    Hi Y’all, this is Alexis’ Mom. She did not live in my basement for free. She had to pay rent and pay her share of utilities. This kid is smart ( she gets it from her Mom) so absorb all you can from her experience. Strive to do your best!

    Damn, she had me until she said she doesn’t renovate the properties. I’m from & live in the D and that is a MAJOR issue, even to this day. Out of state investors coming into our neighborhoods holding properties that need full rehabs asking for 3-4x what they are worth while keeping our neighborhoods blighted. Meanwhile a person like me whose just starting out with limited capital is struggling to find properties that I can buy and fix up within my budget because they driving prices up and not doing a damn thing. Detroit should have made it more difficult for out state investors to purchase our cheap properties.

      HOA rules and regulations. Most places hate HOAs, but they are strict on investors.. I'm from Detroit and an agent in Florida.

    This confirms I'm on the right path in the short-term rental space, I always disclose my exit strategy in rental arbitrage then I take the proceeds and buy a property . I have airbnb & turos. I recently started flipping land purchasing notes. It took me a minute to get into investing. I'm a Broker in NY soon to be Fl and Atlanta.

    Love the information but that speculation in Detroit by out of state investors is holding the city back. Buying a house and letting it stay an eye sore doesn't help. I try to improve the area not speculate for future profit.

    Shes right about condos. Im my condo HOA President and we do not allow Short Term Rentals, mainly AIR BNB, because of all the different people that comes in and out our building.

    I made a big mistake getting an apartment in my name at the beginning of the year not knowing what my income was gonna be looking like. I ended up moving to Dallas and abandoning the apartment, getting a eviction on my credit, the back rent and fees have been sent to a collection agency, and its student housing so half the amount that I owe is excessive cleaning for the other person that was staying in one of the other units of the apartment🤦🏽‍♂️ People at the apartment complex said the old roommate would have to call to take responsibility for all the excessive cleaning but that ain’t gone happen. I needed to hear what they discussed about evictions but damn that just killed me🤦🏽‍♂️ My credit was excellent before all this!! Along with other stuff, I feel like my credit will never get to where it needs to be to establish business credit now.

    I get the whole investing in Detroit, but the sad part is how she’s just hoarding all the homes. At least be willing to sell them to people in the community who can afford the homes. She’s creating a house shortage being greedy

      This comment makes no sense. You have the same 24 hr. Why aren't you buying properties in Detroit? You can literally acquire properties through wholesaling and seller financing. Out of state investors buy because local residents don't want to. I buy all over the country...stop the crab mentality. You're calling it hoarding she's finding opportunities.

      @@SimplyAdiva His comment was coming from a homebuyer perspective, not as an investor. People that live/work in Detroit can’t find quality homes when out of town absentee investors purchase homes and do nothing with them. As a homebuyer why would I purchase a home next to dilapidated houses that investors refuse to rehab or even rent? Buying houses in states you don’t live in just because you have the capital just to let them sit in disrepair is selfish especially in today’s low inventory market.

      @@Passportsandprofits So like I asked again, Why don't people use their own resources collectively or individually and buy their block? When ppl out of state do it we're hoarding and greedy. I have properties all over gary Indiana, new york, Florida and houston when I fix and move on to the next property or I sell all depends on my exit strategy. My point is taking a shot at her does nothing. Either you're part of the problem or the solution. She doesn't need to sell to the ppl of Detroit. You can literally find the owner yourself and make an offer. I don't look for jobs, I'm a full-time entrepreneur. When I left the Army as a single mom, I decided to create my opportunities. See where I'm going? Focus on finding solutions then the opportunities become endless.

      @@SimplyAdiva Your replies are mostly you bragging about yourself which is proving my point about the selfish nature of some investors. You have to step outside your own bubble and realize that not everybody wants to “buy the block” some people just want to find a place to live for their families.
      Buying up dilapidated homes in communities you don’t live in with no intention to repair them or even sell at a massive profit is selfish to the people that actually have to live/work in the community. Purchase the home, repair it, sell it and move on. You keep thinking because you’re a real instate investor that everybody else has to be.

    203k closing cost is high af. Don't leave that part out. Not sure how high the interest is. You also HAVE to live in the house for a year else you commit mortgage fraud.

      203k closing costs is 1% higher than traditional fha closing cost. Small price to pay to get 100% of the rehab money included in your mortgage. Interest rates are extremely low compare to Fannie Mae homestyle or hard money. You gotta get educated on the product before you make these types of comments 🙏🏽
