant portion of the mineral rights and all the surface and executive rights related to the minerals are believed to be owned by the seller. Please contact the agent for additional details.

It is not over priced... The dollar is worthless... That land is not

NOT in Texas. With mineral rights, the price would be substantially higher.

Very soon you would not find these unique properties available anymore in the market of TX. The land is simply beautiful and jaw dropping.

Because they give people different prices depending on their financial status!! The more money you have the more they're going to charge. They'll lie and say it's not true but ANY time ANYONE doesn't list the price that's the reason why!!!

Over priced or not, the idea of looking out my window and seeing oil rigs POTENTIALLY is enough to make it worth zero to me.
It makes me suspect the seller is fleeing because he knows what is coming and doesn’t want to deal with it, but will be happy to take my money and the money from the mineral development.
RIP OFF RIP OFF RIP OFF!
