      Sadly most of the Parks sit on huge tracts of land on busy streets in prime locations. Walmart, Condos, warehouses and homes are built in those places. A lot of Parks used to sit on the edge of town. Now the City has surrounded the Parks. Sad to say it is inevitable.

    Let’s see here… increase in lot rent and required home ownership. I makes me believe that they may end up selling the park requiring homes to be moved at the owners expense.

      Lori I actually have met the owner of the Tampa Sun Estates. Young guy who went to College, a student of Grant Cardone. Excellent management team, will make the Parks profitable. Guarenting a huge profit once flipped. Most of these Parks in Hillsborough County are in prime locations.

    This is what has been going on throughout the US regarding MHPs . In many cases there is no real justification as to the astronomical amount of rent increase other than basic items that should've been in place from day one.

      Yes, I witnessed what happened in 2018 when I moved to Glendale, AZ. That is why I only rent a mobile home and never buy out the physical structure sitting on the land.

    Our park was recently bought from a group out of Texas and the very first thing they did was Jack our rent and demanding stupid stuff to be done . Like landscaping and painting our trailers . Most own their trailers and can't afford to pay our costly painting and repairs . Class action lawsuit is what I'm seeing .

      @@smokerscough2907 Exactly, we were bought by Dominion group here. They raised my rent over 200 dollar's. I can't afford that on my SSDI. I've been here for about 9 year's. So now once again I'll have to leave everything behind. Gonna pack what I can on my motorcycle and go. Gonna stay at my aunt's place down in Mississippi for maybe a couple months till I can build up enough to cover security deposit and first months rent. I have the feeling it's going to get far worse.     I live in a mobile home community and about all the homes are owned so the owners are only making money off the lot rent. Just greed but at the end of the day, nobody is gonna buy real estate to just break even.

    I live in a mobile home park. I pay lot rent. But it is not a rental property for mobile homes like it is a apartment. Most people buy from the Mobile home Park if they a have a new trailer for sell or a owner is selling. But if you don't have the money it can be financed through a mortgage company such as 21st mortgage.That is how I financed my home until it was completely paid at a high interest rate may I say. Mobile home Park don't own the trailers. They own the property. I guess if you fall behind on your Lot rent they can take your trailer with attorney's that work for them. Good luck to these people.       They have no laws here in Maryland that will allow you to own the property that your home sits on, unfortunately.

      @@godshammgod6852 That is True. Some mobile homes parks you are able to purchase the land also in Florida. That is the way it was set up from the begining of the park. But it's true your best bet is to buy a piece of property and put your mobile on it if that's what you want.

    I payed off my mortgage 20 year loan 99 to 19 every nickel and dime landlord and two for a penny investors wants to buy it from me but them fools don’t realize my house is a investment in meeeeeee I have retired in 21 and it feels good to retire with out a mortgage payment and no credit card debt and no car payment my old mustang GT a 04 and a 14 are running good and strong I will not buy anything unless I absolutely just have to and I have found nearly 3 grand a month to save and I will never sell my house to them fools I went through hell and hot water to get to this point and I will never sell to them jack asses

    It's the same as renting an apartment, even if you own the mobile home. When you don't own the land it's on, the owner can and will sell. This has been going on for years with MHP's across the country. Most of the old parks have a lot of land and as the cities grew, the land became more valuable and can be developed into something more profitable. Any renter, anywhere, can have the rent raised, or the rental property can be sold and once the lease is up, can be forced to move. If you live in an older MHP anywhere, you should plan on having to move at some point in time.

    BUYER BEWARE......So after you buy the mobile home, just remember YOU DO NOT OWN THE LAND IT SITS ON. Therefore they can evict you, raise rent fees, or SALE THE LAND...etc...then if you can't afford the fee hikes, you have to MOVE YOUR MOBILE HOME YOU BOUGHT. MOST INSTANCES, YOU CANT AFFORD., THATS IF ITS IN ANY CONDITION TO BE MOVED. AND YOU HAVE TO FIND A PLACE TO MOVE IT. DONT MEAN TO SOUND SO NEGATIVE, but let's go into this with your eyes open. Be realistic...

    This is a result of electing politicians who put the interest of their corporate donors above their constituents. Rent control laws are the only way to protect residents from corporate greed. Every state is about to be hit with a major homeless crisis if something isn’t done now.

