      Stunning! The job you did on this house is amazing! I did kind of liked the original doors.
      We're going to remodel soon, but we're not sure if we will sell, rent, or stay. Thankfully this house is in good condition, it just needs a facelift. I'm saving this video to show our contractor.
      Thank you for sharing how much money you put into it, it gives me an idea of how much it could potentially cost.
      Being pregnant, I don't know how you walked through the house without getting sick. It's a shame how people let their homes get so unlivable.
      I'm looking forward to seeing more makeovers, especially split-levels.
      Added Edit: We also need to make our home wheelchair accessible. I would love to see more homes, especially split-level one, that are accessible to people like me. . . elevators, lower kitchen counters and stovetops, wider walls, larger roll-in showers, and doorways, that do not look sterile like a hospital.

      I think the pillar in the front, you should have used stone caps. Leaving the pillar in the state that you did, still make the home look dated even though the home has a fresh coat of paint. Putting stone caps around the pillar would have went with how new homes are built today, here in the Bay Area.

      Also another word of advise, when flipping old homes to make them look like modern new homes (like this home), you should consider relocating laundry rooms to the upstairs of the home. This is how new homes are constructed now.
      I say this because I've seen other videos of yours where you relocate stairs and gut walls all the time. So if you're in the process of gutting walls on a home, you should take into account of relocating laundry rooms to the top level of the home. This will help with making the home appear newer than it is.

      We live in the Pacific Northwest. When we moved in, the house had a pool that we seldom got to swim because it was too cold and had no heater, plus the PH has to be just right. My dad was always testing and trying to make it swimmable. When they sold, they filled it with sand, but the new buyers took out the sand and made it a heated pool. Can't win! The pool at this house in the show was horrible looking. I agree, it was time for it to go.

      @Carol for the Bay Area, yes. Most of Northern CA is very hot in the summer with temps 90-100 inland (most of the state).

    i like the walk threw at the end. I like the fact you showed the whole home. instead of just kitchen, livingroom, main room and back yard. so thank you for showing the entire home. would of liked to seen the garage. what a great job, hope to see more homes that you've done

    14:36 SMART! What she says is correct. Unless you live in Florida or similar hot climate, a pool is not a value-add to most properties. The high cost to install plus the several $thousand annually to maintain the pool make it more of a negative on resale. Additionally, buyers who have kids are concerned about safety, but an expensive fence transforms the beautiful water feature into an eyesore. So on resale, you do NOT reclaim the $50-100k it costs to install a pool even if you find those rare buyers who are young enough to enjoy the pool, have no small kids, and are wealthy enough or dedicated to swimming enough to not care about the high maintenance costs.

      I maintained my pool for about 5mins a week and $200 a year over the long run (including filter, pool heating, cover). No water, using gutter runoff. Not sure why people make it so hard.

      @@hannesRSA Pools that take up the entire yard are super impractical. The pool did not leave a single inch of yard space for pets or children. It's less about the cost of maintenance and more about it just not fitting in the space

    The grand entrance was nice with the pillar.I think the pillar should've stayed and the front doors were heavy and went with the home. I think the doors needed sanding with a new stain finish. The new doors look cheap and don't go with the house at. all. The inside is so beautiful and professionally done. I love it!!! That pool was nasty and took up too much space., glad you tore it out.

    Really nice flip. This lady knows what she’s doing. Most people want to put the nicest finishes and ends up driving the cost to high and personalizing it. Neutral colors and nice finished and fix the major problems. I had a house in San Diego with a pool and even there it was so cold I could barely use it. The cost of maintaining a pool is not worth it. I will never buy a home with a pool again.

    I love this layout. I agree, in the bay it doesn’t make sense to have a pool it’s no where near the same amount of heat we get here in Southern California. You have excellent taste in renovations

    I don't agree with some of the rustic elements (e.g. front door, fireplace, lights) needing to go. If they were in good condition, why not renovate around a rustic look? I don't believe that house flippers should only stick to modern looks.

      Although I understand what you are saying, it doesn't go well with her target buyers. The rustic look isn't for the masses, folks!! She is in the industry to sell the home as quickly as possible, not wait for the buyer who is into the rustic style of home. 😊

      Turned a quality home into a cheap looking "cookie cutter". That door and exterior trim WERE beautiful and unique. However, a phenomenal job on the interior!

    ou made a lot of great decisions with this home, esp the back yard. Getting rid of the pool and having a restful spot to go out to was the best choice. If a family moves in here, they will want space for the kids, and maybe a dog to run around.
    I lived in N, Calif before and it's totally different then living in the Southern part of Cal.
    The kitchen being open is so nice and bright and will be nice to relax in and cook or bake.
    I'll be the neighbors are thrilled that you took this project on, because it would totally change the look of the neighborhood.

    Besides this beautiful flip job you have done, I think it's also shocking to know that a house that disgusting was at a selling price of 1.2 million. Yikes!! Well done!!

      Yup that’s Northern California for ya! My house was bought at 800k in 2007 and now it is worth 2.4 million just due to the market, not much renovation has been done.

      That's the Bay Area for you. Housing prices across the board are insane for what you get. You can get a 1bd/1ba or even a studio apartment for 2.5k/mo. 1-2bd condos and townhouses selling for millions depending on the location. It's really wild. And people have to live so they have to pay it.

