    Hello from Toronto. Great video and analysis. I love the way how you explain a project. It’s very logical, evidence based and thorough. I also love how you show the actual prices , layouts from project Brochures which gives it authenticity.       Yes indeed the market is hot ! But I still believe that not everything is worth buying too !! Many of these impulsive purchases will end up as losses ! It’s really important to understand your requirements & financials before committing to anything. Trade with caution and over ambition can be bad ! However this is a good opportunity 🙏🏻

    If you invest same amount and buy three studios, or one town house at valley. Which will be 18:03 high producing ROI?

      I don’t believe in anything that is not capable of making capital appreciation !! Properties with scope of huge appreciation also makes good ROIs besides that studios are difficult to resell specially with a premium hence townhouses any given day against studios !!

    Good Explanation - I got one at Nima - 3 bedroom Canna type 1 , facing community garden @ 2.3 Mil with partial pond view ... do u think its good deal ?

      It totally depends on the utility of the product. Bua is smaller in cana than cedar !

      @@rizz31 since you have already bought it, congratulations first of all 😀 ! As I said it totally depends on Utility of the property as well as the motive to buy. In a waterfront community, balcony will always have more demand compare to internal area. And if you bought it as investment probably full view and balcony would have more chances of appreciation. But overall its a good buy.

Couple of questions: 1) Given the final phase of Ranches 3 has been launched, do you see further scope of appreciation in future (next 8-10 years)? 2) Are there any upcoming Townhouse/ Villa recommendations in Rashid Marina area (Emaar ideally).       Thank you so much for the appreciation ✌🏻. To answer your questions.
      1. The last phase of townhouses will also see good appreciation given that when that phase will be delivered, we have all the amenities & most likely a metro operational ! All the entry and exits will be open too, and the ease of living in ranches 3 will be at the best. And comparable properties will be old, specially clusters like sun,joy,springs will be considered as old properties, hence these last few phases will definitely trade well.
      2. I doubt there will be any townhouses/villas will be built in rashid marina, even in emaar beachfront we don’t have such options. Developer might build podium villas but a townhouse/villa gated community is highly unlikely.

      Only good for those who are looking to invest to save on rents !! Like they don’t want to pay rents and want to own a property. Not much scope in capital appreciation or huge ROI !!
