    home values are actually depreciating a lot in dallas, it is very slow to sell a home now, and not many foot traffic even during open houses, no where near the 2022 levels. I am buying and just got my home offer accepted, listing started at 830K, went down and down over 4 months and I closed at 720K with seller paying some items on top of that. Buyer bought it for 800K so he lost big time. Most listings I see will eventually have reductions and you can negotiate hard if ur a buyer. During 2022 when I try to buy it was unheard of, I offer 10-15% over asking with no contingencies and i wasn't even close to the final sale price. open houses in 2022 was like lining up at disney land or finding parking at costco.

      The statistics are directly from the Multiple Listing Service which is the database that contains all of the listing and Sold data.
      The company that compiles the data into these reports is called Real Market Reports.
      They pull the data every 30 days and put together this report.
      The reports are excellent and provide accurate information about how the market is doing.

      @@fearless189Such a stupid inaccurate comment. None of this data is opinion. These numbers are pulled directly from the MLS every 30 days.
      Just because the facts and numbers do not support your narrative doesn’t mean I made them up.
      Be a better person.

      @@fearless189​​⁠ you are the only person that is making anything up. I am sharing the actual facts and data that are compiled from the MLS every 30 days. None of the numbers are my personal opinion. They are actual sales data and listing data. You may not like the reality of the true numbers because it doesn’t fit some narrative that you’re trying to promote. That doesn’t make it all right for you to falsely accuse me of creating fake numbers to push real estate sales. I would not have been able to sustain a 20+ year career by being the type of realtor you’re suggesting.
