I love the sounds of that babbling brook...and would feel so at peace hearing that soul soothing music.
If this were mine: l would love to situate a little "Tiny home" right there for myself... let guests stay at the larger cabin.
Loons are so calming to listen to drinking that 3rd cup of coffee at day break.
I'd need more than loons after 3 cups, lol

They are pretty verbal and sometimes in the middle of the night... early morning... it is sad and beautiful and haunting in a good way. We are very protective of the loons on Drews Lake @larryJoy !

The drilled well with Bison hand pump is yours to use but located just before the Winter RD entrance. You could dig or drill a well or trot over to the brook... more than one on this property. I probably would need to work around any limitations on a woodlot like this for the sake of a source of heating and cooking with wood.
I’m looking for the balance between being able to be fully off grid and able to harvest wood, while also having the ability for a small garden and a few chickens.
I don’t have equipment for anything strictly farmland as most are sprawling and beautiful but I cannot take advantage of a space that vast, and definitely need plenty of wood for heating and cooking.
If you find anything in this price range without restrictions and a simple clearing, and some decent wood (doesn’t need to be quality old growth as it’s not for lumber) that would be amazing. Even better if there was something like a creek on site.
Do you think this one would get any neighbors that would have issues with a few chickens that far out?