    I lived in Yuma, Arizona for three years. It's hot as hades there! The only home we could find that would suit our family well had a stupid pool. As I had several young children, of course safety was the first thing on my mind. We put in a fence before even moving in. The real estate agent told us it would not be expensive to keep up the pool. That was an absolute lie. We put hundreds of dollar every month into that pool and definitely didn't use it enough to make it worth the cost. I would think long and hard before ever buying another home with a pool. It was an absolute money pit. I 1000% support your decision to remove that nasty hole in the ground!

    Amazing job! Ironically, people of Canada would prefer to have a pool, eventhough we can only use it 3 or 4 months, with heatpomps... we canadians would just pay anything for the feeling of summer 🤣 enough said, going to shovel that 20cm of snow that just fell....

    You’re amazingly gorgeous and the after remodel was very nice as well, you always do an great job on all your flips, after viewing any of your vids I’m always super motivated to to work some properties. Your design and finishes you use are always on point! And it is unfortunate about that front door but sold is SOLD! I look forward to the next flip!!!

    The master bedroom sink area leading straight to the bed is throwing me off in a good way. The choices for the split level are graceful and fun. I think the front door color is perfect.
    Shocked it cost 1.2 mill to buy!

    I love your hybrid floor choice, the kitchen, and opening up sight lines to the split level family room. As a designer two things stand out to me as things to alter in the future… clean lines are good but remember your rule of thirds in regards to features such as the fireplace. Originally, the fireplace was designed in a rule of thirds format, the dated aspect was the tired brick. Had you used a stucco to finish the fireplace, using the base shape that was already in place, it would have been more visually in line with all of your other choices. The tile in my opinion was cold and lifeless. “Modern” facades still need to stick to age old design rules. Curves have also been in style for quite awhile now and are no longer something to eradicate but to celebrate. Another size issue is the honeycomb patterned tiles you have used in many flips. They are not the most desirable floor tiles for proper scale using the classic 1 1/2 inch honeycomb which come in sheets are less of a dated trend and will stay in style for a long while. Obviously, in terms of business you are killing it girl! I just thought I would leave some helpful tips design wise for the future.

      I'm a designer too... I don't mind the tiles...I just don't understand why it didn't have a hearth... I guess it's not wood burning. Gas perhaps? Are you getting into Fix and Flips?

      I am not a designer but all the things you mentioned I actually prefer them as they are now. Its a personal choice. Perhaps could make "design sense" but for someone else that might not look nice

    The previous owners must have been hoarders, I’ve never seen a house so dirty where that wasn’t the case. This home is very MidCentury modern and a darker, more dramatic exterior color pallet would have been a smarter choice. Otherwise, excellent job!

      @@billymasoner3735 more like the 60s... I recently bought a split level 1967 model and my decor is a mix of modern, art decor and contemporary. It looks awesome and I get lots of compliments so I definitely agree with your idea. It needs more drama.

    I lived in the Bay Area and you are right we only get a few days of really hot days but still wouldn’t like to maintain a pool just to use it maybe 5 times of the entire year good choice

    I agree about the pool. A pool is like a boat. The best days are when you buy it & sell it. I know everyone in southern California has a pool & here in Texas it's the same, but many people I know sold their house just to get out from the cost of maintaining it. If the people who buy it decide they want a pool someday, they know where to start. This is the first time I've seen your channel. I can't wait to see what else you do!

    Impeccable and beautifully remodel design as all your flips are. You always hit a bulls eye! I'm also in agreement with you on the front door... that's the only thing that's just a bit off colorwise, but something the new owners could easily change if they wanted to. Again, stellar remodel!

    I love how beautiful the house turned out. The pool looked too damaged to be cost effective, and the yard looks really nice. I can understand that the yard would be more desirable in Northern California. Painting the outside the same color on both the brick and stucco, gives it a more uniform look. You can most likely repaint the front doors. My sister had her front door repainted and it looks really nice. Maybe the new owner will replace the front doors with ones with blinds inside of the doors, same with the patio doors.
    Love the safety railing between the kitchen and the den, looks modern, and still gives it an open feeling. Window tinting can help reduce the sun's ultraviolet rays and help protect the interior as well. I like that you put an electric range instead of a gas range.

    I think grey is becoming dated. Try looking at the neighborhood and see what would work well to find a color imo. Everything else is fantastic but I would of put in ceiling fans with lights (some come with remote/bluetooth connection) in every room or even a bluetooth speaker exhaust fans in bathrooms for the tech side of things. I actually like the open concept in this one, usually don't.

      I like your idea, if I'm the buyer I sure will modify it to be a smart home too! But my mom won't like it 😅 that's why I do like how they pick neutral colors bcos each buyer is different and with neutrals, it's gonna be easier to modify and personalize.

      I liked the original color palette of the house. I wish she could refresh/keep the wooden front gate and choose white-neutral-brown color to preserve the charm and meanwhile modernize the space. But I understand that light grey is a safe choice for flipping project.

      @@olivel8858 I agree, giving the house a neutral palette allows for more freedom for buyers to visualize the space. You’re trying to appeal to as many people as possible. Neutral tones don’t get dated.

    I agree with the pool removal. It makes no sense to have a pool especially when kids can drown and they take a lot of money and time to maintain. that gives me more space for a garden

    Thank you for explaning why you decided to remove the pool vs keeping it. It makes total sense that the amount of money you would have spent to repair it, would have not brought the return you are looking for to make it worth the investment. It would be amazing to learn how you analyze these types of investments/returns. I hear bathrooms and kitchens are the places where you should spend the most amount and get the most amount back in returns. Is there a general rule? Should the return always be double the amount you spend? Hope that's not a dumb question. Love your videos. ❤️😍
