  • This was a very trying day, and a battle that I truly must say is pivotal toward the way people will treat real estate rental transactions in the future. The tenant angle is to scream foul play at the exorbitant amount of fees that are needed to move in an already overpriced apartment that might have several drawbacks upon entering. Bad actors in the real estate world using "bait and switch" tactic from No Fee to Fee advertisements that was testified to blanket every agent as a culprit or complicit. Most of the real estate professionals I know or have encountered, play by the rules, and do their best to empower both tenants and landlords. The fiduciary duties stay top of mind. I personally think this fight is with corporate landlords that have "wholesaled" thousands of units, hiked costs, and made it virtually a needle in a haystack to get through to get to a reasonable market price reflective of city's economic reality, especially for working poor. The average income of regular New Yorkers is $51,000 on the low side and $75,000 on the high side. The reality is that it's actually way lower than $51,000, and one still has to have 40 times the rent plus 700 plus credit score.
    On the other side, landlords are flustered. Anyway, they turn they are unable to get a break from increasing operating expenses, competition in the market from corporate landlords, careless and reckless bad actor as tenants that mess it up for everyone and the plight of being homeowners and having a business at the same time. There is also tons of red tape that can be daunting and downright confusing. This will be an ongoing tug of war because the ones that ignited the fires have already escaped with their fortunes. The narratives are set, and the village folk are angry, frustrated, disappointed, and just want to resolve. What's being missed is that the hard-working real estate professionals that are being accused of just pushing open a door and snatching a wallet out of a struggling mother's hand or "fleecing" some some well to do family for a $10,000 commission check are actually part of the common folk. They answer calls in the middle of the night of both the "prospecting" tenant and landlord. They go out on a cold rainy Sunday, away from their family event, to show an apartment that might be substandard to the landlord renting it out and the tenant who just wants to see it. The broker fee may be the only check for a while in a long while or a first check toward trading in that server job for fixing their credit for a brighter future. There are bad actors and great performers on both ends. I don't have the answers. I'm relatively new, but as a lifelong New Yorker who truly loves the city, if we don't understand that we have more in common than we do differences, a bubble will burst, and it will be virtually impossible to live here.
