    As someone who lives in Texas. A couple of things to consider. 1- the big tall windows in the family room are going to kill you in summer in terms of sun exposure and heat. Don't do it! 2- if you have never owned a home with a loft space DON'T DO IT! You have extra space, there is no sound barrier. You will hear everything going on upstairs. Making that extra space useless. 3- HOA fees are going to kill you for these types of neighborhoods, couple that with Texas high property taxes, you're going to pay a lot of money! Just my opinion

      1) tint the windows- n2) buy a one story 3) live in a neighborhood w/ no HOA and see how some of your neighbors trash their home bringing down everyone's property value-HOA's can be a good thing. 3) Houston property taxes arent bad compared to other parts of texas that dont have shit to show for it. There are plenty of parks, good school and things to do.

      High property taxes? In Douglas County Nebraska we are paying 7.5%. What you have down there sounds great!

    I lived in Webster and League City 20-30 years ago. It was a nice are back then, and with the recent growth, it looks to be an even much nicer area now. My job is moving to that area, so I may be going back too. That $500k home looks to be about my speed.

    Great work guys!! Videos are super-informative! Question - are there no new/recent constructions with basements in your area? I'd be really interested in seeing more homes with next-gen and with basements if there are any.. Thanks - keep up the good work!       Hi ! I just moved to Houston and was told the ground is too soft here for basements so they’re an extremely rare find !

      We don't have basements in Houston because of flooding. Even in the no flood areas the clay soil absorbs water so the basement would always be wet.

    Have just started looking at the Houston area. Looking at all the areas that you are showing us specially in the southern part of that you were talking about. Like this community as a lot of good things to offer and looks amazing. Is there any restrictions and the community to add like a Tesla solar roof.

    Vou morar no Lago Mar. Lugar sensacional, estive no ano passado neste local. A área de lazer é coisa de cinema.Existe uma praia artificial com bar, restaurante e shows nos finais de semana. Tenho amigos morando aí e nos próximos dias meu filho receberá a sua casa.

    Last Edit: Seriously, it's a no brainer.
    I bought a home here 2 years ago(some people maybe more) and my train of thought is, live in it for 5-10 years (watch it grow from the ground up). We have access to see the "Master Community Plan" sheet as an Homeowner here.
    This property I bought for under 350k will easily sell for 450-500k in 10 years when it's finally fully built out.
    They're about 50% done with building. This "last" 50% of the building is a couple more neighborhood sections in the "back" of the community (some of these will be by the new Elementary school going in), they're already a new townhouse community in front of the Bar and Grill at the Lagoon.
    They're also plotted lands that are being prepped currently for retail stores/hotels/etc.
    I expect to get A LOT of equity out of my property when I'm done with it. Anywhere from 50-100% by time I decide to sell the home. I'd tell you, get in while you can, houses go up fast (2-4 months) and get under contract nearly immediately.
    If you're a 1st time homebuyer(or 2nd or 3rd w/e) you definitely need to buy one here if you can afford it.
    I can guarantee you that you won't lose money on these homes if you decide to sell them later down the road.
    I will say you WILL need to keep up with your lawn and yardwork every 2 weeks at least and constantly be pulling out weeds.

    Are those home prices including the land it sits on? How high are the property taxes there? I've heard as high as 3.45%. Is that 3.45% of the purchase price? If so how do people afford that???

    The first problem is living in the Houstom area where the wages are low. Prepare for the high AC bills and shady grid.
    All of that house because you have 9 month summers.

      yup thats everywhere here in houston though. but it builds super nice schools and i got kids so that is important. governor Abbot is a bout to pass a bill to lower them substantially though hopefully

      Ok I visited Houston last week everyone there complains about that humidity I didn’t think it was that bad. The reason I wont move there after visiting are #1 the roadways, there is zero police presence people cut other off every 10 seconds exiting by cutting over 3 lanes at a time without even looking. So many new cars driving around with dented fenders wonder why? Overall experience people were rude to my son and I never visiting this gross city again.

    I keep only hearing one side of the story with your videos. Also, your thumbnail photo is INCREDIBLY misleading - those homes were sold 2 years ago with 2 over $500k and 1 at $600k. They would easily be in the $700’s today. “Give a Like to all the veterans”??? Come on guys👎🏽
