    Inventory being up these substantial %s has be looked at in terms of where we were last year. Wasn't inventory ridiculously low a year ago? I watch my mother's neighborhood carefully and the resales seem to be flying off the market if they are fairly priced. The ones that sit are clearly way above the market.
    As for new homes in Raleigh, it seems to be mostly townhouses and an inordinate number of million dollar+ homes. At least that's what I'm seeing.

      You are spot on about inventory being low last year! There certainly is a perspective element to this. You have to go back to 2020 to see June inventory higher than it was this past June. But we still are below what we had pre-Covid. High prices and high rates have also hit buyer demand so hard it's slowing the market down even though inventory is lower than pre-Covid times. It's an interesting market!