    Yes, The corporation that bought my park 2 years ago passed on water, sewer, and garbage to tenants. Worse than that I lost the Mobile home I owned for 30 years and 3 months to a fire caused by a next-door neighbor. Oh Yeah, and worse I made a complaint to the state dept. of housing 11 months before it happened. The blew me off after the rep. talked to me for an hour and a 1/2. I told her about the dilapidated condition inside and all the extension cords running all over the porch out the back door to power the illegal bedroom on the porch. The obvious outside violation of Title 25 says no awning can be enclosed 100 % or used as a bedroom. So she gave me a complaint # for documentation that has no use and summed it up and said, Well we don't want to make people homeless and I say now, " Well look who's homeless now. Then Park management I talk to 3 different Managers with the same complaints for about a year. Then 5 months before the fire I wrote an email telling one of them all about it and said directly they have fire hazards over there and I'm worried if they catch it on fire I know it will jump to my home and burn me out as I had seen it happen to others. They blew me off. I have the email archived. I spoke to 7 attorneys afterward which blew me off as well because it's not worth enough money. One said, even if I won the corp would never pay it and said they have seminars on how to screw people over. All that proof is doing nothing to hold them accountable. The people I have known for decades wouldn't help with a roof over my head because I figure they just don't care and there is a lot of not caring about others going on. It's worse than this I just can't get it all down here. Those of you who are praying people would you please.

      @@kibblenbits it is hard to get a mobile home insurance. Especially when mobile home passes a certain age. Nearly impossible to get renter's insurance on a mobile home from companies associated with Geico. Excellent Geico customer for 20 years. Former trailer Park resident on and off for 10 years.

    Also retired and on social security/ We bought this manufactured home thinking this would be our home til death do us part. When we first moved in 5 years ago our rent on the land was a little over $200 a month. Park owners sold the park to another management company. We are now paying close to $700 a moth and this does not include water or garbage which is now $30.00 a month. Rumors have it that rent will be going up another $65 by September. So sell and move? To where?? No one will touch the place or any place in this park due to high rent. In addition to the rent that we are paying on property that is theirs they expect any repairs made (cement slabs, non working yard lights, cracked and and/or broken driveways, water lines etc) to be paid by the tenants. A water main broke and stayed that way for three weeks. That's three weeks with no water. Guess who paid for the repairs? The tenants of that park. Those lines belong to the park. Anything in or under the ground is the responsebility of the landlord not the tenants. Research before you buy!!

    I'm in a decent, clean, and safe small 55+ manufactured home park in Florida. There are no amenities, and residents here are fine without them. However, the new owners are clearly predatory and greedy, and the lots rents are rising rapidly, to the point that we're all worried. We own our homes, but may not be able to afford the land they're on ! There are no controls or caps on the amounts they can ask for, and they're taking full advantage of that. Not sure how this will end ...

    The new owners are not going to make major improvements to your mobile homes if they want to tell you to go do you think they going to renovate your mobile homes for an inexpensive price you people are dreaming in that mobile home park the owners are too greedy for that

      Tampa Sun Estates have no problem fixing up your place. Since you are going to pay for it. Every resident there had to pay 3,000 to have vinyl siding put on. When the lighting is installed and the streets are paved, the residents are assessed a fee.

    Tampa sun estates has several other locations 4 within a 5 mile radius including the one I was forced to move out of in February. this is what this corporation or invester or owner whatever you want to call him is doing. they are absolute con artist.
    they are going into these parks that are full of people who are on fixed incomes, SSI, or simply can not afford anywhere else to live and buy the park. then they send out a letter informing you that you either have to buy or leave. then offered the home you are living in at an outrageous price mostly 10x what the home is worth plus if you do buy you are never getting out of debt because then they are charging you astronomical lot rent of $895 a month the same as your rent if you were aloud to rent and we're able to afford the increase. most of these trailers are old, termite infested, mold infested, and breaking apart litterly. ( I could see the outside ground from a split in my wall/floor conjunction). that is why I was only pay 675 a month plus my own utilities. but what they are doing is having you buy them but not give you a title and when you can't afford the lot rent, they evict you then do the same scheme to someone else using that same trailer over and over again. they make the asking price of the sale, then maybe a few months of lot rent then any financial emergency that strikes the tenant 95% of the time will be the the down fall of never catching back up. therefore losing the home they (think) they own and forced out so the next scheme can begin. myself and so many others like me living one paycheck behind or more are stuck in this hostage situation because there is no available affordable housing and law makers aren't doing a single thing about these crooks. and it's happening all over the country. but this particular investor is getting away with so much illegal activity or just fine enough under the radar for using the loopholes that no one seems to be discovering and fixing. what happens when everybody who is poor or low income stops working because there's no point if you can't afford a roof over your head. how can you work towards the American dream when it's unattainable????

