    Here's another tip. If you get a lead, NEVER send your lead into the wilderness on their own to get pre-approved. Your lead might get "stolen" by a lender's referral. Lenders and realtors are referral partners. As soon as your prospective client gets pre-approved by a mortgage lender, that lender will likely refer your prospect to a realtor. It's sleezy and lots of lenders are not even asking borrowers if they're already working with an agent.

      @@curtisrader957 hey Curtis, your firm/brokerage should more than likely have a lender they primarily work with and recommend. I usually recommend our in-house lender, because I know and trust her completely and ensure my clients can trust her as well. So just get to know your local lender and the lenders in your area, go to coffee together and discuss rates and establish a relationship where there is mutual trust and respect, then you can confidently recommend one of them to your clients should someone ever come to you needing to be pre-approved.     There are tools available to retrieve addresses, emails, phone numbers, names, and even validate these info whether they are active or not. Hope this helps! 😊

    What would be the best way to get into the Divorce lawyer, liquidators, and Pre-foreclosure market? I've seen other videos that promote their coaching schemes. I would like to know if an email approach would work with Divorce lawyers, especially! Because they would seem to me like the ones who would ignore you the most, right? Great Video! Thanks!

    Great video with great ideas. I'm a new agent. The question I have is that my broker doesn't allow us to make cold calls. How do you suggest I reach out to FSBOs and Expireds if I can't call them? Thanks!

      Hey Lydia, do you know why the broker doesn't allow you to make cold calls? Which state are you in?
      Maybe find out more as this is a common practice for real estate agents. But if you really are not able to call on FSBO and Expired leads, you'll have to do more "Attraction marketing" and create content and/or advertisements that appeal to this type of lead to get them to reach out to you. This could include CZcams videos, blog posts, Facebook Ads, Google Ads, etc... Best of luck!

      You'd need to be constantly networking. You can network online via LinkedIn/Social channels. Or join groups that get you exposure to international business people who can refer you business.

    Nothing new here. These are all tried and true ways to generate leads. But make no mistake the hardest part of being a real estate agent is building your client list and keeping your pipeline full. This is where most agents fail because it is not the easiest thing to do. "Industry analysts estimate that somewhere between 75% and 90% of all real estate agents fail within the first five years of starting their real estate career. And everyone agrees that the first year is the hardest."
    If this is your only source of income you are basically increasing your chances of failure. Even under the best of circumstances, you will not make any money for at least 30 days if not longer...but you will have costs for doing business. I talk to so many people who think they will get rich from selling real estate. I was an agent in a large city and there were 12K-14K licensed agents at any given time. Setting yourself apart from the mob is a lot of work. Real Estate can be a great way to make a living, but agents need to be honest about the grind.
    For real estate brokers it is a numbers game. The more agents they can attract the greater the chances they will at least have a few that are going to make them money. The others will fall away as they give up. So for the brokerage the grind is keeping their agent numbers up. If you work for eXp this is especially true. They have a multi-level marketing scheme kind of like Avon, Amway or Mary Kay. The more agents they bring in the more money they can make.

      I agree with most of your points. As far as eXp. It's true that the more agents you bring in the more you can make from revenue share. But less than 5% of agents (out of 86,000) actually participate and take advantage of the revenue share. That's just one aspect of the business model. A way to reward agents helping to grow the company. We sell alot of homes here. In fact, we sell more than any other independent real estate company in the world. Thanks for your comment.

    Zillow get leads from real estate agents and sells them BACK to agents. Do the research. Don't give Zillow your hard earned money.
