    I have loved watching all your videos during my search for a home as a first home buyer. They have been so informative. My partner and I are 25 and have secured a contract for a home after two months of going to inspections every weekend and being out-offered. We secured it by getting in before it went on the market (it was advertised on the agent's Facebook page yet to be listed). We inspected it within 24 hours of contacting the agent and had an offer down in writing which got accepted. Just wanted to get my success story out there so others can stay positive!     Just yesterday, while I was bidding for a 1.4 M property a guy standing beside me remarked that I would've been able to buy the house for less than 500K in 2006. I just turned to him and replied that in 2006 I was still a student and did not have money in my pocket for the return bus fare!
    Time is more valuable than money. Anyone trading stocks will tell you that sometimes even a second costs more than a million dollars...

    In the current market, pretty much all houses advertised are selling at auction. As offers made at auction are unconditional, should discussions with your broker regarding setting up a shorter finance clause be had given that negotiating a finance date with the vendor is not possible? As a first home buyer, I'm not too keen on going to auction so will be looking to put pre-auction bids in but I believe these are generally unconditional as well...

      Thanks Faouzi, it's definitely a challenge and difficult when competing with investors/buyers agents/second home buyers who might be waiving their finance clause to win the property. We have seen a number of clients get piped a the post by someone else willing to waive finance. It's definitely wise to cut down your finance clause from the standard of 14 days to 7 days or less. Would be wise to work with your broker on this and find out what sharp terms you can work with to secure a property. All the best with the search and thanks for watching!

    Question
    Iam looking at flipping a house after purchase in 6 to 8 months. Estimated profit 60k. What is the cost percentage of capital gains and or tax.
