    You are 100 percent correct. The points you make are very important. Trust that the agent is competent and works hard to make sure the price is reasonable and the property does not have problems that the price does not reflect. I would never buy a property without a good agent. That person will more than pay for their cost when buying a property. If I were to buy in Sarasota, I would pick you for sure. I am sure you will do well under the new parameters.

    Yes, realtors know lot of numbers because they dwell on it all day. But does it matter? Realtor always want someone to buy or sell regardless of numbers and the market. That's why I'm scared to talk to a realtor because there is always an expectation to buy. Most realtors are also tied to builders and biases. I might just talk to sellers agent and negotiate.

    Buyers have to struggle to come up with enough for a down payment. Now they have to pay another 2.5 - 3%. Buyers will have way less buying power so hope sellers are ready to drop that price.

      I doubt sellers will drop price.

      Sellers will sell at market price. I think buyers going direct without a buyer agent is a mistake.