      There is actually a course at Mobile Home University ran by a scumbag on this very subject, check out John Oliver's show on Mobile Homes... I have already successfully sued 2 parks myself for lease violations, rent increases, etc. Most of the big corps have no idea about state-specific laws. Renting in a mobile home park is not the same as renting anywhere else in most cases.

    It is getting pretty hard here at North County village here in Thorton colo 80229 because our lot payment keeps going up. Every January it goes up. I love my mobil home but it's getting pretty scary. 😢 people on a fixed budget are worried they ain't going to be able to afford it. What we call home isn't going to be our home they are forcing alot of people out that can't afford it. And where do they go in the streets where all the eather homeless people go. Owners have a heart for people make there living more comfortable don't streets them out buy keep raising their lot payments

    Welcome welcome to my world. I have actually lived in 2 mobile home parks bought by Tampa Sun Estates. The first one old Mason's on Florida was given a 3 month notice. Since I didn't have a lease left a month later. Even though I really cleaned the place and everything was in working order, I have never received my deposit. How clean you may ask? So clean that the new manager moved in until the unit sold for around 10 grand. Found a small place on Nebraska called Lazy Acres. Tampa Sun Estates bought that one too. Given a 6 week notice to vacate. And the manager demanded rent. Since I all ready paid, I texted him a receipt. Was going to lawyer up, but at 400 dollars an hour decided to move on. Some of the people did and leases were honored. Have a video on my channel trailer for 1100 a month. These people have to be paying the City and County off though. Code enforcement would have a field day. Code enforcement were pretty strict at Mason's for the few years that I lived there.

    We live in a shitty ran mobile home park and we're tired of there greed, and crooked operations they operate. do not move to park view mobile home in Tulsa ok off 56 n lewis . Management has lied to tenants about everything and they lied to potential renters

    Oh yes I went threw the same thing with are old land lord sold the park didn't even give tents heads up then holy hell broke open with the new land lord wanted the tents to get three hundred and fifty thousand home owners insurance on the trailers and the new land lord wanted to be the beneficiary of it a lot of the place where old couldn't get that home owner insurance 2 eve one that had 20 pound dogs out the people have to get rid of them but the owners of the dogs said f you 3 some of the lots had fenced in yard that was a plus in these shit hole park but when new land lord took over they told tents you have to take down the fences f you the new land lord wants them down then they could take them down they wouldn't do a dam thing to help out the homeless cats nothing raised the rent and water bill and pet free the ones that were able to keep the dogs only small ones the lady was right in these vote the title to trailers theirs little to none that's why if you Owen you're trailer you can flip it with out getting a lawyer involved I feel bad for these people in these park it's not fun and trying to get back my security deposit was a night mare had to fight with these new land lord the only thing that was on my side was when the new land lord bought these trailer park he didn't change the name so that means you bought the places you bought the debt god bless these people in these park stay safe and keep fighting these ass hole new land lord

    I feel so sorry for these people this is quite a common story and it has happened many times over time's over I hope that they that they get the help they nhelp they mean and people live in trailers for a reason it is cheap and inexpensive living and I don't understand why these people out here who all these trailer parks do not understand that they want to kick up the prices and make it so hard to live in these trailers that I'm usually there's that and these trailer parks that you can't live in that What part of cheap and inexpensive do they not understand

    going to have to go west. florida has high land taxes and insurance is through the roof. there is little land that can be developed too. many new people are moving there that can afford the higher rent and can buy homes. got to go west

      It costs between 2k to 5k to move your mobile home. If you add that plus the new rental deposits and such, it is very difficult for them. So don't make stupid comments like that. If you think you can afford it then donate your cash to them.

      Some can't be moved. You are only allowed to move it once I believe. And if it's too old, you may find no one will move it.

    Ok when did people forget what mobile home means, they are mobile homes ability to move from one spot to another. So really thinking they must always be fixed on someone's land for forever is silly
