Villages at Vanden Meadows Unit 1B Neighborhood Meeting - May 11, 2023

BrightSky Residential is proposing to construct 81 single-family dwellings and 81 accessory dwelling units on 81 lots in the Villages at Vanden Meadows Unit 1B subdivision located on Ramsgate Drive.
The Vanden Meadows Specific Plan Project was approved in October 2013 and later amended in 2014, which granted development rights for 780 single-family residential units on approximately 260 acres of land located in the southeast area of Vacaville. Since 2013, approximately 323 homes have been built with 22 homes currently under construction, and 435 lots remaining to be built.
On the remaining 435 lots, the proposed project would construct new house plans on 81 lots. The house plans consist of one (1) single-story model and two (2) two-story models ranging in floor area from 1,298 sq. ft. to 1,770 sq. ft. with architecture depicting farmhouse, traditional, and transitional design themes. Each single-family home would include an attached or detached Accessory Dwelling Unit (ADU) with floor areas ranging from 748 sq. ft. to 974 sq. ft. Exterior building materials consist of stucco and horizontal siding with metal and siding accents and concrete roof tile. Two enclosed parking spaces would be provided for each single-family home with two additional driveway spaces. One enclosed parking space would be provided for each ADU with two additional driveway spaces for guests. Additional guest parking would be provided on the public street.
In addition, the project would merge three (3) lots to create a 0.53-acre site for an approximately 2,500 sq. ft. recreation and leasing building with other outdoor amenities. All residential units would be for-rent units at current market rates.
