LOSING ALL YOUR SAVINGS RIGHT AWAY | Real estate Agent fraudulent action in Pakistan & India

- We will share a story of a person who lost all his savings right away. This is a story of real estate agent fraudulent act with his client or an investor. The person retired from job and had a saving of Rs. 10 million or 1 crore and he thought that he should invest that money and keep himself busy as well. The best area he could think of real estate so he started meeting real estate agents. After analyzing all the deals by real estate agents or property dealers he choose one of the deal offered by one of the real estate agents and was successfully able to close that deal. In the process he was also able to make some money which was approx. Rs. 5 lacs. Now when you start earning after retirement and earn well, the first thing that you do is improve on your lifestyle so he did spend on various lifestyle improving expenses.
The same real estate agent offered him a deal soon after his first deal was closed and offered him that he has a deal where he has a buyer and a seller. The seller is ready to sell the plot in Rs. 8 crore and the buyer is willing to buy the same land in Rs. 10 crore. The property dealer or real estate agent also highlighted that I don't have any money right now otherwise i would have given biyana to the seller and would have bought the land and then sold it to buyer in 10 crore. Real estate agent acted very prudently and didn't allow this person to get into any doubts. He also told the person that whatever profit will be coming, you can keep 70% of the profit and will honestly give me rest of 30%.
This person who had Rs. 10 million fell into this trap of greed as he calculated that he would earn more than double his investment and that too in just 1month. The property dealer guaranteed him that he will close deal in maximum one month. Still the investor wanted some security so he told the real estate agent he wanted to meet both buyer and seller and confirm that the land is in the name of seller. He was made to meet the seller and given the copy of documents and once the client confirmed, the land was in the name of seller. Few days later the property dealer also asked the investor to come to his office and he will make him sit with the buyer but the real estate insisted that you should not argue or discuss anything with the buyer.
In short, the buyer also acted in a way that investor could not judge anything. Once all these things were confirmed, the investor decided to sign biyana with seller and gave him Rs. 1 crore as token money.
The investor now started day dreaming and thought that he will make this money and keep it invested in the business and will get his principal amount out of the business. So, in this way he had thought that his business was established.
Now he was waiting for the deal to mature and he to earn money and one month passed. He then went to property dealer and the property dealer guaranteed him that it is taking a bit more time but the deal would close in next 7-10 days. Those 7-10 days also passed and the investor started to get worried when he went there and checked price of land. When he checked price of land, he came to know that the price of land was Rs. 55 million to Rs. 60 million. This was the time he had known that all his life savings were gone. He went to the property dealer and asked him that he should be given back the money but the property dealer told him that the buyer has backed out and now he had to arrange Rs. 80 million which in any case he would not have been able to arrange.
This was a fraud when was done with a poor person because and all his life savings were looted. He was not able to go to court or police because he had given biyana and the other party would say that he should make full payment and in that case firstly he was not in a position to do so and secondly if he was in a position to do so he would be losing double the amount.
So, this is a new fraud which is being introduced and i highlighted it because you can be safe from it.

Greed: it shows he wanted to make fast money but remember there are no free lunches;
One must work hard and use your intelligence and be patient while making decisions about any deal ,
I will suggest go through a good lawyer and pay some fee and take a good advise it’s worth it .
Property agents/ developers are fraud so you must not trust them .

It's very unfortunate to admit that this real estate business is in hands of uneducated untrained persons mostly. Traditionaly and historicaly family ka jo nikamma bacha tha wo property dealer ban jata tha, wohi bachay aaj Estate Offices k owners hyn. Ye Estate Offices aj k uneducated and school dropouts k liye academies hyn jahan unhen professional training nahi di jati balky they're only trained lie and deceit, they have no professionalism, no morals no worth ethics no remorse. Even more saddening thing is even today no-one in real estate thinks about bringing a revolution in this sector and transform it into a proper professional respectable profession. @@shahrobrajput8868 first of all chose some reliable housing society preferably some govt. owned society. Then do market research and confirm current price from different dealers to finally purchase a plot on total cash and make sure that u pay money and do agreement to a person who is owner himself. Don't pay any amount to dealer except his commission.

Its 100% clear, whether we like it or not, our next generation will never come to Pakistan.
Anyone can occupy our land with any excuse, our children can't afford 50 to 80 years courts cases.
I don't know why we buy properties for our children in Pakistan where Qabza groups are present in every district.
One of my friend who's from Canada, his 4.5 Billion rupees property is occupied by qabza groups.
He uses abusive language about his parents now that they invested in Pakistan.
I have lost my inherited house. And then buy new plot with my 10 years income then scheme was fraud and lost my all money, even I got confirmation letter from LDA about the scheme was approved by the Govt.
@@mfktechno brother even if you get confirmation from Supreme Court, you can't get back your occupied land or property. You can win a dispute. But you can't implement that decision on the ground.
But the problem is, no one understands until he/she loses his/her money.
Even prime minister of Pakistan imran khan couldn't release the illegal occupation of his brother in law's plot, who are you and me???
Every sensible person will avoid to buy property or land in Pakistan.
But again I will say overseas Pakistani will buy lands, because these dealers have very excellent communication skills to trap them.
They like to be frauded.
@@beyondgalaxies3960 totally agree with you you can see story of Nasir Awan on fb he is fighting from last 20 years with complete docments and met with all parliamentarian and Supreme Court to resolve his case and still living on roads with his wife and 5 sons.

Stamp paper etc. 2 saal mai ghar complete hua. We lost so much money and we couldn’t do anything because those people are very strong. Aap ko nahi pata kia kia hota hai yahan.

Never buy a property, you can not own in long term, you can make it short term if you want later.
Avoid new agents, always use full time and local property agents
New agents will die from hunger or end up quitting this profession if people follow your advice 😝

Exactly but sometimes situation traps you in such a way that you have no other option but to go with the most undesirable person, I recently purchased a 1.2 caror property through a bad dealer and lost 4 to 5 lakhs because of clever dealer but at least I have something in my hand
