I'm new to land flipping I drive by many vacant lots in an area in NY where there are lots of business along that strip and residential in the surrounding areas. I'm guessing that is half of the equation solved for me, correct. The first step is finding the buyers for those lots and playing middleman, correct? Do you a sample contract you share with your following?

And she will except any reasonable offer

Convert the excel list to a csv file and send it in to your skip tracing service. As far as finding out what’s a great deal, you can run comps for infill lots a lot of the times, for larger land some people do it by sq ft and compare it to a larger piece of land that sold in the city or are by sq ft. Also some people look at the houses in the area and do 10 to 20 percent of what the new build or highest valued houses go for. I wouldn’t do it that way but I’ve heard of people doing that. It really all comes down to What your buyer will pay for a lot.
As long as you have a contract and legit leads, the buyer wont ask alot of questions??? I'm curious about buyers and their attitude about a first timer.
