    Hi Stephanie, you can get the parts of a system separately or an entire off grid system as a unit and you generally can get by with a 500-1000 watt system for off grid use if you are using propane for heating and cooking. There is a worksheet for sizing your system in the ebook that should help. It really depends on your needs and your budget.

    I always recommend contacting the county to get the codes and any other building restrictions for any land and visiting the land first. Listings are just the minimum and you need more info before buying. See what you need for water and sewer in the area.

    Thank you so much for such a great video series, it's exactly what I needed. Your approach on homesteading is exactly what I in envisioned when I decided to make this my plan. I'm currently 20y/o, and in college, but it's all to work towards my goal of owning my own property, building my own home, and cutting down my dependency one notch at a time. I highly appreciate you and your videos, as you've unknowingly have acted as such a great mentor. I have much more to learn though, so keep it up!

    Make a list of everything you want in a perfect property and then check the auction websites and real estate listings everyday. Great properties come on every day and are sell fast so you have to check every day and know what you want and avoid everything else. You will find it!

    you're absolutely correct about the warranty deeds....but....theres a couple different kinds. you'll want a general over a special warranty deed as it offers the buyer more protection. Also, you forgot to mention title insurance. That's very important as well, as you'll want to know title is free and clear of debts....any kind of debts. Many times the seller will provide that for the buyer as a "Good faith" gesture...at least in the West. Great 2 videos. I've been researching buying my homesteading land for almost a year now, and I'm glad to say that I've covered the bases you talked about. I'm about to offer on it so wish me luck...

    Finally someone with common sense......sad to say most won't do most of what you said......I have been looking for just over a year and have one golden rule "ALWAYS READ THE FINE PRINT".....It has saved my wallet more than once....keep up the good work.

    Yup people need to know that real estate agents work for the seller and can tell you anything. Always visit the property and get anything they promise in writing.

    Tax sales in many states and in most cases all liens are extinguished at the tax sale. The typical lien that is not extinguished are county or municipal liens, and in some cases HOA liens. Mortgages are usually fully extinguished since the bank was notified with in 60 days of the tax sale and they had an opportunity to step in and buy the property to protect their interest. Each state has published the laws regarding their process for tax sale, and they list what liens survive the sale, so be sure to look at that information before buying the property. If the property is advertised for sale in advance of the auction, due some research before bidding and visit the property before bidding.

    I searched several counties, called one that we were interested in and asked if they allowed composting toilet systems. To my surprise they answered, "Sure, several of our residents have them". You never know unless you ask and as Lamar says, "...do your due diligence". We purchased unrestricted property there and are very happy with the lower taxes. Restrictions are typically for investors and are NOT homesteader friendly. They are usually too tight or nothing at all (no in-between), so better for the serious homesteader to have nothing at all.

      Thanks- yes more rural counties are wanting homesteaders to build up their tax base and will work with you. Look for "approved alternative systems" in the codes and that usually means composting toilets and gray water systems are allowed. That saves a lot on a septic system. You may have to educate the county people to the system you want to use.

    Don't rush into a sale just because it is cheap. Go online and research the area and contact the county and visit the area first Those properties in that same area will show up all the time. Contact the seller and they may have other lots in the same area.

    A mobile home has to have a tag that approves it for residential living. Always check with the county because they make the final decision and some will work with you.

    I know that feeling. I missed out on many great parcels due to my hesitation. When I found the land I bought, the main selling points I liked was the paved road a few hundred feet away, with a gravel road to my lots, and electric lines running in front of my lots. That was a miracle, in my mind.
    By the way, I got in contact with my "next door" neighbor there. He said that it's safe enough there that he only locks his house when he's going out of town. BTW, "next door" is two miles away......

    I am pretty sure the easement is counted from the middle of the road so half of that road is on your property easement and your driveway on the easement. In the city the sidewalk is on the easement and is considered public property.

    It all depends on the county and some will only let you stay for a short time on Rec property. If you plan on building later get property zoned multi-use or Residential.

    Yes. Watched both vids. Learned and refreshed on the deeds. BUT! The BEST lesson that I learned here was to get my head out of the "excitement" cloud and finish getting my homework done. Still have a year before I purchase. And the book. Will definitely purchase when possible. Thanks.

    Terrific video. You always have great advice. A couple of things I would recommend be done when looking for property is to check if the property has wetlands and if it is in a flood zone. Wetlands especially could limit how you use your property. There are websites that lets you look this up just by inputting the property’s address. Again, great video! Thanks for posting this.

    I just found your website and just watched a couple of your CZcams videos on buying land. I presently live in South Florida. My partner and I are considering Ocala, Florida in a year or so, when she retires on Social Security. I am already retired, and on Social Security. We are really frugal folks, and we would love to have a one acre property, to grow fruits and vegetables, and also chickens. Your site is very, very interesting, and I will definitely continue to read more about what you have on it, including your videos. You sound like a very sincere person Lamar! You know that one cannot be too careful these days.

    I have some land near Show low in Navajo county. I am pretty sure that is mixed use and can be used for residential but I would call the county and make sure.

    I'll keep my eyes peeled for something you may like. Other selling points I liked about my land's location is the zero restrictions on home size, no time restrictions on building, public water wells (for those who choose water storage instead of drilling a well) and the very sparse population.
    My land is located South of Montello, Nevada, in Pilot Valley, almost in the dead center of the valley.
    You may not believe this, but the Elko county bureaucrats are friendly and helpful.

    Thank you so much for the valuable information found in this video series. There are many tiny house owners (houses on wheels) who are finding it hard to acquire land that they can legally park there small homes on. If I'm not wrong, recreational properties may work well for them. However, as you have stated, residential affords more options for those who may want to enlarge on their experience of tiny and sustainable living. I have your book and found it extremely valuable.

    Hi, Lamar. No, I'm not selling land. I was offering info about the website where I found my land.
    The website is Land And Farm dot com, and it has land listings in all 50 states. That website allows only reputable Real Estate companies to advertise there. The agent I dealt with was very easy to deal with (not pushy) and I was stunned at how easy the entire process was to make the buy. I highly recommend that site.
